Dear Ms. Goch:
We have reviewed the subject plans, and determined that they substantially comply with
the approval and conditions as specified under Site Development Permit 2004-819.
However, please address the following corrections:
1. Certain construction notes do not apply from sheet to sheet, and should be
corrected to reflect only those improvements on that sheet.
2. Provide written confirmation of approval of civil improvement plans for this project
by the Public Works Department.
3. The wood lattice screen (Detail E) may only extend to 8 feet in height at the
portable restroom. In other locations where this detail may be used, height is limited
to 6 feet above finish grade.
4. The model landscape plans approved under SDP 2004-819 incorporate vines and
groundcovers not shown on these plans. Please verify If these landscape
improvements are to be deleted.
5. Provide revised plans, approved by CVWD, which reflect these revisions for final
CDD approval and inclusion in the project file. All landscape plan sets shall be
amended to include this revised plan sheet.

The Community Development Department has reviewed your request for a model home
complex on Lots 1, 2, and 3 of Tract 31202-2 and 31202-2, located at the southwest
corner of Avenue 52 and Monroe Street. Our Department has approved your request
subject to the exhibits on file and the following Conditions:
Prior to use of the model home complex, a cash deposit in the amount of
$1,000.00 shall be posted with the Community Development Department to
insure the removal of the improvements once the permit has expired or the
use terminated as required by the City Council Ordinance #361. The deposit
will be refunded when all model home improvements have been removed.
2. If a building permit is required, contact the Building and Safety Department at
(760) 777-7012 for permit requirements.
3. Provide restroom facilities in the office to accommodate personnel.
4. Mounted on the exterior of the office shall be a written notice providing
emergency personnel your 24-hour emergency phone number they can call in
case problems arise that need your prompt attention (i.e., minimum 1" high
letters).
5. Install one 2A10BC fire extinguisher inside the office.
6. The model home complex shall be permitted to remain until December 2,
2006, unless a time extension is applied for and granted by this Department.
The Community Development Director may extend the permit for a set time
period if needed. No fee is charged to extend this permit.
7. At the time the model home complex. improvements are removed, the garage
space on Lot 1 shall remain a garage and not be converted to living space,
due to setback restrictions.
8. The applicant/property owner agrees to defend, indemnify, and hold. harmless
the City of La Quinta (the "City"), it's agents, officers and employees from any
claim, or litigation arising out of the City's approval of this project. This
indemnification shall include any award toward attorney's fees. The City of La
Quinta shall have the right to select its defense counsel in its sole discretion.
The City may elect to add Conditions to this application request to mitigate any
problems that arise not previously addressed herein.
This decision may be appealed to the Planning Commission by anyone provided they
submit the necessary paperwork and filing fee of $175.00 to this office within 15 days of
approval of this permit.

Lennar Homes recently purchased Quail Run TR 31202-1, 31202-2 located at Monroe
and.Avenue 52 from Ehline Co. After reviewing the model landscape plans, we would
like to make revisions to them. Each of the three plans models a pool. Lennar is of the
opinion that not every potential homebuyer in the desert desires to have a pool. We
would like to model other options for homebuyers.
Plan one models a pool, a fire pit and a fountain. We would eliminate the fire pit. Plan
two models a pool and a spa. We would like to eliminate both, and add a BBQ. Plan
three models a pool and a fountain. We would like to eliminate the pool. We will restrict .
the use of turf as much as possible.

noting there is a balance in a specific fund; i.e., MUP 2006-734, you
will have to check with her on amount, etc. – she will need the
Customer ID No. and Project Code from the Invoice

signed by the applicant – with the application number noted.

When verified, prepared a Demand/Check Request, noting this is a
"Refund of Model Home Deposit for MUP XXXX-XXX, deposited to
101-0000-228.10-00 (This is the GL Account No.) on XX/XX/XXXX.
In checking with Building & Safety, all models have been finalled and
/ funds are eligible for refund. Appropriate documentation is attached."

Thank you for your help on the phone today. Here is the information we discussed:
The Lennar Quail Run Development applied for a Minor Use Permit (2005-715) for a model home complex and
was required to make a cash deposit in the amount of $1,000.
The deposit was to be refunded upon the conversion, and subsequent occupancy, of the model homes.
I have attached copies of the Certificates of Occupancy showing the homes have been converted; along with a
copy of the original check and receipt for the deposit.

actually issued this check, 2) who should receive the refund, and 3) where it should be sent.

Thank you for your help on the phone today. Here is the information we discussed:
The Lennar Quail Run Development applied for a Minor Use Permit (2005-715) for a model home complex and
was required to make a cash deposit in the amount of $1,000.
The deposit was to be refunded upon the conversion, and subsequent occupancy, of the model homes.
I have attached copies of the Certificates of Occupancy showing the homes have been converted; along with a
copy of the original check and receipt for the deposit.

I'll need to know if these homes were converted from model homes and given final C of O's.
