SUBJECT: MINOR USE PERMIT 2005-727 EXTENSION 1
TEMPORARY CLUBHOUSE FACILITIES; MADISON CLUB
Dear Mr. Prevost:
The Planning Department has reviewed and approved your extension request for
the temporary clubhouse facilities located on Menwether Way within the Madison
Club, subject to the exhibits on file and the following Conditions of Approval:
1. The applicant/property owner agrees to defend, indemnify, and hold
harmless the City of La Quinta (the "City"), it's agents, officers and
employees from any claim, or litigation arising out of the City's approval
of this project. This indemnification shall include any award toward
attorney's fees.
The City of La Quinta shall have the right to select its defense counsel in
its sole discretion. The City of La Quinta shall promptly notify the
applicant of any claim, action, or proceeding and shall cooperate fully in
the defense.
2. The applicant shall comply with all provisions of the La Quinta Municipal
Code (LQMC).
3. The temporary clubhouse facilities shall remain installed for no more than
30 days from the date of this approval. No extension of time shall be
granted.
4. Use of the tents shall be for display purposes only. No other use may
occur within the structures, including material storage and construction
activity.
5. The facilities' location shall not deviate from the portion of the site
identified in the submitted site plan. Adjacent fire lane access shall remain
unrestricted at all times.
6. All temporary outdoor lighting shall comply with. Section 9.100.150 of
the Zoning Ordinance. The use of spotlights, searchlights, or other such
aerial illumination devices is prohibited, as per City Ordinance.
7. Roadways/traffic aisles to structures and activities in and around the
tents shall be maintained accessible to emergency vehicles at all times.
Approval of, this Minor Use Permit application will not result in conditions
detrimental to public health, safety and general welfare, nor injurious to or
incompatible with other properties and uses in the vicinity.
The City may elect to add Conditions to this application request to mitigate any
problems that arise not previously addressed herein.
This decision may be appealed to the Planning Commission by anyone provided
they submit the necessary paperwork and filing fee of $175.00 to this office within
15 days of approval of this permit.

Pursuant to ye, --r request, please find attached the MUP for the Temporary Clubhouse and the
reason for requesting a time extension to delay the removal of the facility.
Ideally, I would prefer we sell the tent structures to a buyer prior to the removal of the structures.
With the structures standing, a potential buyer can walk through the spaces and gain a better
understanding of the buildings. It is harder to sell a product when a buyer can see the product as
a whop.
As conditions for allowing the tent structures to remain up until September, 30, 2010 1 will assure
the following:
• No use. of the structures will occur for the duration until removed.
• No stc�age of an;, kind will be permitted within the structures.
• The HVAC systeir, will be shut off.
With these conditions in place, I am requesting the Minor Use Permit be granted and the time
extension to delay the removal of the tent structures until September 30, 2010.

TEMPORARY CLUBHOUSE FACILITIES; MADISON CLUB
Dear Ms. Zamorez:
The Community Development Department has approved your request to install
temporary tent structures on Meriwether Way in The Madison Club, pursuant to LQMC
Section 9.100.140 (Temporary Outdoor Events).
This approval authorizes you to install the tents pursuant to the application on file as
MUP 2005-727, and in compliance with all conditions of this letter; however, please be
aware that this approval only constitutes an allowance of tent -use. As the applicant, it is
your responsibility to obtain any permits as may be required below in order to physically
set up the tents. Of course, any requirements listed herein, which you may have already
complied with to date, will be considered complied with
FINDINGS:
1. The public roadways surrounding the facilities are capable of handling the
anticipated traffic volumes to be generated. No significant effects are
anticipated which would be detrimental to the health, safety and public
welfare of the community, with implementation of the required conditions of
approval.
2. These clubhouse facilities are categorically exempt from environmental
review under the California Environmental Quality Act (CEQA), under CEQA
Guidelines, Section 15304(e).
3. Facilities, either existing or temporary, such as parking, restrooms, security,
lighting, seating, and fire protection, etc., will be provided to accommodate
staff, visitors, and employees.
4. The required conditions will ensure that tenants and residents within the
surrounding area will not be adversely affected by this event.
CONDITIONS:
1. By installing these tents, the applicant agrees to indemnify, defend and hold
harmless the City of La Quinta, its agents, officers, and employees from any
claim, action, or proceeding to attack, set -,aside, void, or annul the approval of
this Minor Use Permit.
The City of La Quinta shall have the right to select its 'defense counsel at its
sole discretion. The City of La Quinta shall promptly notify the applicant of any
claim, action, or proceeding and shall cooperate fully in the defense.
2. The applicant shall comply with all provisions_ of the La Quinta Municipal Code
(LQMC).
3. Permits for the tents shall be obtained prior to installation. Prior to set-up,
please contact the La Quinta Building & Safety Department and Riverside
County Fire Safety at (760)863-8886 for any additional requirements of the
Fire Marshal. Fire lanes shall be established and/or maintained during the
event.
4. Portable generators shall be shielded to prevent accidental contact with
guests. Extension cords shall be ground -secured to prevent tripping. Any
lighting shall be directed away from surrounding residential properties. No
spot or searchlights are permitted.
5. Obtain a building permit for temporary electric service and any other required
items (e.g. bleachers, trailers, portable generators, etc.). Contact the Building
and Safety Department at 760-777-7012 for permit requirements.
6. All temporary electrical wiring shall be secured to prevent physical hazards to
the public and participants. Wiring/cords shall not be subjected to
environmental or physical damage.
7. All temporary outdoor lighting shall comply with Section 9.100.150 of the
Zoning Ordinance. The use of spotlights, searchlights, or other such aerial
illumination devices is prohibited, as per City Ordinance.
8. Roadways/traffic aisles to structures and activities in and around the tents
shall be maintained accessible to emergency vehicles at all times.
9. The facilities' location shall not deviate from the portion of the site identified in
the attached site plan. Adjacent fire lane access shall remain unrestricted at
all times.

10. If any ground excavations are required, please contact Underground Service
Alert (USA) at 1-800-227-2600 or 1-800-422-4133. This service is free of
charge provided USA is given two days notice prior to commencement of
work.
11. The clubhouse tent facilities shall be installed for no more than 180 days from
the date of installation. No extension of time shall be granted.
The City may elect to add Conditions to this application request to mitigate any
problems that arise not previously addressed herein.
This decision may be appealed to the Planning Commission, provided the written
appeal and filing fee of $175.00 are submitted to this Department within .15 calendar
days. Please contact this office should you wish to file an appeal, and we will assist you

THE WEARING COURSE SHALL BE A 0.1 FEET THICK; THE BASE COURSE(S) SHALL CONTAIN THE
BALANCE OF THE REQUIRED ASPHALT CONCRETE THICKNESS.
4. MIX DESIGN REQUIRED: SEVEN (7) DAYS PRIOR TO COMMENCEMENT OF PAVING
OPERATIONS, THE CONTRACTOR SHALL SUBMIT FOR CITY APPROVAL A COMPLETE
PROPOSED MIX DESIGN IDENTIFYING THE MIX CHARACTERISTICS SUCH AS:
AGGREGATE GRADATIONS, VOIDS IN MINERAL AGGREGATE (VMA), AIR VOIDS, AND
S -VALUE FOR VARIOUS OIL CONTENTS FOR EACH MIX.
TO ENSURE TIMELY APPROVAL, THE CONTRACTOR SUPPLIER IS ENCOURAGED TO
REFER TO LA QUINTA'S DESIGN MIX APPROVAL CHECKLIST (FROM F082) TO
ENSURE ALL REQUIRED LAB TESTS ARE PERFORMED, CERTIFIED, AND SUBMITTED
FOR REVIEW.
5. A TACK COAST SHALL BE APPLIED TO EXISTING PAVEMENT, P.C.C. SURFACES
AND THE A.C. BASE COURSE, IF TRAFFIC HAS DRIVEN ON IT. THE TACK COAST
SHALL BE SLOW SETTING ANIONIC EMULSIFIED ASPHALT TYPE "SS-TH"
CONFORMING TO SECTION 203-3 OF THE STANDARD SPECIFICATIONS. THE LIQUID
ASPHALT SHALL BE GRADE 60-70 AND APPLIED AT THE RATE OF 0.1 GAL/YD.
6. NEW IMPROVEMENTS THAT JOIN EXISTING IMPROVEMENTS SHAUL JOIN OR MATCH
IN A MANNER SATISFACTORY TO THE CITY ENGINEER. CONSTRUCTION OPERATIONS
REQUIRED TO ACHIEVE A SAFE, DURABLE, AESTHETICALLY PLEASING TRANSITION
BETWEEN THE NEW AND EXISTING IMPROVEMENTS MAY INCLUDE SAWING CUTTING,
REMOVAL, REPLACEMENT, CAPPING, AND/OR COLD PLANNING, AS NEEDED.
7. ALL MANHOLES AND VALVE BOX FRAMES SHALL BE ADJUSTED TO FINAL
GRADES AFTER PAVEMENT INSTALLATION IS COMPLETED.
8. THE CURB SHALL BE ETCHED OR STAMPED SHOWING UTILITY SERVICE LATERAL
