Westward Shadows first phase of construction will consist of nine homes to be built
facing Roadrunner Ln. Two of the nine will be considered Model Homes, and will be
built on Lots 1 and 2. The Models will be trap -fenced to control visitors and to keep
them away from the production homes.
One of the models will have a sales desk in a dining room. We will not convert a garage
to a sales office.
Because the Models are built on an existing public street, we request that visitors be
allowed to park on the street versus having a parking lot next to the Models.
Neighbors will benefit by having one phase of construction on Roadrunner Ln.
Enclosed is the City Processing Fee in the amount of $75.00.

The Community Development Department has reviewed your request for a
model home and sales office on Lots 1 and 2 of Tract 31816, located north
of Westward Ho Drive and East of Roadrunner Lane. We have approved
your request subject to the exhibits on file and the following conditions:
Prior to use of the temporary sales office, a cash deposit in the
amount of $1,000.00 shall be posted with the Community
Development Department to insure the removal of improvements such
as trap fencing once the permit has expired. The deposit will be
refunded when all sales office improvements have been removed.
2. Obtain the appropriate building permits.
3. Because parking will be allowed on public streets, a parking lot is not
required; however, signs are not permitted.
3. Mounted on the exterior of the sales office shall be a written notice
providing emergency personnel you 24-hour emergency phone number
they can call in case problems arise that need your prompt attention
(i.e., minimum 1 " high letters).
4. Install one 2A10BC fire extinguisher inside the sales office.
5. Provide restrooms facilities in the sales office to accommodate
personnel.

6. The improvements (walkways, landscaping, asphalt, etc.) require
compliance with Chapter 9.150.
7. Dust control measures shall be employed during construction of the
sales office.
8. The sales office shall be permitted to remain until July 11, 2006,
unless a time extension is applied for and granted by this Department.
The Community Development Director may extend the permit for a set
time period if needed. No fee is charged to extend this permit.
9. The City may elect to add Conditions to this application request to
mitigate any problems that arise not previously addressed herein.
10. The applicant/property owner agrees to defend, indemnify, and hold
harmless the City of La Quinta (the "City"), it's agents, officers and
employees from any claim, or litigation arising out of the City's
approval of this project. This indemnification shall include any award
toward attorney's fees. The City of La Quinta shall have the right to
select its defense counsel in its sole discretion.
This decision may be appealed to the Planning Commission by anyone
provided they submit the necessary paperwork and filing fee of $175.00
with this office within 15 days of approval of this permit. Should you have

We are requesting a revision to previously approved Sales Office Minor Use Permit
#2005-650.
Our Model Homes (Lots 1 and 2) are scheduled to open between Feb. 15 and Mar. 1,
2006. In the interim we wish to place a Sales Office Trailer on Lot #3.
The accompanying Site Plan shows the trailer location and layout of access to the home
which will meet ADA standards.
A trap fence is also shown which will remain as long as the models are in use.
