The Planning Department has reviewed your request to convert residential units as
temporary construction offices on Lots 186, 187, and 188 of Tract 30023-1, located on
Desert Rose Drive. Our Department has approved your request subject to the exhibits
on file and the following Conditions:
1. Prior to use of the properties as office space, a cash deposit in the amount of
$1,000.00 shall be posted with the Planning Department to insure the removal
of the improvements once the permit has expired or the use terminated as
required by LQMC 9.60.250. The deposit will be refunded when all applicable
office improvements have been removed.
2. If building permits are required, contact the Building and Safety Department at
(760) 777-7012 for permit requirements.
3. Provide restroom facilities as necessary to accommodate personnel, if not
provided within the units themselves.
4. MOWnted on the exterior of the office shall be a written notice providing
emergency personnel your 24-hour emergency phone number they can call in
case problems arise that need your prompt attention (i.e., minimum 1" high
letters).
5. Install one 2A10BC fire extinguisher inside the office.
6. On -street parking is approved with this approval. Any off-street parking shall
be improved. Contact the Public Works Department at (760) 777-7078 for off-
street parking lot improvement options. There shall be no parking on
unpaved/unimproved lots.

7. The construction offices shall be permitted to remain until October 29, 2008,
unless a time extension is applied for and granted by this Department. The
Planning Director may extend the permit for a set time period if needed. No
fee is charged to extend this permit.
8. The applicant/property owner agrees to defend, indemnify, and hold harmless
the City of La Quinta (the "City"), it's agents, officers and employees from any
claim, or litigation arising out of the City's approval of this project. This
indemnification shall include any award toward attorney's fees. The City of La
Quinta shall have the right to select its defense counsel in its sole discretion.
The City may elect to add Conditions to this application request to mitigate any
problems that arise not previously addressed herein.
This decision may be appealed to the Planning Commission by anyone provided they
submit the necessary paperwork and filing fee of $175.00 to this office within 15 days of
approval of this permit.

TEMPORARY CONSTRUCTION OFFICES
Dear Mr. Tibbitts:
The Community Development Department hereby approves your request to
extend the use of the temporary construction offices on Lots 186, 187, and 188
of Tract 30023-3, for an additional one-year period.
The use of the construction offices can remain for an additional one-year period
(expiring November 7, 2007). No more extensions are permitted. If use of the
trailer is needed past one year, a new application for a new Minor Use Permit
shall be submitted.
The City may elect to add conditions to this application request to mitigate any
problems that may arise and are not address herein.
