Your request for approval of a Minor Use Permit 2006-897, allowing the construction of a
detached second dwelling residence at 51-525 Avenida Juarez in La Quinta, is hereby
approved. You may now contact the Building & Safety Department for your Building Permit.
The approval of the second dwelling unit residence is granted under Section 9.60.090 of The
City of La Quinta Zoning Code and subject to the following Finding and Conditions of Approval.
CONDITIONS:
1. No interest in the second residential unit may be sold separately from the remainder of
the property. However, the second residential unit may be rented.
2. Any new construction required for establishment of the second unit shall contorm to all
building code standards and applicable state law.
3. The second unit shall be architecturally compatible with the primary residence.
4. The floor area of an attached second unit shall not exceed thirty percent of the existing
living area of the primary residence.
5. A detached second unit shall not exceed one thousand two hundred square feet total
floor area.
6. The placement of a second unit on al lot shall not result in violation of the lot coverage
maximums set forth in section 9.50.030.
7. A minimum of three off-street parking spaces shall be provided for each residential lot
containing an approved second unit, to include the following: A two -car garage for the

primary residential unit and one space enclosed or for the second unit. Tandem parking
spaces shall not be credited toward meeting this requirement and no variance or minor
adjustment shall be granted to allow substandard parking spaces or locations.
8. The second unit may be separately metered for gas;, electricity, water, sewer and other
utility services.
9. The applicant for the minor use permit for a second unit shall. be the owner currently
occupying the subject property.
10. The second residential unit shall be architecturally compatible with the main residence
on the property.
11. A minimum of three off-street parking spaces shall be provided for the primary
residential unit and an approved second residential unit, including the following: a two -
car garage for the primary residence and one space enclosed or open -for the second
residential unit.
The City may elect to add conditions to mitigate any problems that may arise not previously
addressed herein.
This decision may be appealed to the Planning Commissior by anyone provided they submit
the necessary paperwork and filing fee of $175.00 with this office within 15 days_ of approval of
this permit.
