I
DESIGN INTENT
The purpose of this Master Sign Program is to provide
a consistent and harmonious criteria throughout this
project. Also to provide uniform standards for all current
and future Tenants within Madison Square as the
Uniform Building Code and the City of La Quinta 's
Sign Criteria.
APPROVALS
All signage must have written approval from
Landlord , or it's designee, and the City of
La Quinta before construction.
Before submitting to the City of La Quinta , eligible
applicants must first submit (3) three copies of the
following to Landlord or their designee;
1. Dimensioned Site Plan showing proposed
sign locations and signband heights and widths
(subject to verification).
2. Scaled Elevation Drawings showing proposed
sign locations, height to finished grade and
placement upon wall (left to right & top to bottom
measurements).
3. Sign Construction Details illustrating finish & colors,
logo & letter sizes, electrical details and method of
attachment.
4. Landlord shall determine and approve the
availability and position of a Tenant name on any
ground sign(s).and need to be illustrated on submittal.
EXCEPTIONS
Exceptions to these standards shall not be permitted
without approval from the Landlord and will require
approval of a modification to the sign program
application by the City of La Quinta's Planning
Director. If the applicant and Planning Director cannot
come to a determination, Planning Commission
review and approval will be required.
CONFLICTS wI DRAWINGS OR CONDITIONS
Any conflicts or contradictions either in regards to these
drawings or as they relate to other disciplines or contractors
shall be described in writing to Landlord, or it's
designee, along with any possible solutions. All conflicts
are to be resolved and any changes approved by Landlord,
or it's designee, prior to sign construction and installation.
COMPLIANCE REQUIREMENTS
No Tenant or it's agents shall erect, reinstall, construct,
enlarge, move, remove, change or equip any sign structure
contrary to, or in violation of, this Master Sign Program.
Conformance will be strictly enforced by Landlord, or their
designee, along with the City of La Quinta 's Planning
Department. Any nonconformance or unapproved
signs will be the responsibility of Tenant to correct within
a period not to exceed (30) thirty days at Tenant's own
expense.
MAINTENANCE
Signs located within Madison Square shall
be maintained in an "As New Condition".
Landlord will periodically perform a visible sign
inspection looking for but not limited to the following;
1. Material Fading, Cracking and/or Peeling.
2. Improper Illumination
3. Any Damage Caused by Human or Nature
Any said damage repair will be the responsibility of
the end user.
DESIGN STANDARDS
Details on these drawings represent the design approach
for sign structures but do not necessarily include all
fabricating details. It shall be the responsibility of
Tenant and it's contractor to incorporate all reasonable
safety factors necessary to protect Landlord, or it's designee,
against public liability.
DETAILS
1. All "Hard" sign construction shall be fabricated of
pre -finished .063 alum. returns. Corner joints to be
filled and/or ground smooth.
2. Sign exterior painting will consist of Matthews paint
products or comparable variant as per client color
specifications;
a. One (1) coat of 74-734 Metal Pre -treat
b. One (1) coat of 74-793 Spray Bond
c. One (1) coat of Polyurethane Acrylic
3. Signs to be internally illuminated will utilize Title 24
compliment Low voltage LEDs as per Tenant color
specifications.
4. Sign faces will consist of acrylic.
5. All mounting hardware will be stainless steel to avoid rust
& wall penetrations are to be sealed against weather
elements
6. All Tenants are allowed signs in designated areas of
individually mounted logo & letters within allowed
height per location unless otherwise stated in this criteria.
7. Should a sign be removed, it is the Tenant's responsibility
to patch all holes, paint surface to match the existing color,
and restore surface to original condition.
8. Any Tenant sign left after thirty (30) days from vacating
premises shall become the property of the Landlord.

PROHIBITED SIGNS
1. Pole signs and other signs with exposed structural supports
not intended as a design element, except for code -required
signs.
2. Windowed signs that are attached to the interior or exterior
of any glass or glazing visible from the exterior of the
building, except for building wall sign types specifically
permitted by this sign program.
3. Pre -manufactured signs, such as franchise signs, that do
not meet or have been modified to meet this sign program.
4. Face illuminated logos and/or letters (halo only).
5. Cabinet signs of any type (i.e. face illuminated, routed out
nor push-thru acrylic).
6. Internally illuminated / backlit awnings.
7. Exposed neon lettering nor borders.
8. Signs constituting a Traffic Hazard.
No person shall install or maintain, or cause to be
installed or maintained, any sign which simulates or
imitates in size, color, lettering or design any traffic sign
or signal, or which makes use of the words "STOP",
"LOOK","DANGER" or any words, phrases, symbols, or
characters in such a manner as to interfere with, mislead
or confuse traffic.
9. Signs painted directly on a building surface will not be
permitted, this also includes painting the background a
color differing from the intended building color palette.
10. Wall signs may not project above the top of a parapet,
the roof line at the wall, or roof line. No roof signs.
11. No sign shall project above or below the sign area.
The sign area is defined in the attached exhibits E-1 thru 2.
12. Vehicle Signs on or affixed to trucks, automobiles, trailers,
or other vehicles which are use for advertising, identity, or
provide direction to a specific use or activity not related to
its lawful activity are prohibited.( i.e. Delivery trucks with
tenant signage are okay as long as such trucks are not
parked in such a manner to advertise along any major &
minor streets.)
13. Banners, flags, kites, pennants, balloons, or other such
advertising devices or displays, except as permitted
according to the provisions under signs permitted in
residential districts and special signs permitted in
commercial and industrial districts.
14. Signs which revolve, rotate, move, flash, reflect, blink,
or appear to do any of the foregoing, including
searchlights, and animated signs shall be prohibited
unless required by law or utilized by a proper
government agency, with the exception of approved
time and temperature displays.
15. Electronic message board signs, except those which
display time and temperature.
EXTEMPORANEOUS SIGNS
Any banners, balloons, window signs, vinyl graphics or signs
not listed within this Master Sign Program are to first receive
approval from the Landlord, or it's designee, along with
the City of La Quinta 's Planning Department before
installation and are subject to the current city code.
MODIFICATIONS TO SIGN PROGRAM
Any changes or modifications to Madison Square Sign Program
can be approved by The City of La Quinta Planning Director, unless
The Planning Director deems the change or modification to be
brought forth to The Planning Commission.
