The intent of this Sign Program is to provide guidelines necessary to assure
visually appealing signage and achieve a uniform appearance for the benefit
of all tenants. This Sign Program shall be strictly enforced and any non-
conforming signs shall be removed or brought into conformity by the Tenant
or its sign contractor at the Tenant's expense, upon demand by the
Landlord.
B. GENERAL REQUIREMENTS
1. Landlord must review and approve all tenant signs. See Section H
for approval process.
2. Upon Landlord's approval, Tenant shall obtain all
applicable permits from the City prior to sign installation.
3. All costs for signs, installation (including any necessary
electrical service connections) and permits shall be at the
sole expense of the Tenant.
4. Tenant is responsible for fulfillment of all requirements of this Sign
Program.

5. For purposes of secondary business identification, Tenant will be
permitted to place upon glass door at each entrance to its premises
Oyster colored vinyl lettering not to exceed two (2) square feet in
area. Letters shall not exceed three (3) inches in height and copy
shall indicate business name, hours of business, emergency
telephone, etc. The number and letter type shall be Helvetica,
Optima or Helvetica Italic.
6. In addition to business identification described in previous
paragraph, Oyster colored vinyl lettering shall be permitted on
one (1) window panel adjacent the entry door. Lettering on this
panel shall not exceed three (3) square feet in total area
and letter height shall not exceed six (6) inches. Typestyle
optional.
7. To assist tenant identity for pedestrian traffic, each tenant is
permitted one (1) blade sign (non -illuminated, double -sided) per
primary storefront. (see Section E)
8. Sign area allowances expressed in this Sign Program
are stated as maximum. Should the City Sign
Ordinance requirements be more restrictive, the City
Sign Ordinance shall apply.
C. GENERAL SPECIFICATIONS
1 No exposed raceway, crossovers, conduits, conductors,
transformers, etc. which are visible when facing building elevation
shall be permitted.
2. All electrical signs and their installation shall comply with all local
building and electrical codes.
3. Electrical service to all signs (as applicable) shall be
connected to Tenant's electrical service panel.
4. No animated, flashing or audible signs are permitted.
5. All Building Wall and Fascia Signs shall be illuminated.

6. Any indirect lighting of signs shall be architecturally compatible with the
project and comply with the City of La Quinta outdoor lighting
requirements as approved by the Community Development
Department.
7. Upon removal of any sign, the building or wall surface shall be
patched, textured, sealed and painted to match its original
condition, at Tenant's sole expense.
D. DETAIL REQUIREMENTS, MAIN BUSINESS SIGN
Preferred design elements of main business signs incorporate mixed media"
three-dimensional fabrication and lighting techniques. Consideration of
specific architectural features of the tenant's facade and the overall project is
essential. The primary objective of the Landlord is to enhance the project's
appearance with unique and different sign treatments as opposed to "cookie
cutter" uniform signage. The Landlord reserves the right to approve or reject
any proposed sign on the basis of its design, size and placement.
Sign colors shall be compatible with the traditional Mediterranean Tuscany
village style of the project's architecture as approved by the Community
Development Department.
. Mixed media signs are signs that employ two or more illumination and
fabrication methods (for example, halo lit reverse channel letters with push-
thru or exposed neon accents)
Acceptable main business sign styles include:
1. Halo illuminated channel letters.
2. Halo illuminated channel letters with routed or push-thru face
accents.
3. Push thru faced cabinets with creatively shaped cabinets (not
flat plane rectangles) and materials.
4. Mixed media/3-dimensional signs using images, icons, logos,
etc.
5. Exposed neon will be approved on a limited basis at the sole
discretion of the Landlord and the La Quinta Planning
Department and should be proposed only if a part of the
overall tenant design concept.
6. Standard acrylic -faced channel letter signage may be approved on
an individual basis upon review by the Landlord and La Quinta
Planning Department.

Note: Tenants having Federally Registered Trademarks may use such
layouts and colors in their signage.
For tenants hawing stone facades, signs shall be designed to minimize wall
penetration due to the difficulty of installation and subsequent repair to the
facade when tenants change. Decorative back -panels to which the main
signage is attached are recommended. The resultant wall penetrations will
be limited to the panel attachment and a single electrical power source. The
back -panel shall be constructed to obscure any transformers or related
connections from front or pedestrian view and shall be complementary to the
overall sign design.
Preferred sign locations are indicated on the attached individual building
elevation drawings. Alternate sign locations other than those indicated may
be employed subject to approval by the Landlord and the La Quinta Planning
Department.
Maximum number of signs: (Multi -tenant Buildings)
A tenant may have a maximum of two (2) signs, but not more than one (1)
per each building side. (see individual building elevation drawing
attachments)
Maximum number of signs: (Single tenant Freestanding Buildings)
A tenant may have a maximum of four (4) signs, but not more than one (1)
per each building side.
Maximum sign copy area:
Maximum sign area shall be one (1) square foot per lineal foot of lease
frontage, not to exceed 50 square feet. The maximum sign copy area shall
include any applicable Trademark Logo box.
The maximum sign area for tenants having over 15,000 square feet of
contiguous floor space shall be 100 square feet, based upon how the sign
fits in the proposed wall mounting area. (Ar*-, o c) i � ria
Criteria for determining maximum height a -n -d -size of tenant storefront signs
shall include size and shape of mounting area and building mass and bulk,
as determined by the City of La Quinta.

Maximum width of sign:
Maximum width of sign shall not exceed 75% of the lease frontage or wall
width upon which the sign is placed, whichever is smaller.
All penetrations of the building structure for sign installation shall be sealed
in a watertight condition. All bolts, fasteners and clips exposed to the
weather shall be corrosion resistant (stainless steel, aluminum or brass) and
shall be painted to match adjacent finish.
E. Blade Signs under cavo /arcade
Double -sided blade signs of the Tenant's identity shall be of 3-dimensional
design with a creative use of color and material combined with strong store
name identification.
Sign colors shall be compatible with the traditional Mediterranean Tuscany
village style of the project's architecture as approved by the Community
Development Department.
Blade signs shall project no more than 3'-6" from the building face and shall be
no more than 3 Square Feet in area for each face. Clearance from the
underside of the blade sign to the finished area paving shall be a minimum of
8'-0„
Blade sign design proposals (including support bracket) must be presented at
the time of overall sign design submission.
It is the responsibility of the tenant to ensure that his fabrication and installation
contractor includes adequate support for the blade sign.
F. Prohibited Tenant Signs
1. Unadorned rectangular cabinet signs with translucent or opaque faces.
2. Temporary wall signs, pennants, banners, inflatable displays or sandwich
boards.
3. Box signs hanging in display windows.
4. Exposed junction boxes, wires, plug-in wires on window signs,
transformers, lamps, tubing, conduits, raceways or neon crossovers of
any type.
5. Signs using trim -cap retainers that do not match the color of the letter
and logo returns; polished gold, silver or bronze trim caps.

6. Pre -manufactured signs, such as franchise signs, that have not been
modified to meet these criteria.
7. Paper, cardboard or Styrofoam signs, stickers or decals hung around or
behind storefronts.
8. Exposed fasteners, unless decorative fasteners are essential to the sign
design concept.
9. Flashing, oscillating, animated lights or other moving sign components.
10. Rooftop signs or signs projecting above roofline or parapets.
11. Advertising or promotional signs on parked vehicles.
12. Exposed raceway, unless it forms a creative design element of the sign.
13. Sign company decals in full view.
G. Fabrication
The tenant must insure that his sign fabricator and installer understand their
responsibilities before they begin sign fabrication. The tenant's sign
contractor(s) are responsible for the following:
1. Signs must be fabricated of durable appropriate weather resistant
materials complementary to the base building materials.
2. Dissimilar metals used in sign fabrication shall be separated with non-
conductive gaskets to avoid electrolysis.
3. Threaded rods or anchor bolts shall be used to mount sign letters
which are held off the background panel. Angle clips attached to the
letter sides will not be permitted.
4. Colors, materials and finishes shall exactly match those submitted to
and approved by the Landlord.
5. Visible welds and seams shall be ground smooth and filled with auto
body compound before painting.
6. No fasteners, rivets, screws or other attachment device shall be
visible from any public vantage point.
7. Finished metal surfaces shall be free from canning and warping. All sign
finishes shall be free of dust, orange peel, drips and runs and shall have
a uniform surface conforming to the highest industry standards.
B. Reverse channel letters shall be pinned 2" off the wall. The letter return
shall be a minimum of 3" and letters shall have a clear Lexan backing.
H. Installation
The tenant's sign installer will:
Provide the Landlord with an original certificate of insurance naming the
Landlord as an additional insured for liability coverage in the amount of
One Million Dollars ($1,000,000) prior to beginning sign fabrication.

Obtain all required sign permits from the City of La Quinta and deliver
copies to the Landlord before installing the sign(s).
Keep a Landlord approved set of sign drawings on site when installing
the sign.
Warrant the sign against latent defects in materials and workmanship for
a minimum of one year.
I. Tenant Sign Approval Process
At least thirty (30) days prior to the Landlord's scheduled delivery of the
premises, tenant shall provide the following information to the Landlord for
review:
Note: This information is separate from sign approval submission and store
design and drawing submissions, and will be used to begin the sign design
process.
Store Name; Store logo (in color with colors identified); Store interior
materials, colors and finishes
Allowing reasonable time for Landlord's review and tenant's revision of
submission in obtaining a sign permit from the City of La Quinta, tenant shall
submit for Landlord's approval two (2) sets of complete and fully
dimensioned shop drawings of the tenant's sign to the Landlord's tenant
coordinator.

Shop drawings shall include at least the following:
Tenant's entire building facade elevation, showing the proposed sign
depicted to scale.
Storefront (partial building) elevation showing the location, size, color,
construction and installation details of the tenant's proposed sign.

Typical "cross-section" letter and/or sign panel showing the dimensioned
projection of the letter or panel face and the illumination method.
Color samples and description of materials to be used (Landlord reserves
the right to require samples).
Within seven (7) days of receipt of the sign submission, the Landlord will
approve, as noted, or disapprove with comments the tenant's sign design.
Tenant must respond to the Landlord's comments and re -submit within
fourteen (14) calendar days, and repeat this process until all sign design,
fabrication and installation issues are resolved to the Landlord's satisfaction.
Upon receipt of Landlord sign approval, tenant will submit the proposed sign
design to the City of La Quinta Planning Department for a sign permit. Upon
receipt of an approved sign permit from the Planning Department, the tenant
must then submit the plans to Building and Safety for final installation
permits.
J. Center Identification Monument Signs
Freestanding Center Identification Monument Signs shall be permitted on the
Highway 111 frontage at both the East and West boundaries of the project.
The monument sign shall be architecturally complementary to the overall
project and shall not exceed 8 feet in height from the average finish grade at
the base of the sign. The Center ID copy shall be internally illumi-nated
acrylic letters pushed-thru an opaque aluminum panel. In addition, a
maximum of four (4) "major tenants", at the discretion of the landlord, may be
identified on the Center ID sign. The "major tenants" copy shall also be the
same illuminated push-thru construction as the Center ID copy.
K. Center Tenant Directional Monument Sions
Freestanding Center Tenant Directional Pylon (monument) signs shall be
permitted at the Adams Street entrance and at one (1) of the two (2)
Highway 111 entrances to the center where Center Identification Monument
Signs do not exist. These signs shall be smaller than the Center
Identification Signs and are placed to assist users of the Center to locate the
optimum entrance for the destination they are seeking. Maximum height of
these signs shall not exceed six (6) feet and shall not be greater than eight
(8) feet in width. Each Center Tenant Directional Monument shall have a
maximum of two (2) tenants identified using internally illuminated acrylic
letters pushed-thru an opaque aluminum panel. The tenant names placed
upon these signs shall be at the discretion of the Landlord.

L. Supplementau Signs
Supplementary signs may be required for certain tenant businesses. Such
signs would include but not limited to directional and menu signs for fast food
restaurants having drive-thru service. Any supplementary signs must be
approved by the Landlord and the La Quinta Planning Department prior to
fabrication and installation. The sign approval process for such signs shall
be the same as for all other signs in this sign program.
Tenants may obtain pertinent sign specifications and fulfill their leasehold
sign requirements by contacting the Authorized Sign Supplier.
