We cannot approve your request to have, eight subdivision flags at your .model - home.
complex -on Las Vistas Drive (Tract 23269) for your project on Miles Avenue (Tract 26188).
because the flags would be classified as off -site advertising. 'Subdivision flags cannot be
granted for off -site advertising purposes although you own both projects. Additionally,
model complexes shall be within the tract they serve.
We approved your company's request for eight flags (SAD 95-067.) at your Miles Avenue
project in May; therefore, you have the same marketing program as' permitted other
developers. Please be aware that your`flag permit for Tract 26188 will expire in November
unless renewed.
This decision can be appealed to the Planning ' Commission if we " receive written
correspondence and•a filing fee of $100.00 within 10-days:

We are excited about our new model complex for Del Rey at La Quinta Norte.
They are not complete at this time and during the interim, we have kept the existing
model complex on Las Vistas open and are requesting an extension to the existing flag
permit for an additional 120 days. I have enclosed an $80.00 check for permit costs.

Approximately six months ago Jerry and I met with Mr. Dennis Cunningham, representing Century
Homes, to discuss their model homes and tract flags at their LQ Highlands subdivision. We felt that
since the tract is finished, they should disband this site and construct models at their new project on
Miles Avenue (Tract 26188). Mr. Cunningham stated that Century did not want to build another
model complex because it is expensive. He requested continued use of the existing off -site model
complex to market their new project on Miles Avenue (TR. 26188) since this tract has identical
homes to the Highlands homes. Jerry said they could keep the models open until we received
complaints but they should build a model complex for`TR. 26188 when possible. However, as you
can tell from the attached letter, they have not finished the new model complex and they therefore
would like a flag permit for this off -site location.
Recommendation: Deny the flag permit although we have permitted the model complex to remain
open. They can appeal the decision to the P.C. for final action.
