BY THE CITY OF LA QUINTA." (The Parcel Merger number
will be filled in by this office.)
This is required whether or not there is a conveyance
involved, as state law does not recognize a lot line
adjustment by itself as a legal, recordable document.
4. APPLICATION FEE- $175 in cash or check payable to City -of
La Quinta.
The Planning and Development Department will review and,
if complete and acceptable, the Planning Director will
approve the Merger Application. The Application will then
be forwarded to the County Recorder's Office for recording
purposes.

You are to make prorations on a 30-day month basis. "Close of escrow" shall
mean the day papers are filed for record. You are to make disbursements by
your Trust Account check. You are to mail fire and other insurance policies
to holder of first encumbrance, if any. Mail title policy to holder of
existing encumbrance, provided there is to be a substitution of liability;
otherwise to the holder of the prior encumbrance recorded concurrently with
documents herein; but if there is no such encumbrance, then to the buyer.
Other documents and checks in my favor are to be mailed to my address as
provided you in escrow.
Grantor agrees to clear property being conveyed, before delinquency, of any
tax on property not included herein. YOU ARE NOT TO BE CONCERNED WITH SAME.
You, as escrow holder, shall be under no obligation or liability for failure
to inform me regarding any sale, loan, exchange, or other transaction, or
facts within your knowledge even though same may concern the property
described herein, provided they do not prevent your compliance with these
instructions, nor shall you be liable for the sufficiency or correctness as to
form, manner of execution, or validity of any instrument deposited, nor as to
identity, authority, or rights of any person executing same. YOUR LIABILITY

ADDITIONAL INSTRUCTIONS TO ESCROW (Seller):
I HEREBY APPROVE and agree to be bound'by•the foregoing instructions and
provisions. Prior to the closing date set forth herein above, I will hand to
you all instruments and money necessary for me to comply therewith, including
a Grant Deed conveying the property as described, together with the
appropriate documentary transfer tax, executed by the undersigned, which you
are authorized to deliver provided you hold in this escrow for the account of
the parties executing said deed, the money and instruments deliverable to me
under these instructions. -You are to pay any encumbrances necessary to place
title in the condition called for without further approval of the undersigned.
I agree to pay on demand charges and expenses incurred by you in connection
with this escrow, including charges for Title Insurance; for Offset Statements
and Beneficiary Statements and/or Demands; assignments of fire insurance
policies; for Special Assessment District Report on property being conveyed;
for costs of and charges of documentary transfer tax as required on documents;
for recording documents; and for other usual Seller's charges including my
usual share of your escrow fee; which may be increased without notice; and, in
the event of cancellation of this escrow, in addition to the foregoing
expenses and charges, your charges and Title Insurance Company'.s charges for
cancellation.
