RESTRICTIONS AND RESERVATIONS OF RIGHTS AND EASEMENTS
This grant, sale and transfer of real property (hereinafter the
"Property") from LANDMARK LAND COMPANY OF CALIFORNIA, INC., a
Delaware Corporation (hereinafter "Grantor"), to BRUCE D.
ROBINSON, a married man, as his sole and separate property
(hereinafter "Grantee"), is subject to the following rights,
easements, and restrictions:
1. Grantor reserves unto itself,,its legal 'representatives, t '
successors and assigns, all minerals, oil, gas, petroleum, other
hydrocarbon substances and all underground water and all
geothermal energy sources in.or under or which may be produced
from the Property.which underlies a plane parallel to and five
hundred (500) feet below the present surface of the Property.
'Such reservation specifically reserves in Grantor the rights of
prospecting,,exploration, development, production, -extraction,
and taking of said minerals, oil, gas, petroleum, hydrocarbon
substances, water, and geothermal energy (and/or its sources)
from the Property by means of mines,"wells, derricks, and/or
other equipment from surface locations on adjoining or '
neighboring land or lying outside of the Property; provided,
however that the owner of such minerals, oil, gas, petroleum,
hydrocarbon substances, water, and geothermal energy (and/or its_
sources), as above set forth, shall have no right to enter upon
the surface of the Property nor to use the Property or any
portion thereof above said plane parallel to and five hundred
(500) feet below the present surface of the Property for any
purpose whatsoever.
2. No obiection to expansion of maintenance facility'. Grantee, -
its heirs, -successors and/or assigns shall not object, -in any
public forum, to any expansion and/or proposed expansion of the
