The Community Development Department has reviewed the above referenced
application, and provides this letter to advise you that the, application has been
approved. Enclosed is a new grant deed based on approved Exhibits A, B and site
plan as enclosed; these' items must be filed for recordation by Riverside County. The
deed must be notarized prior to its forwarding to the County Recorder's office. A
copy of the recorded deed will need to be submitted to the Building and Safety and
Community Development Departments as part of your building permit application.
Please be aware that the grant deed and exhibits were prepared by the City on your
behalf; any further documentation which may be required in order to record these
documents will be your responsibility. You should contact your engineer if any
additional information becomes necessary.
In addition, IID has responded.with specific requirements for any structures to be
located on this parcel (see enclosed letter). You will also need to work with CVWD
to allow the appropriate easement arrangements for their' sewer line along Avenida

RE: PARCEL MERGER 97-321
In regard to the referenced application, I spoke to Joe Cook at CVWD this morning
in relation to the existing sewer line 5 feet west of the Cortez centerline. He indicated
that this merger affects the easement for this line, and that he will be forwarding the
application for comment by their Sanitation division. It appears that the merger
requested is intended to address the CVWD requirement for a total 20-foot wide
exclusive easement to accommodate their facilities. I asked that we be forwarded
their specific criteria so that in approving this merger, their easement is provided for
by the applicant through the appropriate condition or other requirement.
I also received a letter from IID on this application, a copy of which has been
attached. This will also be forwarded to Building and Safety for their reference, as
well as to the applicant.
This information is provided to assist in any further comment on or requirements for
this application, which your Department may deem .necessary. Should you have any
questions, please call me at x7069.

No equipment may operate within ten (10) feet of these conductors.
