SUBJECT: PARCEL MERGER 99-346 - APN 774-152-007 & 019
Please be aware that the above properties recently approved by this Department for
merger are encumbered by a 5-foot utility access easement along the rear of each lot
involved (see attached). The easements are common throughout the Cove, and relate
specifically to power lines maintained by Imperial Irrigation District. This letter is
provided to clarify that the merger does not eliminate these easements, and no
permanent improvements, such as buildings, swimming pools, etc. may occur across
or within them. However, items such as landscaping, fencing, garden walls and similar
improvements may be constructed if they do not impede access to or across these
easements.
Enclosed, please find a letter from IID received in response to a similar approved merger.
The same requirements cited in this letter would apply to your property as well.
Presently, it does not appear that your contemplated future improvements will affect the
easement, but you should contact our Building Department and IID when you are ready
to apply for the appropriate permits.

The Community Development Department has reviewed the above referenced
application, and provides this letter to advise you that the application has been
approved. Enclosed is a revised grant deed (to be notarized by you prior to recording),
along with the original approved Exhibits A and B; these items must be filed for
recordation by Riverside. County, along with a copy of your existing deeds to the
property. A copy of the revised, recorded grant deed must be submitted to the
Community Development Department along with any future permit application(s).
Please be aware that, as the property owner, it is your responsibility to record these
documents. The City cannot file them for recordation on your behalf as we do not
have any ownership interest in the property. The County Recorder's office can be

Re: Parcel Merger 97-326, Merge Two Lots into One Parcel #774-233-005 and #775-233-017, Between
Avenidas Juarez and Diaz, South of Calle Madrid.
Dear Mr. Trousdell:
The Imperial Irrigation District (District) has an easement between these two parcels. This easement
extends five (5) feet to the east and west of the common property line. This easement to the District must
remain "as is." The District must continue to perform maintenance and operation activities upon the
facilities within this easement.
Also, please advise the applicants that there are restrictions regarding the construction of swimming pools
adjacent to energized power lines. At the present time, General .Order #95 (G095) rule 54.4 A (3) specifies
the minimum clearance between energized conductors and pool facilities. This rule specifies that the
minimum distance between the energized conductor and either the "highest water level' or "the radial
distance from top edge of pool walls, including diving boards and platforms" is twenty five (25) feet. These
clearances should be maintained if any pool construction occurs in the future.
