Your request for a parcel merger to merge four adjacent lots (A.P. N.'s 770-190-001, 770-
1 81-002, 770-181-004, 770-181-004 at the northeast corner of Desert Club Drive and
Avenue 52 has-been approved.
Please have the enclosed Grant Deed and approved Exhibits for this parcel merger recorded
with the County Recorder and return a copy of the recorded documents to the City for our
files. Please be aware as property owner, it is your responsibility to record these
documents.
There are utility agencies which may have easements affected by this approval. The City
has approved this merger based on zoning compliance and correctness of the property
descriptions. Any potential conflicts with the recorded utility easements should be
investigated prior to any construction. By execution of this approval, the applicant agrees
to. indemnify, defend and hold harmless the City of La Quinta from any claim or litigation
arising out of the City's approval of this parcel merger.
Enclosed is a letter addressed to the County Recorder for you to present to them indicating
the City's approval of this Parcel Merger. The Riverside County Recorder's office can be
