CRITERIA FOR APPROVAL: •
To obtain approval of a merger, the following criteria shall be met:
U The merger complies with the standards specified in Section above.
U The parcel will be consistent with the zoning of the property.
The parcel will not conflict with the location of existing structures on the property.
The parcel will not be deprived of adequate access as a result of the merger.
U Access to adjoining properties will not be restricted as a result of the merger.
U No new lot lines are created by the merger.
MINIMUM SUBMISSION REOUIREMENTS:
❑ Existing grant deeds or title reports for all affected parcels.
❑ New, original, unrecorded Grant Deeds for each resulting parcel with the following:
❑ Correct legal description of the merged parcel and the statement, "This Grant Deed reflects Parcel
Merger No. 10±±-394 , as approved the City of La Quinta."
❑ Completed Certificate of Parcel Merger No.2011=49,5`Exhibit A"
❑ Completed Certificate of Parcel Merger No.2011-495 "Exhibit B" - Plat showing merged parcels
❑ Completed Site Plan, showing merger parcels and existing structures and improvements; if any.
❑ If 'metes and bounds legal description is used for merged parcels, closing calculations shall be
submitted.
XZ] Filing fee for Parcel Merger. If filing multiple applications, the most expensive application will be
charged full fee, with remaining related applications discounted 50% for each.

Tim- attached is the AP parcel map of the Dune Palms Westward Ho property. We need to have the property merged
into one parcel the least expensive way possible. Wally is handling the merger from a Planning application perspective.
We will need a CE or LLS to prepare the parcel merger documents including legal description. Can you get a proposal to
do this work? Since RBF is working on the street can you get them to do this work? If there are any questions on the
application requirements we need for the City application please coordinate with Wally. If you have "any questions
