Subject: Minor Adjustment 98-453
Dear Ms. Dietrich:
The Community Development Department has reviewed your request to convert a
nonconforming three car garage with dimensions of 28"-4" wide by 20' long to a two -car
garage measuring 18'-7" wide by 20' long pursuant to Section 9.210.040 (Minor
Adjustments) of the Zoning Ordinance. We find that we can approve the request provided
a building permit is, obtained from the Building & Safety Department. Otherwise, this
approval shall expire and be of no use unless extended by this Department.
After review it was determined that:
1. No impact to the City's General Plan will occur with this adjustment request
because the Land Use Element designates the site for residential purposes. This
minor adjustment is consistent with the intent and purpose of the Zoning Code
because two parking spaces are provided, the minimum required for your single
family.house.
2. The project is exempt from the provisions of the California Environmental Quality
Act (CEQA) under Section 15303(e) which allows the conversion of small accessory
structures for parking purposes.
3. There are special circumstances applicable to the property, including factors such
as size, shape, topography, location or surroundings that justify approval of the
adjustment. The special circumstance is the existing garage space has an inside
width dimension of 264" as approved prior to changes in the Zoning Code
requiring each car parking space to be 10' wide. Converting the garage to a two -
car garage limits the amount of internal space of the new garage to less than 20'
wide because of the original size of the garage.
4. This minor adjustment will not be detrimental to the health, safety, and. general
welfare of this area of the City because there are other existing garages in the

development that are less than 20-feet wide based on prior building plan approvals
and it is still large enough to function as a shelter for two vehicles.
