FILING FEES
Filing Fees are to be paid at the time of application. As part of the submittal process you will be
asked to pay your fees at the Finance Department counter and return to the Planning Department
counter with the receipt showing payment of fees which will be copied and submitted along with
the other application materials. Additional environmental review related fees (if any) will be
determined and payable at the time the application is determined complete.

Statement of Findings: The statement of findings portion (Section B) of the application explains

Site Photographs: Provide one aerial view, at least one panoramic view of each side of the site,
and specific views of any relevant or unusual features oUthe site. Printed images shall be at least
4"x6" and printed in color on 8'/z"x11" sheets.

Plan Set: A complete Plan Set shall contain one copy of each required sheet, map or plan in the
order listed below, stapled together in the order prescribed as a comprehensive set, and folded so
that the folded size does. not exceed - 9"x12 rolled plans will not be accepted. All
maps/plans/sheets shall be drawn on uniform sheets no greater than 24"x36" (or as approved by
the Planning Department prior to initial submittal). Each sheet shall be drawn clear and legible, be
accurately scaled, fully dimensioned, drawn at the same scale unless otherwise instructed, and
include all the information as described in this section for each particular item.

2. Site Plan The Site Plan shall be prepared by a qualified professional as stipulated by the
California Business and Professions Code and shall include the following information:
• Title block located in the lower right-hand corner of the map which contains the following
information and is readily visible when folded:

o Plan name and sheet identification number (such as S1 for Site Plan Sheet 1)
o Initial date of drawing and any subsequent revisions
o Name, address, telephone number, signature and credentials stamp and license

This letter is to report that the Community Development Department has reviewed
your Mirror Adjustment application (MA 2013-665), pursuant to Section 9.210.040
of the City of La Quinta Zoning Code. .
REQUEST:
Grant an adjustment to reduce the minimum side yard setback from five feet (5') to
four feet-, seven inches .(4' 7"►, to allow for .the construction of a rear yard patio
structure for an existing home. The request is below 'the maximum 10%
adjustment threshold permissible under Section 9.210.040.C..
DECISION:
Approval is granted.. for the requested adjustment subject to the, above listed
conditions and based on the following findings:
1.: Minor Adjustment 2013=665 is consistent with the La. Quinta General Plan,
in that the proposal does not alter the approved land use for the property, or
affect land use on surrounding similar properties:
2. Minor Adjustment 2013-665 .is consistent -with :the intent of the La Quinta
.Zoning Code, in that the requested adjustment will be conditioned to comply
with all other development standards as required under said Zoning Code.
3. Processing and approval of Minor Adjustment -2013-665 is in compliance
.with the California Environmental Quality Act. The adjustment requested falls
0 .9
under CEQA Guidelines Section 15305(a) as a ."Minor Alterations to Land" -
Class 5 Categorical Exemption.
4. Approval of Minor Adjustment 2013-665 is not detrimental to the public
health, safety and general welfare, nor injurious or incompatible with other
properties and land use in the vicinity. The adjustment has no impact on
health or safety issues, and will not -affect physical land use characteristics
in the vicinity.
CONDITIONS:
1. A building permit shall be obtained prior to construction.
2. The proposed construction shall comply with all other development
standards as required under the La Quinta Zoning Code.
Please be advised that the City may approve only one Minor Adjustment to a
qualifying development standard per lot. This approval relates only to allowance of
the reduction as stated above, and does not imply any entitlement or approval of a
building permit for any structures shown on the plans on file. All other development
standards of the La Quinta Zoning Code are applicable and shall be adhered to in
preparing plans for building plan check.
