Dear Mr. Nieto:
The Community Development Department has reviewed your Minor Adjustment
application (MA 2014-0005), pursuant to Section 9.210.040 of the City of La Quinta
Zoning Code.
REQUEST:
Grant up to a 10% adjustment to reduce the minimum side yard setback depth from ten
feet (10') to nine feet (9) to allow for the construction of a structural addition to the main
residential unit.
DECISION:
Approval is granted for the requested adjustment based on the following findings and
subject to the conditions of approval listed below:
1. Minor Adjustment 2014-0005 is consistent with the La Quints General Plan, in
that the proposal does not alter the approved land use for the property, or affect
land use on surrounding similar properties.
2. Minor Adjustment 2014-0005 is consistent with the intent of the La Quinta Zoning
Code, in that the requested adjustment will be conditioned to comply with all
other development standards as required under said Zoning Code.
3. Processing and approval of Minor Adjustment.2014-0005 has complied with the
California Environmental Quality Act (CEQA). The adjustment requested is
determined to be categorically exempt from CEQA under Guidelines Section
15305(a) as a "Minor Alterations .to Land" - Class 5 Categorical Exemption.
Therefore, no environmental review is necessary.
4. Approval of Minor Adjustment 2014-0005 is not detrimental to the public health,
safety and general welfare, nor injurious or incompatible with other properties
and land use in the vicinity. The adjustment has no impact on health or safety
issues, and will not affect physical land use characteristics in the vicinity.

CONDITIONS OF APPROVAL:
1. A building permit shall be obtained prior to construction.
2. The proposed construction shall comply with all other development, standards as
required under the La Quinta Zoning Code.
Please be advised that only one Minor Adjustment may be approved for any single
parcel, regardless of the percentage of the development standard adjusted. This
approval relates only to allowance. of the reduction as stated above, and does not imply
any entitlement or approval of a building permit for any structures shown on the plans
on file.. All other development standards of the La Quinta Zoning Code are applicable
and shall be adhered to in preparing plans for building plan check.

Yes your are correct, I did mean feet and not inches. I am almost finished with the plans to, add •1200sgft
addition of living space on the bermudas side. I am requested the set back be move from 1 Oft along that side
to 9ft for the addition. See attached for one of the- drafts (not final) for the addition I am planning on
building. I

assuming you are seeking a 1-foot reduction to the street side setback along Bermudas (the application
states from 10" to 9" but I assume you meant in feet)
It appears that you are building a wall, which is not subject to setback requirements, so 1 don't know what
exactly you asking to adjust the setback for.
Please contact me so we can clarify your request and determine if it is necessary.
