JUSTIFICATION: No request for a Setback Adjustment shall be granted
unless it is determined that the adjustment is consistent with the
intent and purpose of this ordinance; that there are special
circumstances applicable to the property, including 'such factors as
size, shape, topography, location or surroundings that justify the
approval of the adjustment of the setback requirement, and that the
adjustment will be not detrimental to the health, safety, and general
welfare of the community or be detrimental to property in the vicinity
of the parcel for which the adjustment is requested.

SUBJECT: SETBACK ADJUSTMENT FOR 54-440 CARRANZA (SBA 90-014)
Dear Mr. Bower:
After consideration of your request to reduce the front setback
from 20-feet to 18-feet for a single family house, the
following has been determined:
1. This adjustment is consistent with the intent and purpose
of this Ordinance.
2. This adjustment will not be detrimental to the health,
safety, and general welfare of the community or to _
property in the vicinity of the parcel. -
Therefore, we approve your request as submitted. We would
strongly suggest that you double check your setbacks prior to
beginning construction in the future. Setback adjustments were
not originally intended to be used for situations such as these.

Gentlemen,
It was called to my attention that we are 48ft. from
the center line of the street at 54440 Carranza; a 112 split
75' lot upon which we have all our underground in place and
where we were scheduled to pour concrete this afternoon.
I am asking you please for this two (2) foot variance
at this time. And also stating that I am building another
one hundred ninety thousand dollar ($190,00&.00) home next
door and can stagger it back one foot.
I hope you understand this emergency exists not willfully.
