subject: PROPOSED POOL CONSTRUCTION
MR. & MRS. ROY COX.
56-045 Riviera
Date: February 7 ,. 1992
Fes: Mary
A meeting was held at the residence at 9 a.m., February 7,
1992, for the purpose of approving the pool plans presented by
Tom Wayne, Spa Specialists, on behalf of Mr. and Mrs. Cox.
Those attending were:
Mary Drury, PGA WEST II Architectural Committee
Ted Martens, PGA WEST II Landscaping Committee
Diane Hollinger, Arrowhead Landscaping
Frank Escavido, Arrowhead Landscaping
.Attached.is a copy of a letter written December 13,'1991, which
is being used for reference purposes only.
1. The plans reviewed today are acceptable to the
Committee and will be submitted to the City of
La Quinta for the necessary permits.
2. Tom Wayne had met with ESCO Engineering and determined
.the actual property line between common area and the
golf course.. This was staked at the time of the
property inspection to show where the outside (golf
course side) of the wall would be.
3. Because of the mounding.,.and physical layout of the
Cox' unit, it would allow for the 30" and 24" high
walls on the north and west sides. The plan, as
drawn, was acceptable.

4. Mr. Wayne provided a certificate of insurance for
the.$1,000,000 liability coverage as requested.
5. Water drainage will all occur on the south side'of
the existing.patio area. This can be only minimal
drainage from landscaping and water that.would sheet
off the patio. No pool drainage can be permitted:
from the pool to the common area and/or the golf
course..
6. Mr. Wayne will provide Mary Drury with the required
$5,000 deposit on Monday, February 10, 1992. No
final approval of the plans will be completed until
this check is received. Check is to be made payable
to PGA WEST II Residential Association, Inc.
The following are the remaining conditions*of this approval:
1. Tom Wayne is to meet with Arrowhead Landscaping to have
all existing irrigation re-routed so proper watering
can continue to all surrounding properties.
Arrowhead Landscaping shall move, relocate and/or trim
back any landscaping requested by Tom Wayne to help
facilitate the construction of this pool. Wayne and
Arrowhead are to work out the details of costs and
payment.
2. Tom Wayne will handle the removal of any yard lighting
to proceed with the construction of the pool. However,
lighting cannot be interrupted for any period of time
that is on the circuit as those removed. Existing
properties must still have the` benefit of all lighting
in.the surrounding area.
3. The landscaped planter that will appear on the north
and west sides of the pool will be placed on the house
water s stem and will be maintained by the homeowner.
4. The remaining landscaped areas, front and back, must'be
returned to the original condition once the pool is
completed. These areas will remain on the common area
watering system.
5. A "bobcat" will be used for digging and access will be
gained through the sideyard on the south side of this
residence. In order to do this, the contractor will
need to remove some of the existing block walls. Once
all work is completed, the walls are to be restored
with the same structural integrity that currently
exists and replastered with the color and texture
matching the existing stucco.
Page 3
6. The proposed new decking on the south side is to follow
the level area of the existing grade and not extend
out to the area where the grade begins to drop toward
the golf course.
7. A'final inspection of the work must be completed by
both the Architectural Committee and the Landscape
Committee prior to release of the $5,,000 construction
deposit. Any corrective work that must be done to
restore the Association's property will be deducted
from the $5,000.
