Dear Mr. Briggs:
This letter serves to relay approval of your recent application: for
a setback adjustment, pursuant to Chapter 9.188 of the City cf La
Quinta Planning and Zoning Regulations. The setback adjustment has
been approved subject to conditions and in accordance with attached
Exhibits A, B, & C.
SETBACK ADJUSTMENT:
A request for a 15 o adjustment in the front setback for an existing
house.
FOR: New 2 car garage
1. A Building Permit shall be acquired for the project within 6
months of the date of this letter or t:is approval shall
become null and void.
2. The front yard setback shall be 17-feet as depicted on Exhibit
A.
3. A retractable garage door with automatic opener shall be
installed.
4. The re -roofing material for the home and garage shall be heavy
duty asphalt shingles (Class A) or the garage roofing material
shall match the existing house if the existing single family
home is not re -roofed during on -site construction.
5. The SR Zoning Code Standards shall be met with the exception
of the above cited modifications.
After review it was determined that:
1. This adjustment is consistent with the intent and purpose of
the Zoning Ordinance.

2. There are special circumstances applicable to the property,
including such factors as size, shape, topography, location or
surroundings that justify approval of the adjustment. These
special circumstances are: a) the existing setback
requirements impose undue standards on the development of the
lot, if imposed; b) public utility companies will not be
affected by the request; c) the garage size is typical for a
single family home (20-feet x 23-feet); and d) the applicant
has limited options to place the garage on his 50 x 100-foot
lot.
3. This adjustment will not be detrimental to the health, safety,
and general welfare of the community or be detrimental to
property in the vicinity of the parcel for which the
adjustment is requested.
