THE HOUSE FRONTS ON A BUSY STREET (EISENHOWER DRIVE). THEREFORE,
I WANT TO ORIENT THE LIVING AREAS TO THE REAR OF THE LOT. THIS LOT
IS A CORNER LOT WHICH REQUIRES A STREET SIDE SETBACK OF TEN FEET.
THE REAR LOT DIMENSION IS ONLY 33.65 WIDE. THESE TWO FACTS WILL
CAUSE THE REAR OF ANY HOUSE TO BE "PINCHED". I AM ASKING FOR
MINOR SETBACK ADJUSTMENTS TO ALLEVIATE THIS SITUATION.

This letter is to report approval of your recent application for a
setback adjustment, pursuant to Chapter 9.188 of the City of La
Quinta Planning & Zoning Regulations. The following setback
adjustment has been approved subject to conditions and in accordance
with attached Exhibit A.
SETBACK ADJUSTMENT:
Reduction of: 1) Front setback from 20 feet to 19 feet
2) Interior sideyard from 5 feet to 4 feet
3) Exterior sideyard from 10 feet to 8 feet
FOR: Construction of new residence
CONDITIONS:
1. Obtain a building permit.
2. There shall be no obstruction or encroachment into 4 foot
interior sideyard.
3. All walls shall be in compliance with SR Zone requirements.
After review it was determined that:
1. This adjustment is consistent with the intent and purpose of
the zoning ordinance.
2. There are special circumstances applicable to the property,
including such factors as size, shape, topography, location or
surroundings that justify approval of the adjustment. These
special circumstances are: odd size of corner lot.
