Dear Mr. Trent:
The Community Development Department has reviewed your request for a front yard
setback reduction from twenty (20) feet to sixteen (16) .feet for the proposed front entry
awning and garage door pop -out depicted in Exhibit "A". Your application has been
approved pursuant to Chapter 9.188 of the City of . La' Quinta .Planning & Zoning
Regulations. This approval is subject to the following conditions and in accordance with the
attached Exhibit "A".
SETBACK ADJUSTMENT:
Reduction of front.yard setback from twenty: (20) feet to sixteen (16) feet.
FOR:
Front entry awning and garage door pop -out
CONDITIONS:. -
1. Obtain a building permit for the awning and pop -out from the Building and Safety
Department.
FINDINGS:
1. This adjustment is consistent with the provisions of Section 9.156.110(B) of the
Zoning Ordinance,. that allows for yard encroachments such as cornices, canopies,
and architectural 'features that do not provide additional floor space,, within the
building.

will it negatively impact adjacent properties. ,
