Dear Mr. Fritz:
On November 3, you requested that our staff review the construction plans (minus the
structural information) that are being reviewed by the Building and Safety Department to
insure that all provisions of the City's R-2 Zoning provisions are being met. We have
reviewed. the plans and find that they are generally consistent with current regulations.
However, please make sure that you find out whether your plans are subject to review and
approval by the Montero Estates Homeowner's Association either before acquiring. a
building permit or prior to on -site construction work. Generally, gated projects such as
yours, have CC and R's that run with the land and are binding agreements between you and
your neighbors. In summary, the CC and R's might be more restrictive than our Zoning
provisions.
If the louvered trellis on the front of the house is part of the remodel request, please be
aware that the structure is required to be a minimum distance of 19-feet from the front
property line. A setback adjustment application is required if the trellis is less than 19-feet.
The application can be obtained from our department and the filing fee is $100.00.
