Dear Mr. Lench:
This letter is to report approval of the setback adjustment application pursuant to Chapter 9.188 of
the City of La Quinta Planning and Zoning regulations; subject to Conditions and according to the.
attached exhibits.
SETBACK ADJUSTMENT REQUEST: To reduce the front yard setback from 20-feet to 18-feet
for a patio cover (i.e., vertical post at 19-feet) for an under construction house. ,
CONDITIONS: Obtain a building permit from the Building & Safety Department.
After review it was determined that: "
1. This adjustment is consistent with the intent and purpose of the Zoning Ordinance.

2. _ There are special circumstances applicable to the property, including such factors as
size, shape, topography, location or; surroundings that justify approval of. the
adjustment.
These special circumstances are (1) small Cove lot,. and (2),provide additional'sun
protection for Bedroom #3; _
3. This adjustment NN ill not be detrimental to the health, safety, and general welfare of
the community because all other SR Zoning provisions shall be met and the varied .
front yard setback encroachment enhances the architectural integrity of the building.
