2) Specify Arc=Fault Circuit Interrupter protection for all circuits supplying 125=volt, single phase, 15- and 20 -
ampere reeeptaeles outlets in bedrooms. (CEC §210-1-2) 210.12 See Plan for area(s) not in compliance.
3) Note on Electrical Plan: "Branch circuits that supply 125 -volt, single phase, 15- and 20 -ampere reeeptusle
outlets installed in dwelling unit bedrooms shall be protected by an arc -fault circuit interrupter."
Informational item: Please note that this requirement, newte the 204 revised in the 2004 California Electrical
Code, requires protection of the entire circuit (luminaires, fans, smoke alarms, etc.) not just receptacles installed
in bedrooms. Therefore, if receptacles, luminaries, fans, smoke alarms etc. in a hallway or living room are on the
same circuit as a bedroom, those reeeotasles outlets must be arc -fault protected as well.

4) Provide at least one wall switch -controlled lighting outlet in every habitable room; in bathrooms, hallways,
stairways, attached garages, and detached garages with electric power; and at the exterior side of outdoor

Informational Item: "In dwelling units, a smoke alarm shall be installed in each sleeping room and at a point
centrally located in the corridor or area giving access to each separate sleeping area. When the dwelling unit has
more than one story and in dwellings with basements, a smoke alarm shall be installed on each story and in the
basement. In dwelling units where a story or basement is split into two or more levels, the smoke alarm shall be
.installed on the upper level, except that when the lower level contains a sleeping area, a smoke alarm shall be
installed on each level. When sleeping rooms are on an upper level, the smoke alarms shall be placed at the ceiling
of the upper level in close proximity to the stairway. In dwelling units where the ceiling height of a room open to
the hallway serving the bedrooms exceeds that of the hallway by 24 inches or more, smoke alarms shall be installed

When the valuation of an addition, alteration or repair to a Group R Occupancy exceeds $,1000 and a permit is
required, or when one or more sleeping rooms are added or created in existing Group R Occupancies, smoke

SECTION I - STRUCTURAL

Important note to Engineer of Record:
If these corrections require revisions to structural calculations, in response to these corrections, do NOT simply
submit two copies of a few supplemental calculations.
For resubmittal, include:
• One complete set of structural calculations from the previous submittal, and...
• Two complete, stamped and wet -signed sets of structural calculations for review and approval. Your written
responses should direct the plan reviewer to the appropriate revised page(s).
Failure to provide documentation in this manner will delay approval of your client's project. Incomplete sets, loose
pages will not be assembled by the Building Department.
Important note: If manufactured truss products are used on this project, be aware that the City of La Quinta does
not allow deferred submittals. Truss calculations are required no later than the second submittal.
SECTION K - MISCELLANEOUS COMMENTS
1) Red marks on Plans, even if not specifically mentioned in this list, indicate items needing correction. Revise
Plan's as necessary and provide written response, noting where correction can be found.
2) Provide one copy each of the Site Plan and Floor Plan for the County Assessor's office. While not required for
resubmittal, this administrative item must be addressed prior to issuance of building permit.
3) Owner/Builder is declared on the application as Contractor for this Project. Submit a complete subcontractors
list for review and approval prior to the issuance of a permit. Please note that a sub -list submittal has a
minimum 48 hour turnaround, please submit sub -list with re -submittal to avoid any additional delays in your
project or provide general contractor information to complete building permit application form.
4) Provide letter of approval from Homeowners' Association.
5) Whenever any work for which a permit is required by this code has been commenced without first obtaining
said permit an investigation fee in addition to the permit fee shall be collected equal to the amount of the
permit fee required. On 9/23/05 -filed inspector documentation notes investigation fees are imposed for this

Informational item: Please note that this requirement, new to the 204 revised in the 2004 California Electrical
Code, requires protection of the entire circuit (luminaires, fans, smoke alarms, etc.) not just receptacles installed
in bedrooms. Therefore, if receptacles, luminaries, fans, smoke alarms etc. in a hallway or living room are on the
same circuit as a bedroom, those reeeotaeles outlets must be arc -fault protected as well.

stairways, attached garages, and detached garages with electric power; and at the exterior side of outdoor

Informational Item: "In dwelling units, a smoke alarm shall be installed in each sleeping room and at a point
centrally located in the corridor or area giving access to each separate sleeping area. When the dwelling unit has
more than one story and in dwellings with basements, a smoke alarm shall be installed on each story and in the
basement. In dwelling units where a story or basement is split into two or more levels, the smoke alarm shall be
installed on the upper level, except that when the lower level contains a sleeping area, a smoke alarm shall be
installed on each level. When sleeping rooms are on an upper level, the smoke alarms shall be placed at the ceiling
of the upper level in close proximity to the stairway. In dwelling units where the ceiling height of a room open to

2005 Code Informational Items: Luminaires for general lighting in kitchens shall have lamps with an
efficacy of not less than 40 lumens per watt. For incandescent luminaires, the wattage used in calculations
(WS -5R) is the highest relamping rated wattage of the fixture. Adjacent areas (nook, butler's pantry, etc.)
are considered as kitchen if the lighting for the adjacent areas is on the same switch as the lighting for the
kitchen. Luminaires that are recessed into insulated ceilings are required to be IC & AT (insulation contact
and airtight) rated. Electronic ballasts are required in all high efficacy luminaries of 13 watts or higher. The
high -efficacy luminaires shall be switched separately from the low efficacy luminaries. Pantry closets less
than 70 sq.ft. in area may have low -efficacy (incandescent) luminaries if independently switched.
Show all required energy efficient (High -efficacy) lighting in Bathrooms, toilet rooms, garages, laundry
ooms and utility rooms. Permanently installed luminaries that are not high efficacy are allowed provided
they are controlled by an occupant sensor(s). Provide a clear description/details for high -efficacy (fluorescent)

2005 Code Informational Items: Closets less than 70 sq.ft. in area may have low -efficacy (incandescent)
luminaries. The high -efficacy luminaires shall be switched separately from the low efficacy luminaries. The .
occupancy sensor (sometimes called "vacancy sensor") must have a manual on/off and automatic off feature (time
delay cannot be greater than 30 minutes and sensor cannot be locked in a permanent "on" state). Luminaires that
are recessed into insulated ceilings are required to be IC & AT (insulation contact and airtight) rated. Electronic
ballasts are required in all high efficacy luminaries of 13 watts or higher.
5) Luminaires providing outdoor lighting and permanently mounted to a residential building or to other buildings
on the same lot shall be high -efficacy luminaries. (California Energy Code §150(k)6) See Electrical Plan for
areas not in compliance.
2005 Code Informational Items: Permanently installed luminaries that are not high efficacy are allowed provided
they are controlled by a motion sensor(s) with a manual on/off switch and integral photocell. Provide a clear
description/details for high -efficacy (fluorescent) and alternate lighting (incandescent, etc) on Plans. Permanently
installed luminaries in or around swimming pools, water features: or other locations subject to Article 680 of the
California Electrical Code need not be high -efficacy luminaries. Luminaires that are recessed into insulated
ceilings are required to be IC & AT rated (insulation contact and airtight). Electronic ballasts are required

SECTION I - STRUCTURAL
1) See separate structural correction list, attached.
Important note to Engineer of Record:
If these corrections require revisions to structural calculations, in response to these corrections, do NOT simply
submit two copies of a few supplemental calculations.
For resubmittal, include:
• One complete set of structural calculations from the previous submittal, and...
• Two complete, stamped and wet -signed sets of structural calculations for review and approval. Your written
responses should direct the plan reviewer to the appropriate revised page(s).
Failure to provide documentation in this manner will delay approval of your client's project. Incomplete sets, loose
pages will not be assembled by the Building Department.
Important note: If manufactured truss products are used on this project, be aware that the City of La Quinta does
not allow deferred submittals. Truss calculations are required no later than the second submittal.
SECTION K - MISCELLANEOUS COMMENTS
1) Red marks on Plans, even if not specifically mentioned in this list, indicate items needing correction. Revise
Plans as necessary and provide written response, noting where correction can be found.
2) Provide one copy each of the Site Plan and Floor Plan for the County Assessor's office. While not required for
resubmittal, this administrative item must be addressed prior to issuance of building permit.
3) Owner/Builder is declared on the application as Contractor for this Project. Submit a complete subcontractors
list for review and approval prior to the issuance of a permit. Please note that a sub -list submittal has a
minimum 48 hour turnaround, please submit sub -list with re -submittal to avoid any additional delays in your
project or provide general contractor information to complete building permit application form.
4) Provide letter of approval from Homeowners' Association.
5) Whenever any work for which a permit is required by this code has been commenced without first obtaining
said permit an investigation fee in addition to the permit fee shall be collected equal to the amount of the
permit fee required. On 9/23/05 filed inspector documentation notes investigation fees are imposed for this
