CONDITIONS OF APPROVAL
PLOT PLAN 91-462
JULY 16, 1991
GENERAL:
1 . Development of the site shall be in conformance with the
exhibits contained in the file for Plot Plan 91-462
unless otherwise amended by the following conditions .
2 . The approved Plot Plan shall be used within one year of
approval date; otherwise it shall become null and void
and have no effect what so ever. "Be used" means the
beginning of substantial construction which is allowed by
this approval, not including grading, which is begun.

3 . If a new irrigation water meter is needed for this
project, the applicant shall submit a copy of the
proposed grading, landscaping and irrigation plans to the
Coachella Valley Water District for review and comment
with respect to Districts water management program.

5 . Install portable fire extinguishers per NFPA, Pamphlet
#10, but not less . that 2AlOBC in rating. Contact
certified extinguisher company for proper placement of
equipment.
6 . All controlled access devices that are power operated
shall. have a radio controlled over-ride system capable of
opening the gates when activated by a special transmitter
located in emergency vehicles .
7 . Devices shall be equipped with backup power facilities to
operate in the event of power failure or able to be
opened manually without the use of tools or special
knowledge.
8 . Applicant shall furnish the Fire Department with one
transmitter.
