Haag, ASLA, Inc. 1254 North Coast Highway Laguna Beach, California 92651 SUBJECT: MINOR USE PERMIT 2001-323 Dear Mr. Haag: The Community Development Department has approved your request to establish a temporary model home sales facility with parking lot for Palmilla Estates on Lots 8-10 and 78781 of Tract 29858-1 , pursuant to Section 9.60.250 (Model Home Complexes) of the Municipal Code,-subject to the following conditions: 1 . Provide a 26'0" wide aisleway for your 13 stall parking lot. .The temporary parking lot improvements shall be constructed before opening the sales complex to the general public. 2. Obtain building permits for all permanent improvements such as walls, pools, spas, fountains, barbeques, outdoor fireplaces, etc. Prior to obtaining a building permit, a cash deposit in the amount of $1 ,000.00 shall be posted with this Department to insure that garage offices are converted back to enclosed parking areas for the future homeowners. The cash deposit will be refunded after the office improvements are removed and a site inspection has been completed to determine compliance with all necessary requirements. 3. Dust control measures shall be employed during any on-site activities. 4. Install one 2A10BC fire.extinguisher inside each garage office area. 5. No temporary signs and flags are permitted unless separately approved by this Department. 6. Mounted close to the front door of the sales office (or on the trap fence) shall be a written notice informing emergency personnel of your 24-hour emergency phone number that they can call in case problems arise that need your prompt attention (i.e., minimum 1 " high letters). Regarding site landscaping, written approval from CVWD and the Riverside County Agricultural Commissioner's Office shall be submitted to this Department within 10 days. 8. Permanent planting areas require 24" box trees with caliper sizes of 1 .5" to 2.0" (minimum 6' tall) and 36" box trees with calipers size of 2.5" to 3.0" (minimum 8'-12' tall) depending on.species. 9. Construction of the temporary pedestrian bridge between Lots 9 and 80 shall be reviewed by the Building and Safety and Public Works Departments before site work occurs. Obtain any required permits to construct said structure. 10. The sales complex shall .be removed by November 16, 2002, unless an extension is granted by the Community Development Director. 11 . The City may elect to add Conditions to this application request to mitigate any problems that arise not previously addressed herein. Your approved construction plans can be picked up at our Department, and once the sales complex improvements have been made, please call our office to set up a walk- through inspection (i.e., a minimum of 24-hours in advance).
