The monument sign will be located on the south side of Avenue 52 as shown in the attached exhibit. The approval is subject to the following Conditions: 1. This sign permit grants one non -illuminated monument sign. The materials and colors for the sign are per the approved plans on file with the Planning Department. 2. The freestanding monument sign shall not exceed an area greater than twenty-four (24) square feet, and shall not exceed a height of six (6) feet, measured from finished grade. I.
