SUBJECT: MINOR USE PERMIT 2005-696
Dear Ms. Butler:
The Community Development Department hereby approves your application request
to install a temporary sales trailer on the southwest corner of Avenue 54 and
Alysheba Drive, as shown on the attached exhibit during the construction of the
facility, subject to the following conditions:
1. Once the trailer is installed, it can remain on-site for a six-month period.
However, an extension of, the six-month period may be applied for, with no
additional fee, in writing to the Community Development Department before
expiration. The Community Development Director may, after reviewing the
facts, extend the use of the trailer for another six-month period.
2. Use of the trailer shall be limited to the hours of construction as listed in the La
Quinta Municipal Code (Chapter 6.08, Nuisances). A copy of this time
schedule can be obtained from the Building and Safety Department.
3. A building permit is required for the temporary trailer and temporary electric
power. Please apply to the Building and Safety Department for a permit (760-
777-7012). Written permission from the property owner is required before a
building permit can be issued.
4. The trailer shall be placed a minimum 10 -feet from the street unless otherwise
approved by the Building and Safety Director.
5. A building address shall be installed on the trailer to help identify the
temporary business location (e.g., minimum 2 -inch high letters in a contrasting
color).

6. Provide one 2A10BC fire extinguisher inside the construction trailer and sign
over the exit door which states 'Door to Remain Open During Business Hours.'

7. The trailer, if elevated off the ground, shall be skirted with metal or wood siding
material. The skirting material shall be painted to match the exterior color of
the trailer. The exterior surfaces of the trailer shall be painted (or may be
stuccoed) and in overall good condition.
8. No temporary signs are permitted unless separately approved by this
Department.
9. No exterior lighting for the trailer is allowed unless approved by the Building
and Safety Department. All security light fixtures shall be hooded to prevent
light glare from being cast onto adjacent residential properties and streets.
10. Mounted close to the front door on the outside of the building shall be a written
notice informing emergency personnel of your '24-hour emergency phone
number in case of problems arise that need your prompt attention (i.e.,
minimum one -inch high letters). ,
11. The trailer shall be removed from the site prior to the issuance of Certificates
of Occupancy.
12. Provide restrooms facilities to accommodate on-site workers.
13. Dust control measures shall be employed if construction parking is allowed
adjacent to the trailer.
14. The City may elect to add conditions to this application request to mitigate any
problems that may arise and are not address herein.

INSTALLATION of a MODULAR BUILDING in a "SUB -1 E SET"
DIMENSIONS: The- "pit" should be excavated so that the overall length and width are 6 feet
greater than -that of the modular building. The desired depth is 28 inches. Ramps
must be provided at both ends to allow for drive-through access. Maximum slope
should be 1:12.:
DRAINAGE: Proper drainage is essential to maintain the initial set of the building_ If the earth
under the modular building becomes sawrated, settling wadl most 1*ely occur. The
it should be! graded such that water will collect at either end ox the center. It is
best to achiever 90% compaction and install a 6" base of 3/4" rock A drainage

system, gravity or pump, must be installed to remove standingwater. Also, roof
run-off should be directed so that it does nor collect under the bw g. Failure to
install a proper drainage system will likely, result iu extra expense to the customer

VENTILATION: Adequate cross-flow ventilation is required to prevent moisture from collecting
under the building. Excessive moisture trapped wader the building will cause
damage to thee? wood and steel structure. The Uniform Building Code (UBC)
specifies 1 square' foot of vent per 150 square feet. of floor space, distributed
evenly on all four sides.
CRAWL SPACE: An 18" x 24" minimum opening is required to access the crawl space underneath
the modular building.
REINFORCED
SKIRTING_ Reinforced skirting must be installed around the perimeter of the building prior to
baclqftlling the area with soil. Failure to install this "barrier" will result in damage
to the axle assembly an4 the undercarriage itself. All luanber that is used for
skirting the building, and which makes contact with the ground, must be "pressure
treated" or its equivalent.

will be evaluated and the cost to repair said items will be quoted at the bine of

for the timely removal of the building- There will be a charge for this service.

REMOVAL of a MODULAR BUILDING from a "SUBTERRANEAN SET"
EXCAVATION: It is the custonrier's responsibility to excavate the "pit" so that the overaA length
and width are 6 feet greater than that of the modular building. A ramp must be
provided at.thebutch, typically the A/C end but not always, to allow for removal
of the building.; Maximum slope should be 1:12.
REMOVAL of

MMMC remove it. If you wish MMMC to provide this service, there is a•cost of
$6.00 per lin. ft. to remove and stack it neatly at the site for customer disposal; or
$7.00 per liu- ft: to remove and haul the material away for disposal
VEN'TMATION: The grading and removal of the slatting material should be' completed an adequate
number of days prior to The desired return date of the building to ensure that the
"pit" receives adequate ventilation and drying time. An "adequate number of
days" will, vary based on each individual situation. Wet conditions will result in a
delay of removal of the building from the site.
EQUIPMENT
COSTS- The following; are typical. costs that may apply in the event that the above
procedure is not followed, and/or in the circumstance that the "pit" was
improperly constructed upon installation:
