This letter is to report approval of the setback adjustment application pursuant to Chapter 9.188 of
the City of La Quinta Planning and Zoning regulations, subject to Conditions and according to the
attached exhibits.
SETBACK ADJUSTMENT REQUEST: To reduce a portion of the front yard setback from 20 -
feet to 16 -feet for anew house (i.e., patio cover and master bath encroachment).
CONDITIONS:

After review it was determined that:
1. This adjustment is -consistent with the -intent and purpose of the Zoning Ordinance to
allow development of single family .houses in an S-RDistrict. There are special
circumstances applicable to this property, such as its irregular shape (i.e., triangular
shape), that justifies approval of the adjustment. Development of irregular shaped
properties with a house and pool is more difficult than rectangular shaped lots. A 20 -
foot wide sewer easement abuts the east property line further limiting the buildable
area of the lot(s). 'The' orientation of the house has been situated on, the lot to take ,
advantage of the views of the Santa Rosa Mountains- and is consistent in design with
other irregularly shaped developed parcels along Avenida Montezuma that have also
