To Whom It May Concern:
The residence at 54-280 Montezuma was inspected on August 20,
1991 by this department. It was found that a small room addition
had been added to the north side of the house. As there is no
record of a permit being pulled for this addition it must be
assumed that the typical inspections required during the
construction process were not conducted. The addition does meet
the setback and light and ventilation requirements required by
code. There does not appear to be- any obvious structural
deficiencies. However, the following ccde.violations were noted:
1. Operable smoke detector needed in hallway.
2. The master bedroom has no egress to public -'..:right-of-way due
to the wrought.iron gates on the court yard...
3. The same condition applies tc the bedroom adjacent to the
master bedroom.

Dear Jeanne,
Enclosed please find the following: Inspection Report (letter
format) for the Special Inspection performed by the City of La Quinta
on August 22, 1991, a copy of section 1204 as referenced in said letter,
and a receipt in the amount of $100.00 for said inspection.
As per our phone conversation this day, the Seller will install
the necessary smoke detector described in item #1 of the Inspection
Report. With regards to items 2 & 3, you have stated to me that as a
Buyer you are now aware of this condition and will accept the
property in its present condition as well as full responsibility for said
condition.
In a conversation with the building official I was told that the
bars referenced in items 2 & 3 should either be removed or made
passable in the case of an emergency.
