The Community Development Department has approved your request for a minor
adjustment of the required 20 foot front yard setback at 77380 Avenida Montezuma,
pursuant to Section 9.210.040 of the La Quinta Zoning Code. The approval permits the
front yard setback to be reduced from 20 feet to 18 feet to permit a patio post for a
new residence per the attached plan. You may proceed to obtain a building permit for
the residence.
The findings necessary to approve this Minor Adjustment are as follows:
1. This adjustment is consistent with the La Quinta General Plan, in that the
proposed encroachment into the setback does not affect the physical land use
.characteristics of the property designated Low Density Residential, and is not in
conflict with any related General Plan policy.
2. This adjustment is consistent with the intent and purposes of the Zoning Code
in allowing development of single family residences. This adjustment will allow
an adequate front yard and will only reduce the setback at the patio post which .
is almost imperceptible.
3. This adjustment is in compliance with the California Environmental Quality Act
(CEQA), in that it is exempt from such review pursuant to Section 153301 of the
CEQA guidelines.
4. This adjustment will not be detrimental to the health, safety, and general welfare
of the community because the encroachment is minimal and the majority of the
residence complies with the required setback requirements.

opment, for the noted project, requesting project observation prior to calling for framing inspection. During my
field observations on the 12th and 18th of this month various minor areas requiring additional or revised block-
ing and strapping were noted and pointed out to Mr. Brudvick and his framing superintendent, Chris Hammer.
These have since been rectified and brought into conformance with the design intent of the structural con-
struction documents and with my field directions.

I am hereby writing to the Building Department in an effort to address the last remaining plan check item still pending in
the plan review and approval process. Specifically, it was noted by the plan checker that there was a discrepancy be-
tween my structural design calculations and the truss calculations prepared by Imperial Truss. In the truss calculations a
dead load of 12 psf was used while my calculations indicate a dead load of 14 psf was assumed. If memory serves me,
the truss calculations had the noted the fore mentioned 12 psf dead load for the top chord it also, I believe, indicated a 5
psf dead load for the bottom chord which would, if I am correct, bring Imperial Truss' total dead load to 17 psf, which is
higher than my assumed dead loading.
In any event, in order to satisfy all concerned that both assumed dead loads are in excess of actual proposed dead load-
ing, 1 am setting forth the following:
• Built-up roofing: Intec three ply, Class "A" built-up composition roofing:
base sheet and tar - 28 lbs. per square (28 / 100 s.f.) .28 psf
2 intermediate plys - 22 lbs. per square (22 100 s.f.) .22 psf
mineral cap sheet - 72 lbs. per square (72 / 100 s.f.) .72 psf
tar and miscellaneous - 150 lbs. per square (150/ 100 s.f.) 1.50 psf
• Structural wood panel roof sheathing ( 3 psf per inch thickness x 15/32) 1.41 psf
• Manufactured wood trusses at 24" o/c (per Timber Const. Manual) 3.20 psf
