Complete a total update of the kitchen/morning room including adding a new 52 sq. ft. foyer/utility room off the kitchen with access through to the garage. MASTER BED/BATH/HALLWAY The back wall of the existing hall closet and linen cupboards are going to be moved about 12" in to increase the area in the Master Bath. This will allow for the new 45" vanity to be separated out from the existing toilet and shower with a wall and 24"door; The original 24" swing door to the bath area will be removed "and replaced with a 30 opening. The present one-piece acrylic shower stall will be removed and a new tile shower will be built with the same dimensions and utilizing the same drain and water supply.' A hot mopped shower pan and floor to ceiling water resistant gypsum board will be installed under the tile. The existing 46.5"x 10" sliding window will be removed and replaced with a fixed 32"x 48" glass block window. A new exhaust fan/light and double switch will be added to the wash closet/shower area. The existing vanity receptacle will be converted to a new GFI. In the bedroom area, the existing 70.5"x 34.5" sliding window will be replaced with 72" x 80" sliding French patio doors. As per code a new exterior light and switch will be added to the left of the new patio door. A new fan and switch will be added to the bedroom interior. In the second bath the 46.4" x 10" sliding window will be replaced with a fixed 32" x 48" glass block window. A new exhaust fan and switch will be added and the vanity receptacle will be converted to GFCI. A new water resistant recessed light will be added over the tub and hooked up to the existing vanity switch. A 30" open doorway will be made through the existing exterior wall to create a new foyer and the existing patio garage door will be reversed and replaced with a tight fitting 13/8" self closing door, with a fire rating > 20 minutes. The new utility/laundry room will open to this foyer with a 24" pocket door. The washer dryer will be set up on the far wall under a 36" x 42" rolling window. The. new dryer will vent directly to the outside with a 5" smooth interior dryer duct with back draft damper. A new 240 receptacle for the dryer and a new dedicated 20 -amp GFCI receptacle for the washer will be installed. The existing washer drain -in the garage will be closed off and a new drain and water supply installed that piggybacks off the existing kitchen sink. New recessed lights and switches will be added in both the foyer and laundry room. The changes to the kitchen layout are minor. There will be all new cabinetry and a built in 48" table, as well as a new fridge, oven, cook top, over the stove microwave (minimum of 30" above cook top), wine fridge, dishwasher, sink, and garbage disposal. The new 36" fridge will be moved to the far wall; just past where the old garage entry door had been. It will utilize the water line and the receptacle from the old washer area in the garage. The sink will be moved to the right to accommodate the new opening to the foyer but will utilize the same water supply and drains. The old 58.5" x 34.5" sliding window will be removed and a new 72" x 42 one installed over the new sink. area. The existing electric range will be replaced with,a new 30" cook top approximately 18" to the left and a new 30"venting microwave will be placed above it. The existing 240 and outlet and venting will have to be moved slightly to accommodate the new position. The oven will utilize the 240 receptacle from the old garage dryer. All'other electrical will be utilized with only minor repositioning. All counter receptacles will be converted to GFCI and there will be at least 2 dedicated small appliance branch circuits.to serve both kitchen and morning room. The existing single light fixture will be replaced with high efficacy recessed lighting as shown, operated from two 3 -way switches, one by the foyer entrance and one next to the existing morning room switch. Under cabinet lighting will also be added, and controlled from a switch at the end of the upper cabinet run. The morning room's existing 58.5" x 34.5" sliding window and 30" x 80" door to the roofed patio will be replaced by 72" X 80" sliding French doors. The existing fanlight will be replaced with a light fixture. MISCELLANEOUS A GFCI outlet will be added to the front of the house and the existing outlets in the roofed patio and garage will be converted to GFCI.
