Ca. 92274 Dear Ms. Johnson: It has come to the attention of this department that the structure that you own at 53-424 Avenida Martinez is being rented as two separate units. The area in which the property is located is designated as Special Residential'. In order to maintain a second unit in this area a conditional use permit must be obtained ( please see attachment 1 for details ). It is apparent that similar zoning restrictions were also in effect at the time that the permit to enclose the garage and attach to dwelling was issued by the County in 1970. It states on County of Riverside permit # 184322 ( attachment 2 ),. that no rental of the separate unit, or addition of a second kitchen was to be allowed. Based on the above information, if you wish to continue the use and rental of the second unit you must obtain a conditional use permit from the City. You may begin the application process for the permit by contacting Christine di Iorio in the Community Development Department. Failure to acquire the appropriate approvals from the City will necessitate the removal of the secondary kitchen, as well as the discontinuation of the practice of renting the structure as two separate units. Please contact Ms. di Iorio or me within 10 days of the date of this letter so that this dressed. Failure to do so may result in further. legal action by the situation may be ad City.
