As requested,.a special inspection was performed for the un -permitted third car garage
conversion to a bedroom. The following was observed and is required to permit your remodel.
1. Provide an "as built" plan for the remodel.
2. Add battery powered smoked detectors to the added bedroom, master,. second and third
bedrooms.
3. Provide school fee exemption letter.
4. Verify type "X" 5/8" drywall at required occupancy separation between garage and bedroom.
A no fee supplemental permit will be issued for the remodel when the above requirements have
been completed .
Li addition, un -permitted patio structures were observed on site in the sideand rear yard set
backs. They have been constructed without a permit and inset back areas where such structures
are not allowed. Please be.advised that these structures will be required to be removed. If you
have any questions about permitting and the reconstruction of patio covers please contact me.

This letter is to report approval of your recent application
for a setback adjustment, pursuant to Chapter 9.188 of the City
of La Quinta Planning & Zoning Regulations. The following
setback adjustment has been approved subject to conditions and
in accordance with attached Exhibit A.
SETBACK ADJUSTMENT:
Five foot side & rear yard setback reduced to three feet for
the proposed pool and spa.
FOR: Swimming Pool & Spa encroachment
CONDITIONS:
1. The pool and spa shall include reinforcing and be
designed per the Uniform'Building Code requirements.
2. The perimeter fence or block wall shall be five feet high'
(minimum).
3. Self-closing gates shall be installed which prevent
children from entering the property, etc.
4. A building permit shall be obtained.
5. GTE requires that a three inch (3 inch) PVC conduit,
schedule 40 or better, be placed within the easement
area. This would facilitate their assessing the area in
the future, should the need to replace the. facilities
arise. This conduit is to be capped off within five feet
(5 feet) of the side property lines, and should be placed
at a minimum depth of .thirty inches (30 inches)..

GTE CALIFORNIA, Incorporated maintains a buried distribution facility along the
rear property line at the subject location. The proposed construction of a
swimming pool and associated support structures will encroach within this 5.00
foot PUBLIC UTILITY EASEMENT, as reserved by the above referenced Tract. Our
company has no objections to the proposed construction, as proposed by Majestic
Pools, or the subsequent encroachment.
We do request, however, that a three inch (3") PVC conduit, svchedule 40 or
better, be placed within the easement area. This would facilitate our accessing
the area in the future, should the need to replace our facilities arise. This
conduit is to be capped off within five feet (5') of the side property lines,
and should be placed at a minimum depth of thirty inches (30").
