Section 66020 of the Government Code asserted by Assembly Bill 3081, effective January 1, 1997, requires that this District provide (1) a written notice to the

Dear Ms. Hanson:
The Madison Club Design Review Committee met to review the Final Construction
Document Submittal for Lot 17B on Meriwether Way. The committee suggests starting
construction once a Building Permit is received and finalizing the remaining comments
prior to your request for a setback inspection.
1. The site materials, finishes and colors are noted as, "to be selected". All color and.
material samples should be provided in the field for review prior to order and
installation.
2. The side yard setback of 5' was approved due to the lot configuration and
adjacent property.
3. There welt no finishes called out with respect to the metal, gates, awning, and
chimney caps which will need to be reviewed prior to fabrication and/or
installation.
4. The flat roof material is called out as gravel however we have been requiring
upgraded materials with respect for views from second story rooms balconies.
Please provide an alternate selection for the flat roof material.
5. The landscape plan submitted was conceptual in nature and did not include the
following information: shrubs, groundcovers, adjacent planting to show
transitions, irrigation plan and specifications, lighting plan, site details as
referenced on the Civil plan and the ten required 48" box trees in the Natural
Area. A complete planting pian should be provided prior to installation of
landscape in the field.

As requested, we have reviewed the above referenced geotechnical reports as they relate to the
design and construction of the proposed custom residence. The project site is located at 52-295
Meriwhether Way within the Madison Club development in the City of La Quinta, Califomin. It
is our understanding that the proposed residential structure will be of relatively lightweight
wood -frame construction and will be supported by conventional shallow spread footings and,
concrete slabs on grade.
The lot was previously graded during the initial rough grading of,the Madison Club project site.
The rough grading included recompaction of the native surface soil along with the placement of
engineered fill material.to construct the building pads. The site grading is summarized in the
referenced Project Grading Report along with the compaction test resulLc..
The referenced reports include recommendations pertaining to the construction of residential
stricture foundations. The previous reports also address the potential for liquefaction,
subsidence and differential settlement. The remedial grading performed was intended to
mitigate potential differential settlements. Based upon our review of the referenced reports, it is
our opinion that the structural values included in these reports remain applicable for the design
and construction of the proposed residential structure foundations.

Because the lot has been previously rough graded, the remedial grading required at this time
should be minimal provided that the building falls within the previously assumed building
envelope. The building area should be cleared of surface vegetation, scarified and moisture
conditioned prior to precise grading. The exposed surface should be compacted to a minimum of
90 percent relative compaction is attained prior to fill placement. Any fill material Should be
placed in thin lifts at near optimum moisture content and compacted to at least 90 percent
relative compaction.
The allowable bearing pressures recommended in the grading report prepared by Sladden
Engineering remain applicable. Conventional shallow spread footings -should be bottomed into .
properly compacted fill material a minimum of 12 inches below lowest adjacent grade.
Continuous footings should be at least 12 inches wide and isolated pad footings should be at least
2 feet wide- Continuous footings and isolated pad footings should be designed utilizing
allowable bearing pressures of 1500 psf and 2000 psf, respectively. An allowable increase of 300
psf for each additional 1. foot of width and 300 psf for each additional 6 inches of depth may be
utilized if desired. The maximum allowable bearing pressure should be 3000 psf. The
recommended allowable bearing pressures may be. increased by one-third for wind and seismic
loading.
Lateral forces may be resisted by friction along the base of the foundations and passive resistance
along the sides o( the footings. A friction coefficient.of 0.18 tines the normal dead load forces is
recommended for use in design. Passive resistance may be estimated using an equivalent fluid
weight of 300 pcf. If used in combination with the passive resistance, the frictional resistance
should be reduced by one third to 0.33 times the normal dead load forces.
The bearing soils are non -expansive and fall within the "verylow" expansion category in
accordance with the 2007 (CBC)) classification criteria. Pertinent 2007 CBC Seismic Design ,
parameters are summarized on the following page.
Based on our field observations and understanding of local geologic conditions, the soil profile
type judged applicable to this site is So, generally described as stiff soil. The site is located within
UBC Seismic Zone 4. The following presents additional coefficients and factors relevant to
seismic mitigation for new construction upon adoption of the 2007 California Building Code,
(CHC).
The seismic design category for a structure may be determined in accordance with Section 1613
of the 2007 CBC or ASCE7. According to the 2007 CBC, Site Class D may be used to estimate
design seismic loading for the proposed structures. The period of the structures should be less
thin 'A second. This assumption should be verified by the project structural engineer. The 2007
CAC Seismic Design Parameters are summarized on the following page.

The overall duct length will determine
the'duct diameter.
® Measure the actual duct length
needed to go from the dryer's
exhaust connectionto the vent outlet:
1. Establish the number of elbows or
bends necessary, noting the type of
bend_ , angle and radius involved
(see .Table).
2. Add the additional duct length (as
derived by using the values
specified in. the table) to the actual
duct length to get the effective
length.
Note:
Maximum effective duct lengths: .
4" (100 mm) diameter 66 ft (20 m)
5" (125 mm) diameter 131 ft (40 m)
U.' (150 mm) diameter 328 ft (100 m)
Effective duct lengths over 66 -ft (20 m)
require a larger duct diameter.
Longer ducts may lead to slight
decreases in -dryer efficiency if the
necessary duct diameter is not
followed.

Tips about the ductwork
— Check with your local building code
to determine the maximum allowable
duct length.
— Use flexible metal pipe or rigid metal.
pipe for venting. Non-metallic flexible
hose should not be used since it is a
potential fire hazard.
— For best drying results avoid extra
long ducting with too many bends,
angles or tight corners.
— The shorter the exhaust ductwork,
the more efficient the dryer will be. .
Expelled air is slowed down in the
ducts due to friction against the inner
walls. The shorter and smoother the
inner walls are, the less friction that
will be created.
— An elbow or bend creates more
friction than a straight duct. An
additional duct length factor -must be
added for each elbow or bend (see
Table). This factor expresses the
resistance of the bend in terms of a
straight length of duct.
The additional length factor is then
added to the existing duct to give the
effective duct length.
A larger duct diameter helps to
reduce friction. Therefore the duct
diameter and length. should be
increased simultaneously.
