The proiect was approved for you to begin construction. There are a number of items remaining that will need to be resolved at various stages of pre - construction and construction as noted below. Architectural 1. The DRC needs a complete set of plans that include electrical plans, mechanical plans and structural sheets. 2. The Upper Floor Plan and.elevations now show.a 5' high wall screening the side yard view and affording privacy for the neighbor. This is acceptable and will be subject to the license .agreement entered `into with the Madison Club Owners Association for use -ofa. portion of a lettered landscape lot. 3. The home is comprised of all flat roofs. The DRC has submitted the variance request to the Board for review and consideration. ' Based on the architectural quality and interesting vertical/horizontal. articulation of the elevations, the variance is approved. 4. The colors, materials and finishes added to the elevations are acceptable. 5. The massing above 20' is calculated at three percent over, the Guideline suggestions, which has been judged acceptable. Landscape 1. The Association easement planting has been indicated on the plans and- the majority of the concerns have been resolved. The right to.make appropriate field changes will be reserved in the License Agreement for use of this area. * Also, since Lot 33B will be made available for construction staging, a renovation plan will be required to restore disturbed areas at the conclusion of your project. 2. All trees utilized in the Transition Area should be multi -trunk per the guidelines. . The idea is to createthematic consistency throughout the community. .If your designer has contrary thoughts, we'd be interested in hearing them. 3. There are several Citrus and Rhus lancea planted very close together. This design is acceptable however they may create a hedge -like feel and the owner may choose to remove some in the future due to maintenance concerns. 1! 4. The lawn area on the golf course property slopes sharply from 2 percent to 15 percent. Although the use of the golf property for transition has been approved in concept, the details need to be resolved.,. Most of this has been done, but there are some lingering issues we would like to work with designer and builder on through the course of construction. It also appears that the grades in this area as shown on the planting plan do not match the Grading Plan, which should be reconciled. 5. There are view impacts within the oblique view corridor that affect both of the neighboring lots. With respect to Lot 33, there is a fruitless olive and three date palms located in the corridor.. With respect to Lot 35,. there is a date palm. These trees should be pulled back out of the view corridors, which your landscape architect should be able to address. 6. The Irrigation plan is acceptable as submitted. 7. The types of lights proposed as well as the number of fixtures and wattages proposed are acceptable as presented. 8. The lower lawn area is bordered with path lights. Because this lighting occurs off property and will be more visible -to other homes, the preference would be to see the lighting reduced or eliminated. Grading 1. It appears that grading is no longer being proposed on Lot 35B. The committee recommends that he proposed grass area on the _golf course property be stopped at the new top of slope crated by the proposed grading. The recommendation is made for aesthetic considerations as well as ease of maintenance. We can work with the landscape architect and contractor on the best possible tie in condition. 2. There are some sharp cuts depicted for the entry drive grading. We will want to review this with your builder and designers due to the impression sensitivity of Meriwether Way. 3. The slope at the southeast comer of the pool deck appears to be quite steep and could use more screening with appropriate landscaping. It would be preferable to not have slopes exceed 3:1. 4. The driveway is shown with a maximum slope of 12.6 percent which is in excess of the recommended but is acceptable to the DRC. Site 1. There were no wall details provided on the Landscape Site Plan. The DRC will need these before construction of site walls. 2. The wall footings cannot extend onto the adjacent properties unless a written agreement is entered into with the neighbor. 3. The yard and motor court gate details must be. provided for review and consideration before fabrication and installation. 4. The interior fountain details were not submitted but will be required by your builder for construction.
