GRIFFIN RANCH MODEL HOME COMPLEX
Dear Ms. Butler:
The Community Development Department has reviewed and approved your request for
a model home complex for Tract 32879, located at 8i"066.Monarchos Circle, on the
southeast corner Madison Street and Avenue 54, subject to the exhibits on file and the
following Conditions:
1. Prior to use of the model home complex,, a cash deposit in the amount of
$1,000.00 shall be posted with the Comriunity Development Department to
insure the removal of the improvements once- the permit has expired or the
use terminated as required by the City Council Ordinance #361. The deposit
will be refunded when all model home improvements have been removed.
2. If a building permit is required, contact the Building and Safety Department at
(760) 777-7012 for permit requirements.
3. Provide restroom facilities in the office to accommodate personnel.
4. Mountedon the exterior of the sales office shall be a written notice providing
emergency personnel your 24-hour emergency phone number they can call in
case problems arise that need your prompt attention (i.e., minimum 1" high
letters).
5. Install one 2A10BC fire extinguisher inside the sales office.
6. The model. home complex shall be permitted to remain open for one year
from the time it opens, unless a time extension is applied for.andgranted by
this Department. The Community Development Director may extend the
permit for a set time period if needed. No fee is charged to extend this
permit.

T The applicant/property owner agrees to deferidj indemnify, and hold harmless
the City of La Quinta (the "City"), it's.a.gents, officers and employees from any_
claim, or litigation arising out of the City's approval' of this project. This
indemnification shall include any award toward attorney's fees. The City of La
Quinta shall have the right to select its defense counsel in its sole discretion.
The City may elect to add Conditions to this application request to mitigate any
problems that arise not previously addressed herein.
This decision may be appealed to the Planning Commission by anyone provided they
submit the necessarypaperwork and filing fee of $175.00 to this office within 15 days of
approval of this permit.

You have been issued a release for a temporary sale center within the existing residential
building. THIS IS NOT AN OCCUPANCY PERMIT.
It is prohibited to use/process or store any materials in this occupancy that would classify it
as an "H" occupancy per Sec. 307 of the 2000 UBC.
THE FOLLOWING CONDITIONS MUST BE MET PRIOR TO INSPECTION:
Install door hardware and exit signs as per Chapter 10 of the 2000 UBC.
A minimum 2A10BC Fire Extinguisher, (State Fire Marshal Approved) must be mounted in a
visible location within 75' walking distance from any point in your building or suite. Fire
extinguishers can be installed by a licensed extinguisher company with a State Fire Marshal
service tag attached to the extinguisher, or purchased from a retail store with a sales receipt
attached. A licensed fire extinguisher company must service extinguisher yearly.
Approved building address shall be placed in such a position a to be plainly visible and
legible from the street. Said numbers shall contrast with their background.
Applicant/installer shall be responsible to contact the Fire Department to schedule
inspections. A re -inspection fee will be required if more than one (1) inspection is necessary.
Requests for inspections are to be made at least 72 hours in advance and may be arranged
by calling (760) 863-8886.
All questions regarding the meaning of these conditions should be referred to the Fire
Department Planning & Engineering Staff at (760) 863-8886.

control to shut off the lighting. This automatic control shall meet the requirements of
Section 119 and may be an occupancy sensor, automatic time switch, or other device
capable of automatically shutting off the lighting.
§131(d)2Override for Building Lighting Shut-off: The automatic building shut-off system is
provided with a manual, accessible override switch in sight of the lights. The area
of override is not to exceed 5,000 square feet.

Controls
§ 122(e) Each space conditioning system shall be installed with one of the following:
X❑ § 122(e)1A Each space conditioning system serving building types such as offices and
manufacturing facilities (and all others not explicitly exempt from the requirements

of Section 112 (d)) shall be installed with an automatic time switch with an
accessible manual override that allows operation of the system during off -hours for
up to 4 hours. The time switch shall be capable of programming different
schedules for weekdays and weekends and have program backup capabilities that
prevent the loss of the device's program and time setting for at least.l0 hours if
power is interrupted; or
§ 122(e)1 B An occupancy sensor to control the operating period of the system; or
F§ 122(e)1C A 4 -hour timer that can be manually operated to control the operating period of the
system.
§ 122(e)2 Each space conditioning system shall be installed with controls that temporarily
restart and temporarily operate the system as required to maintain a setback
heating and/or a setup cooling thermostat setpoint.
§ 122(g) Each space conditioning system serving multiple zones with a combined
conditioned floor area more than 25,000 square feet shall be provided with isolation
zones. Each zone: shall not exceed 25,000 square feet; shall be provided with
isolation devices, such as valves or dampers, that allow the supply of heating or
cooling to be setback or shut off independently of other isolation areas; and shall
be controlled by a time control device as described above.
§ 122(a&b) Each space conditioning system shall be controlled by an individual thermostat
that responds to temperature within the zone. Where used to control heating, the
control shall be adjustable down to 55 degrees F or lower. For cooling, the control
shall be adjustable up to 85 degrees F or higher. Where used for both heating and
cooling, the control shall be capable of providing a deadband of at least 5 degrees
F within which the supply of heating and cooling is shut off or reduced to a
minimum.
r§ 122(c) Thermostats shall have numeric setpoints in degrees Fahrenheit (F) and adjustable
setpoint stops accessible only to authorized personnel.
§ 112(b) Heat pumps shall be installed with controls to prevent electric resistance
supplementary heater operation when the heating load can be met by the heat
pump alone.
