Re: Un permitted garage remodel
On October 9'" 2001, 11:00 am, a special inspection was performed to field verify the un -
permitted garage remodel in progress at 78-555 Naples Drive. The following was observed:
A framed room measuring approximately 11' x 6'4" (70 square feet) was observed to be
constructed in an existing 20'x 20' garage. The room had drywall installed on the inside of the
framed structure and exposed electrical romex wiring for several electrical receptacles on the
out side. Two 1820 windows and one 2668 door were installed in the room. addition. The
required fire rated occupancy separation between the U and R3 occupancy's did not seem to be
affected by the construction.
The remodel as constructed may not be permitted if an alternative parking space can not be
constructed on site to maintain the minimum parking space required per La Quinta Municipal
Code section 9.150.060 Table 9-11 Parking for Residential Land Uses. This un permitted
garage remodel is not approved as built. Removal of the structure is required.•

It has come to the attention of this Department and by my own observations, that a room addition
is under construction in your garage. There is a concern that the room addition was constructed
without required permits and interferes with required minimum interior dimension in a residential
garage. This is in violation of La Quinta Municipal Code 8..10.060 Permit Required, and La
Quinta Municipal Code 9.150.080(B)(11) Parking Facility Design and Dimensions, Residential
Garages. To resolve this issue I am requesting a voluntary inspection of the garage area by a City
Building Inspector and myself.
Please contact me within ten (10) working days of receipt or posting of this letter to schedule an
inspection of the property. Failure to contact me within the ten (10) days will be considered
refusal to allow the inspection and will result in further legal action.
