APPROVED FOR CONSTRUCTION DATE I B�_ First, let me apologize for the delay in submitting this letter. I was hospitalized requiring major surgery and am currently recovering. Mr. O'Brien obtained the entire structural analysis for my job number 9557 for Double D Construction (Dave_Dietrich and his son). The information I needed was summarized on sheet 4 of 7 of the QLat structural analysis dated 8-2-1995. The following summarizes the seismic and wind criteria used in the design of the O'Brien Residence. • The 1991-97 Uniform Build Code (aka; California Building Code) was used in the design of this home. • The seismic base shear assumed Seismic Zone 4 conservatively and was taken as 0.187 Wd or 18.7% of the weight of the structure. The actual base shear indicated on the analysis is 17.5 kips parallel to grid line Y and distributed over grid lines A through F. The shear in grid line C is 5.6 kips and is the shear under consideration as noted on the cover sheet of the analysis. o QLatTM by Lateral Pro Software was created by the same company that provided programing for metal press plate wood trusses used by local truss manufacturers. The software was also created by the developer who wrote TJ Beam for Weyerhaeuser's software. In 1995 Simpson Strong -Tie TM hired me to work with Lateral Pro in the development of the software to specify Simpson's mechanical connectors. QLat was used in the design of design of this home as a test basis for Simpson. o Located in Boulder Colorado, Lateral Pro used designed this home conservatively. The lateral base was assumed to be 18.7% of the weight of the structure while local design criteria was often taken as 13.3% Wd or 3.98 Kips (1.62 Kips less than the actual force assumed in the analysis). Lateral wind load controls when using an 80 mph (16.4 psf) in an unenclosedREC"IVF'1D (1.3) structure using Exposure B (1.04) is assumed (as Lateral Pro had in this JAN 2 0 2011 Page 1• BY' O'Brien Compliance Report design). The wind force in each direction calculated to be 22.2 kips (distributed from grid line A to F). The lateral wind load for an 80 mph wind in Line C calculates as 4.23 Kips. o La Quinta's required a minimum 70 mph (12.6 psf) wind force. Using a 70 mph wind in Exposure B the length of the 380-plf shear walls calculates as 11.13 feet+ rThe actual length of wall is 16 feet with the window approximately 3' to 4'-0" in width. Wind loads continue to govern, but the actual lateral load to this line of shear is 1.62 kips less than the Lateral Pro calculated shear. Shear walls are 15/32" Struct I plywood w/ 8d common nails at 4:12 o.c. Allowable shear is rated at 380 plf (see shear wall schedule in the structural analysis). With an actual shear capacity of 4,230 pounds the required sheathing is 5'-0" shorter than actually provided. The window is located within the center of one of the plywood shear walls. Shear is closer to zero in the center of a panel where the moment is highest. Since the shear approaches zero in the center of the panel the need to brace the opening is not as critical as that location where the shear or uplift approaches the maximum. The QLatTM design is conservative and is higher than, the loads generally used by engineers in the Coachella Valley. It is my professional opinion that the placement of the window is acceptable. I have reviewed the analysis and distribution of shear carefully and have compared the actual shear to the allowable I have used for most other homes I've designed (for a 70 -mph wind load). I have also considered the use of 15/32" plywood (a five-ply panel) with 8d common nails and the difference over 3/8" panels should a panel be crushed in nailing. The five ply panel allows for damage in one of the ply's while 3/8" panels are not so forgiving. If the panel edge was crushed on a four -ply panel, I would require the sheathing to be removed and replaced. Inasmuch as the faces of the panels were not visible, I believe the five-ply panel offers a factor of safety for what we cannot see. Therefore, I approve of the installation of the window in the new bathroom. Please feel free to contact me with any questions you may have. I am returning the original analysis provided by Mr. O'Brien. Thank you for allowing me to represent your. engineering needs. ADDENDUM (1/5/2011): A 2.6 -foot door was also added at grid line 4. The Vact = 6.423 Kips and with a 15/32" 5 -ply shear wall (one side w/ 8d@6:12 Common Nails) the required length required is 24.7 -feet. The actual length provided is equal to (9 -ft + 8.5 -ft + 8 -ft) equals' 25.5 -feet. Considering the difference in wind speed is 12.6-psf/16.4-psf * (6.423 -Kips) = 4.93 -kips. Lact=25.5-ft — 2.33 -ft = 23.17 -ft and Vact = 23.17 -ft * 260-plf = 6024 -lbs or 6.024 -kips >> 4.93 -kips. Therefore, the capacity of the actual length of shear wall is 1.094 -kips greater than the allowable. Page 2 O'Brien Compliance Report In summary, the capacity of shear walls provided is 1.094 -kips greater than the capacity of the shear walls allowed by the revised wind load (taken at 70 -mph). Finally, I was unable to verify the use of additional Simpson HPAHD22 hold-downs at each side of the new door. However, if we assume the wall to be designed according to the provisions of AWC's perforated shear wall design, the use of hold-downs may be omitted as the entire length of the shear wall (17.5 -ft) would be considered one complete wall and the use of hold-downs at each end of the 17.5 -ft wall would be adequate. In addition, the weight of the roof trusses from the main structure from grid line 1 to 4 would provide sufficient dead load to resist uplift on the 17.5 -ft shear walls. It is my professional opinion that the installation of the door in the existing 17.5 -ft shear wall is allowed and the full length of the wall (17.5 -ft) is considered adequate as a perforated shear wall. Addendum II (1/19/11) — Visual confirmation of existing construction, erection of non- bearing walls, and headers; Bill Albers (spelling of name to be confirmed) is a friend of Sean O'Brien and a contractor. He was asked to assist in exposing the headers above the exterior window and door (between the garage and house) and to confirm how the non-bearing walls that were located either parallel or perpendicular to the roof trusses attached to the ceiling. The concern was that the top of the non-bearing walls had at least %2 -inch clearance to the bottom of the trusses as noted in conventional construction provisions. The existing walls of the garage and common wall to the home was constructed of 2x4 studs rather than 6x framing as originally thought. The garage is 20 -feet from 16 -foot garage door header to the rear wall and the width of the garage is 30 -feet on the interior face of wall. The trusses bear on the garage header and the common wall at the back of the garage where the new door between the bathroom and the home was constructed. It is assumed that.the flat roof trusses in the home also bear on this .wall as the length of the trusses is shorter in the direction (assumed North -to -South based on the drawing convention). The header above the door is a 4x12 DF — much larger than required for the width of the opening (32 -inches). The header above the window (a non-bearing wall) is a 4x6 DF header and the width of the window is 36 -inches. The headers are more than sufficient for the loads and width of opening. It is assumed but not confirmed that the headers are a #2 grade lumber. A 2 -inch by 3/4" hat channel was used on each side of the double top plate of the wall to make the connection to the bottom of the trusses. The top plate of each wall came up to the face of the '/2 -inch Gypsum board ceiling. The gypsum finish was not removed and the Hat channel was secured to the bottom of the trusses perpendicular to the wall with fasteners at each truss through the gypsum wall board. The Hat channel allows the wall to move vertically but restrains the wall from lateral movement. The spacing of the trusses was confirmed to be 24 -inch on center. Page 3 O'Brien Compliance Report I asked the contractor to expose the sill plate of each of the interior walls to expose the connection of the plate to the foundation. Non-bearing walls require only a Power Actuated Fastener (PAF) of a minimum 0.145" concrete nail. The size and spacing of the fasteners can be confirmed by the city inspectors as per the requirements of prescriptive conventional construction (per the latest International Residential Code). After confirming the size of the headers and the allowable clearance between the top of the non-bearing walls and the bottom of trusses it is my professional opinion that all work inspected and confirmed is in compliance with the minimum standards of the Residential Building Code and the size of headers used is greater than the minimum size required using the prescriptive methods of conventional construction for a roof with a minimum 20-psf Live Load and 20-psf Dead Load.
