Your architectural request to install two solid alumawood patio covers along the rear of
your home has been approved by the Architectural Committee under the following
conditions:
1. The finish lot grading and drainage are constructed on this lot in
accordance with the requirements of the governmental agencies in this
jurisdiction. For your own protection, please be sure that landscaping,
walls, patios and other improvements installed provide for positive
drainage away from the foundation of your home (2% minimum and
away from your neighbor's property. You will be responsible for damage
to your home or lot or to your neighbor's home or lot due to improper
modification of the finish lot grading and/or drainage. Please also refer
to Section 4.7 of your Declaration of Covenants, Conditions and
Restrictions entitled "Drainage" for more details.
NOTE: Extra precautions should be taken with planter areas next to the
foundation, where trapped water can lead to damage to the foundation.
Since the finished grade should be maintained 6 inches below the house
slab, arty installed concrete work should not trap water against the
foundation. In addition, planters should not be allowed to fill above the
required grade.
2. You must comply with all City ordinances.
We trust that only licensed, insured contractors will be performing the work and that
any required permits will be obtained. Please be reminded that any damage to the
common area due to the construction in your rear yard should be repaired in a timely
manner.
