Dear Mr. and Mrs. Whitley:
Your architectural request to install a pool, spa, fixe pit, BBQ, wood lattice patio cover
and your near yard landscape has been approved by the Architectural Committee under
the following conditions
I . The finish tot grading and drainage are constructed on this lot in
accordanct with the requirements of the gavernmr-ritaJ agencies in this
jurisdiction. For your awn protection, please be sure that landscaping,
walls, patios and other improvements installed provide for positive
drainage away from the foundation of your home (295 minimum) and
away from your neighbor's property. You will be responsible for damage
to your home or tot or to your neighbor's home or lot due to improper
modification of the finish lot grading and/or drainage. Please also refer
to Section 4.7 of your Declaration of Covenants, Conditions and
Restrictions entitled `°Drairmge" for more details.
NOTE: Extra precautions should be taken with planter areas next to the
foundation, where trapped water can lead to damage to the foundation.
Since the finished grade should be maintained 6 inches below the house
slab, any installed concrete work should not trap water against the
foundation. In addition, planters should not be allowed to fill above the
required grade.
Z. .Trees should be planted far enough from existing fences so as to prevent
damage to the fences and existing foundations as they mature.
3. You must comply with all City ordinances.
4. You must furnish the Architectural Committee with a copy of your pool
and spa city permits for our files before work commences on these
structures.
S. It is understood that the pool equipment will be located next to the A/C
condensers and will be shielded from view from the common area.
6. The lattice patio cover will be painted to match the trim of the house.
