Re: Architectural Variance Submittal -54 -917 -firestone —Windows & Sliding Doors
Dear Mr. and Mrs. Moore,
The Architectural Committee has reviewed your Architectural Variance request submittal. The
proposed scope of modifications includes the replacement of sliding glass doors and windows
per the plan submittal. All replacements with retrofit sliding glass doors and windows, all in
accordance with the City of La Quinta building codes and permits. The proposed scope of work
is shown on sheet A1.0 as provided with the variance request. This work is acceptable in
accordance with the Architectural Guidelines Homeowner's Association CC&R's and
Maintenance and Indemnity Agreement.
The following comments and/or requirements are pertinent to the acceptance letter:
I. The HOA and Architectural Committee do not review the manufacturer's product and do
not provide an opinion on the manufacturer or product.
2. The anodized aluminum frames to be dark bronze colored.
3. The glass is to be a color to match the existing. Low E, or better, glass is to be used. The
glass cannot be mirrored glass nor have grids.
4. The installation to be complete with all damaged stucco and waterproofing repaired, new
stucco finish to match existing finish and texture and all damaged finishes repainted with
Vista Weathermaster Paint. All exterior paint is Vis brand paint. The stucco color is
VP 43-3484. All work to be done to the satisfaction of the HOA including the area below
the sill. Any exposed caulking to be painted to match stucco color.
5. If any changes are made to the opening size, the installation and application requires a
City of La Quinta building permit and inspection card submitted to the HOA prior to
starting the demolition work.
6. The owner assumes 100% responsibility for the installation and all future repairs,
maintenance and waterproofing issues.
7. All new door and window. frames are to be installed in accordance with the
manufacturer's requirements and construction standards for water and air intrusion.
8. The contractor is responsible for the removal of all demolition materials.

9. The contractor is to repair and/or replace any damaged stucco (to match existing),
irrigation, landscape, hardscape, lights or street surface to the satisfaction of the HOA.
10. The contractor cannot use the street for stockpiling construction material or debris.
11. The street and work area are to be kept clean and safe daily.
I2. The contractor is to observe all Association rules and regulations. Contractor vehicles are
to be parked on one side of the street.
13. A Maintenance and Indemnity Agreement shall be signed prior to the start of work and
reviewed at the completion of the project to ensure that all improvements are listed on the
Maintenance and Indemnity Agreement. Same shall delineate all applicable work, which
current and future owners shall be compelled to solely maintain and/or replace as needed
and the document shall be recorded with the County of Riverside and runs with the land.
In accordance with the CC&R's, the repair and maintenance of windows and doors, including the
glass, is the responsibility of the homeowner.
We reserve the right to make a final inspection of this change to make sure that it matches the
original request. An approval is based only on the aesthetics of your proposed plan and should
not be taken as any certification as to the construction worthiness or structural integrity of the
proposed change.
