The subdivided single - family residential lots less than one acre in size have been selected as the basic unit for calculation of the benefit as- sessments All single-family residential parcels less than one acre In size are assigned 1.00 EDU In determin- ing the EOU's for improved nonresidential proper- ties and residential properties larger than one acre, parcels are assigned 5.00. EDU per acre, based on the average number of typical single family residential lots per acre Rural /Estate Residential is defined as 'underde- veloped residential.' This describes land zoned as residential which is greater than 1 acre in size, but has one residential unit.
