On April 11, 1995, the Planning Commission reviewed your request to install new building
signs on the Beer Hunter restaurant at 78-483 Highway 111. The Planning Commission
voted to approve your request with minor modifications. Those changes are reflected in the
attached material. A copy of the final Conditions of Approval is attached.
If you desire to appeal the Planning. Commission's•decision, please file your written appeal
with this office no later than April 26, 1995. The cost of the appeal is $170.00.

FINDINGS:
1. The proposed'freestanding sign has been determined to be exempt, Class 11, Section
.15311(a), from the provisions of CEQA.
2. ...The conditions stated below are deemed necessaryto protect the health, safety., and
welfare of .the community.
3. The building signs are permissible based on Chapter 9.212.030(F)(1, 3 and 4)
because only one sign is proposed per building elevation and the new signs are
- - compatible with the architecture of the structure.
CONDITIONS:
1. A building permit shall be obtained from the Building and Safety Department to
install the signs pursuant to the exhibits on file with staff.
2. The building signs shall be constructed within six months from the date 'of this
approval otherwise the permit shall be null and void.
*3. The sign program is modified as follows:
North elevation: Illuminated Logo Sign
West elevation: Illuminated Logo Sign (over front door) and non -illuminated
building sign
East elevation: Non -illuminated building sign excluding logo sign. One line of
copy information is allowed
*4. If the non -illuminated signs are to be illuminated at night by an exterior lighting
source, the lighting program shall be approved by City staff.
