SUBJECT: PROPOSED LAS CASUELAS SIGNS
Dear Mr Bushore:
On March 12, 2003 City staff meet with you, the Delgados, Best Signs Company,
and Rick Wilkerson, developer for Point Happy Commercial Center to review the
proposed "Las Casuelas Quinta" signs. Two building mounted signs were proposed
to be installed, one on each chimney of the new restaurant. Upon review of the Point
.Happy Sign Program and the proposed signs, the following findings were made: the
proposed building is located on two major public streets and a highly traveled and key
City intersection. This constitutes a special situation applicable only to this property
in this Center. The signs are allowed with the following conditions:
1. The sign facing Highway 111 shall be no larger than 50 square feet as
measured by Zoning Code requirements. The sign facing Washington Street
shall be .no larger than 35 square feet as measured by Zoning Code
requirements.
2. The signs shall not be allowed to project over the roof line.
3. . All cabinet depths shall be no more four inches.
4. Cabinet returns and all cabinet faces shall match existing finish.
5. Pop out acrylic letters shall be one inch in thickness.
6. Lighting effect shall be solid white and all ivory colored letter returns shall be
black.
7. The "pop out" acrylic for the "flower pot" shall be within one inch of end of
cabinet.

The Community Development Department has reviewed your request to install 2 single face semi-permanent
signs at 32 square foot (4' wide by 8' long) for the Las Casuelas Restaurant under construction at Washington
Street and Highway 111. We hereby approve the request provided the following conditions are met:
1. The signs shall not be posted on public property or within the landscape setback, and shall not
obstruct the visibility of traffic or street signs.
2. The maximum height of each sign shall not exceed 8 feet.
3. Approval shall be for one year from the time of this letter. Prior to expiration, a request for an
extension of up to one year may be requested.
4. , Approval is subject to the enclosed plans.
5. If necessary, obtain a building permit from the Building and Safety Department prior to any works
beginning.
6. Sign contractor shall schedule appointment with Code Enforcement to ensure compliance with these
requirements.
