Our comments are: 1. The window on the west elevation was supposed to be removed because the property owners (TDC) have stated that it'will interfere with the future development of the shopping center. The building elevation plan (Sheet 3) is correct, but the floor plan (Sheet 2) is wrong. Sheet 2 should be corrected even though some of the other sheets are wrong also (e.g., plumbing, electrical, etc.). 2. Should hard surface access from the back of the building to the new trash enclosure be provided to ensure ADA provisions are met? 3. The exterior light fixtures (i.e., sconces) on the front of the building shall be the same type, style and color as the existing center. The plans are not very clear on this issue. Fixture type F7 would seem to match the existing center, but is only to be used on the columns at the front door. The triangular sconces are to be used on the other vertical columns. Lastly, the finish color is white vs. light green. 4. The sign program should be issued separately from the building permit. The conceptual program has been approved by the Planning Commission, but our staff has not approved the final plan. , 5. The wall pack light fixture on the rear of the building shall be eliminated and replaced with the same type light fixture used in the shopping center. 6. The aluminum frames for the windows on the front of the building shall be painted to match the existing in-line stores in the shopping center. 7. Planter pockets shall be provided (i.e., adjacent to or in front of) along the pedestrian arcade.: The minimum depth shall be 12 -inches. A landscape plan shall be submitted under separate cover. 8. The applicant shall submit site civil, landscaping, and irrigation plans to the Engineering Department for review and shall pay the costs of plan checking. The applicant shall not begin construction activity until the plans have been approved by the City Engineer. 23. Site grading and off-site improvements adjacent to the site shall conform to the approved improvement plans prepared pursuant to Specific Plan 89-014. 24. All storm water and nuisance water run-off produced on this site shall be discharged in accordance with the approved drainage plan prepared for Specific Plan 89-014 unless otherwise approved by the City Engineer. 25.
