Fire -Department personnel have reviewed and approved the plans you submitted for the above
referenced project. Please be advised the following conditions apply as a part of the conditions for the
issuance of a building permit.
1) The Fire Department is required to set a minimum fire flow for the remodel or construction of all
commercial buildings using the procedure established in the 2001 CFC. A fire flow of 2500 gpm for
a 4 -hour duration at 20 psi residual operating pressure must be available before any combustible
material is placed on the job site.
2) The required fire flow shall be available from a Super hydrant(s) (6" x 4" x 21/2" x 21/2") located not
less than 25' or more than 165' from any portion of the building(s) as measured along approved
vehicular travel ways.
3) Install a complete fire sprinkler system per NFPA 13. The post indicator valve and fire department
connection shall be located to the front within 25' to 50' of a hydrant, and a minimum of 25' from the
building. Sprinkler systems with pipe sizes 4 inches or larger in diameter will require the project
Structural Engineer to certify, with a "wet signature", that the building structural system is designed
to support the seismic and gravity loads to support to additional weight of the sprinkler system.
System plans must be submitted to the Fire Department for review, along with a planAnspection fee.
The approved plans, with Fire Department Job card must be at the job site for all inspections.
4) For high piled/rack storage, the building construction and fire sprinkler system must meet 1999
NFPA 13 and Article 81 of the 2001 CFC. All building(s) shall be approved for high -piled storage
(materials in closely packed piles or on pallets, or in racks where the top of storage exceeds 12 in
height, 6 feet for Group A plastics and certain other hazardous commodities) or aerosols products.
High -piled stock shall be approved by the Fire Department prior to materials being stored on site. A
licensed Fire Protection Engineer or a Fire Department approved consultant must prepare plans for
high -piled storage in accordance with the 2001 CFC, Articles 81 and NFPA 13, 1999 Edition.
Current plan check deposit based fee is $696.00.
5) Install a monitoring system designed in accordance with NFPA 72, which must include a water flow
monitor, control valve tamper and continuous monitoring service. System plans must be submitted
to the Fire Department for review, along with a plan check/inspection fee.
6) Install Knox Key Lock box, Model 3200, mounted per recommended standard of the Knox
Company. If the building/facility is protected with a fire alarm system or burglar alarm system, the
lock boxes will require "tamper" monitoring. Special forms are available from this office for the
ordering of the Key Switch. This form must be authorized and signed by this office for the correctly
coded system to be purchased.
7) All egress doors shall comply with CBC Sec. 1003.3.1.8 for proper door hardware. Special egress -
control devices shall comply with specific provisions prescribed by CBC Sec. 1003.3.1.10.

8) Install portable fire extinguishers per Title 19, but not less than 2A1 OBC in rating. Contact certified
extinguisher company for proper placement of equipment.
9) If the building is used for high piled/rack storage,,the building construction and fire sprinkler system must meet
r 1999 NFPA 13 and Article 81 of the 2001 CFC.
10) Shelving, counters, etc., must be in place, however, no merchandise may be placed in the building prior to
final inspection.
11) Approved building. address shall be placed in such a position as to be plainly visible and legible from the street
and rear access if applicable. Building address numbers shall be a minimum of 12" for building(s) up to 25' in
height, and 24" in height for building(s) exceeding 25' in height. All addressing must be legible and of a
contrasting color with the background.
Please contact the Fire Department Planning & Engineering staff for final inspection prior to occupancy.
Applicantrinstaller shall be responsible to contact the Fire Department to schedule inspections.

8886.

MECHANICAL REQUIREMENTS
PART 1 -GENERAL
t! 1.01 CONDITIONS
A. The General Conditions to Construction Agreement, Special Conditions, and
Division I are a part of this Section as if included herein.
1.02 WORK INCLUDED
A. All labor, materials, supervision,. and equipment for the complete air-
conditioning, heating, ventilating, plumbing, and fire protection systems.
B. Furnish and install factory built roof top air-conditioning and heating equipment,
filters, exhaust and supply fans, motors, drives, unit heaters, thermostats and
control wiring (not for the energy management system). Controls, sensors and
energy management and control systems shall be furnished and installed under
DIVISION 16.
C. Furnish and install ductwork, dampers, turning vanes, air control devices, grilles,
registers, diffusers, and etc. as specified or indicated on the contract drawings
and as required for a complete and operable air distribution system.
D. Furnish and install soil, waste and vent piping, domestic hot and cold water
piping, gas piping, rain leaders, and roof drains, condensate drain pipin , water
heaters, fixtures, water coolers, and etc. as specified or indicatedonthe
contract drawings and as required for complete and operable systems.
E. •
Furnish and install a complete building fire protection system as shown on the
drawings and specified in the contract documents.

Furnish and install all thermal and acoustic insulation, vapor barriers, hangers,
bases

supports, equipment and curbs, and any necessary tools, accessories and
appliances as required to make all systems
complete, and efficiently operating.
G.
Procure and pay for all permits and certificates necessary to construct and place
in operation all work to be done under this DIVISION.
H.
Properly coordinate the equipment and work of this DIVISION with the
equipment and work of other DIVISIONS and SECTIONS of theses ecifications
in order to between
avoid conflicts the equipment and work ofpthe various
trades.

Furnish written instructions, assembled and bound in brochures, in five (5)
copies, for operating and maintaining all equipment furnished under this
DIVISION. Instructions shall include all normal adjustments, a list of lubricating
points and frequency of lubrication, belt sizes, andparts list, equipment location
diagram, equipment use and description, and building schematics.
J.
Furnish instruction to the Owner's operating personnel in the operation of the
entire installation.
1.03 INTENT OF DRAWINGS
A.
The drawings are diagrammatic only, intending to show general runs and
locations of piping equipment fixtures duct work and specialties, and do not
necessarily
show all required offsets ana details. All work shall be accurately laid
out with reference to the drawings and in cooperation with other trades to avoid
conflicts and to obtain a neat and workable installation which will afford
maximum accessibility for operation, maintenance and headroom.
B.
The drawings are not intended to be rigid in specific details. Where they are in
conflict with requirements of other drawings, or with any applicable codes or
with recommendations of the manufacturers of any equipment actually
furnished, installed or connected under this -DIVISION, make such adjustments
as may be required to insure that all such equipment installed and connected is
in
conformance with such codes or recommendations, for the safe, proper and
efficient operation of the equipment.

C. The Drawings and Specifications are intended to encompass a system that will
not interfere with the structural, electrical and architectural design of the
building and, which will fit into the spaces available. The scope of the drawings 16)
does not allow all necessary offsets and obstructions of structural members to
be indicated. It shall be the responsibility of the Contractor to install his work in
such a manner that it will conform to the structure, avoid obstructions and
interferences with other trades, preserve headroom, and keep openings and
passageways clear.
PART 2 - PRODUCTS
2.01 EQUIPMENT AND MATERIALS
A. Furnish equipment and materials as indicated on the contract drawings or as
specified herein.
B. All equipment and materials shall be of new manufacture, free of damage,
corrosion and in a like new condition prior to acceptance by the Owner.
C. The Owner has entered into agreements with manufactures for certain
equipment, controls and materials to be used on his project. The contractor
shall procure and install this equipment, controls, wiring and accessories as
indicated and specified on the contract drawings. Substitutions for equipment,
controls and materials so indicated will not be allowed.
D. Where equivalent or substitute products are submitted and accepted for use on
the project, the Contractor shall be fully responsible for making all changes in
the work necessary to adapt and accommodate the ectuivalent product to the
project at his own expense. The Contractor shall submit complete information
concerning all changes in the project required by the substitution of equivalent
products, including, where deemed necessary by the Project Manager, detailed
ayouts of equipment, calculations, and all data necessary to assure that the
equivalent product will be properly integrated with the project.
PART 3 - EXECUTION
3.01 CODES, ORDINANCES AND PERMITS
A. It is intended herein that all work to be performed under this DIVISION be in
compliance with the latest editions of all applicable federal, state, and local
codes, laws and regulations governing standards of design, construction,
workmanship, materials, types of equipment and methods of installation.
B. Procure and pay for all permits and certificates necessary to construct and place
in operation all work to be done under this DIVISION.
C. Pay for all legally imposed charges made by the local authorities for full
inspection and approval services of the bureaus administering applicable codes
and regulations. This shall include the cost and charge back of installing any
portion of the work where performed by county or municipal utility departments,
and utility companies.
D. The Contractor shall notify the Owner immediately of any conflicts between the
Drawings and/or Specifications and the requirements of code authorities having
jurisdiction over this project.
3.02 COORDINATION OF WORK
A. Properly coordinate the work of this DIVISION with the work of other DIVISIONS
and SECTIONS of these specifications in order to avoid conflicts between the
work of the various trades. Where conflicts develop which cannot be resolved
with other DIVISIONS or SECTIONS, such conflicts shall be referred to the
Contractor for resolution before the work of this trade is installed. Failure to
notify the Contractor of such conflicts will be sufficient reason for the Project
Manager to cause the conflicts to be rectified at no extra cost to the Owner.

The locations of inserts, wall penetrations and openings shall be determined and
coordinated with other trades in ample time to avoid cutting new construction.
E.
Concrete bases, curbs, pads, and equipment foundations required for equipment
of this DIVISION shall be furnished by this contractor in accordance with the
requirements of DIVISION 3.
F.
The locations of all openings and roof curbs for equipment of this DIVISION shall
be coordinated with the Roofing Subcontractor.
G.
Piping, ductwork or equipment shall not be located over, within 42" in front of,
36" horizontally
or within of switchboards, panelboards, power panels, motor
control centers or transformers.
3.03 DAMAGE TO WORK
A.
The Contractor shall be held responsible for and shall pay for all damage to this
or other work caused by his work or workmen or his failure to take proper
precautions to protect materials or equipment during the course of this project.

3.04 CUTTING AND PATCHING
A. Where cutting or atching becomes necessary to permit the installation of any
work under - Gpontract, or should it b come necessary to repair any defects
that may appear up to the expiration of the Guarantee such cutting shall be
done under the observation of the Owner and by the trade of the Subcontractor
whose work is to be disturbed. After the necessary work has been completed,
dama a shall be repaired b the trade of the Subcontractor whose work has
been disturbed. The cost of all such cutting and patching shall be paid by the
trade of the Subcontractor requiring it to be done.
3.05 EXCAVATION AND BACKFILLING,
A. Provide necessary excavating and backfilling for the installation of work
specified in this DIVISION. Trenches for underground piping and conduits shall
be excavated to required depths with bell holes provided as necessary to ensure
uniform bearing. Care should be taken not to excavate below depth, and any
excavation below depth shall be refilled with sand or gravel firmly compacted.
Where rock or hard objects are encountered, they shall be excavated to a grade
six inches (61 below as specified. After the pipe has been installed, tested and
approved, the trenches shall be backfilled to grade with approved material, well
tamped in place. Do not proceed with backfill operations until piping has been
inspected by the Owner or by the local inspector of the municipality in which
the work is being performed. Do not perform backfilling operations except in
the presence of the Owner or inspector. All piping outside the building shall be
installed below the local frost line. Where street, sidewalks, etc. are disturbed,
cut or damaged by this work, the cost of repairing same, in a manner approved
by the Owner, shall be a part of this Contract.

A. Flashing shall be in accordance with Division 7 of this specification.
3.07 MATERIALS AND WORKMANSHIP

A. It is the intent of these specifications to establish quality standards for all
material and equipment incorporated in the work of this DIVISION. All materials
and equipment installed hereunder shall be new and shall be the best of each
respective kind and type. Proper care shall be exercised in handling all materials
and equipment herein specified so as not to injure or mar finished surfaces and
to insure that the work is acceptable in every respect upon completion.
The installation shall be as indicated on the drawings or in accordance with the
manufacturer's recommendations as approved by the Project Manager. The
installation shall be accomplished by workmen skilled in their respective trades
and shall be square and plum and accessible for proper operation and service.
Any item which will not present a neat and workmanlike appearance, in the
opinion of the Project Manager, shall be replaced or reworked without additional
cost to the Project Manager or Owner.
3.08 PROTECTION OF PREMISES
A. The project and site, including the building, grounds and appurtenances, shall be
protected from damage which might be done or caused by work performed
under this DIVISION. Any and all such damages which occur shall be repaired by
approved methods so as to restore the damaged areas to their original condition.
B. Provide protective materials and coverings where necessary to guard building
surfaces and building contents from damages due to the operations of this work.
3.09 OPERATION OF EQUIPMENT
A. The GENERAL CONDITIONS require that thwork be uaranteed for a period of
one year from the date of SUBSTANTIAL CUPLETIN In this connection, the
Contractor shall maintain operate and be responsible for all his equipment until
SUBSTANTIAL COMPLETION ha been certified by the Project Manager, after
which the Owner shall assume Dull responsibility and cost for the equipment
operation unless otherwise indicated in writing.
3.10 STANDARD OF QUALITY
A. Reference in the specifications to any article, device, product, material, fixture,
form or type of construction by name, make or catalog number, shall be
interpreted as establishing a standard of quality and shall not be construed as
limiting competition. With the exception of certain equipment and materials
indicated, the Contractor may use any article, device, product, material, fixture,
form or type of construction which, in the judgment of the Owner, expressed in
writing, is equal to that specified.
3.11 GUARANTEE
A. Except as may be otherwise stated in the General or Special Conditions of these
Documents, Guarantee in writing all work under this DIVISION for a period of
one year from the date of SUBSTANTIAL COMPLETION of the work of this
DIVISION. Should any defects in materials, workmanship or installation develop
within this time, promptly make all necessary repairs and replacements subject
to the approval of the Project Manager and without additional cost to the
Owner. Guarantee shall further stipulate that any damage resulting from making
necessary repairs and replacements shall be considered as part of the work of
the SECTION in which the work is specified. Operation of equipment by the
Owner does not constitute an acceptance of the work.
B. If, after installation, any of the materials or equipment furnished as part of the
work included in this DIVISION should fail to meet the specifications as to
quality or performance, the Owner shall have the right to operate the equipment
until it can be taken out of service for correction without any undue interference
with the Owner's normal use of the project.
3.12 CLEAN-UP
A. Clear away all debris and surplus materials resulting from the performance of
this work leaving the job and equipment furnished under any SECTION in a \
clean, first class, new condition. After all debris is removed, the building/work
area shall be left broom clean.

3.13 DISPOSAL OF WASTE MATERIALS
A. All materials excess to the needs of the project shall be removed from the
. premises and properly disposed of.
3.14 FINAL INSPECTION
A. The Owner will make a final inspection of the completed installation upon
completion of the Contract. All work under this DIVISION shall have been
completed, tested, balanced, adjusted and in final operating condition prior to
this inspection.
B. The Contractor shall have a qualified representative present at this final
inspection to demonstrate the system and performance of the equipment.

GENERAL MECHANICAL REQUIREMENTS
PART 1 -GENERAL
1.01 SUMMARY
A. The work to be accomplished under this section of Specifications includes the
furnishing of all labor, materials, supervision and equipment for the complete
installation of air conditioning, heating, ventilating, plumbing, fire protection
(building) together with all necessary auxiliaries and appurtenances. Generally
the work shall consist of, but is not limited to, items listed in the following
paragraphs.
B. Air Conditioning and Heating Factory built air conditioning and heating units of
the single zone roof top package type, filters, fans motors, drives, unit heaters,
air balance of the building's mechanical systems, HVAC, etc.
C. Air Distribution System: Sheet metal ductwork, balancing dampers, volume
dampers, turning vanes, air control devices, grilles, registers diffusers, flexible
duct and any other items deemed necessary to give the owner a workable
system.
D. Plumbing: Soil, waste and vent piping, domestic hot and cold water distribution,
hot water distribution, hot water generators, fixtures electric water coolers,
roof drainage, vents, condensate lines and gas lines of HVAC equipment.
E. Miscellaneous: Supply and exhaust fans, evaporative cooling units, temperature
controls, thermal insulation, apparatus foundations and supports, pipe hangers
and supports and all necessary tools, accessories, and appliances as required to
make all systems complete and operative.
F. Building Fire Protection: Supply and install necessary labor and material to
provide building fire protection as shown on the Plans and delineated in the
. Specifications. The -Plans shall meet all Local, State, and National codes and
ordinances and also must have Owner's insurance carrier's approval prior to
installation.
1.02 PRODUCTS AND EXECUTION
A. Electrical provisions for mechanical work: Except for such items as are normally
wired at their point of manufacture and so delivered, and unless specifically
noted to the contrary herein, the Electrical Subcontractor will do all electric
wiring of every character for power supply. HVAC Subcontractor shall provide
all motors in place ready for connection. The Electrical Subcontractor will
mount all loose starters, as directed, furnishing supporting structures where
necessary. HVAC Contractor shall furnish with each item requiring electrical
connections, the necessary instructions and wiring diagrams to the Electrical
Subcontractor.
B. Painting of equipment, piping and accessories: DIVISION 9. However, all items
furnished under this division shall be kept clean and free from dirt, rust and
scale.
C. Chases and. Openings: The locations of all inserts and openings shall be
determined and coordinated with other trades in ample time to avoid cutting
new construction.
D. Concrete Bases, Curbs, Pads, Foundations: DIVISION 3. See "Equipment
Foundations and Supports," this division, for exceptions.
E. Roof Flashing of Ducts and Curbs: HVAC Subcontractor shall locate all roof
curbs and coordinate work with Roofing Subcontractor.
F. Openings in Roof Deck: Where piping, ducts, vents or any other mechanical
apparatus penetrates roof deck and opening is not specifically shown on
structural drawings, obtain the Project Manager's approval of location and size.
1.03 PERMITS, FEES AND CODE REGULATIONS

A. Permits: Obtain all permits required to do this work and pay any fees required
for such permits.
B. Regulations: Conform to all State and Local Ordinances and Rulings applicable
to this work and in effect at the time the work is performed. As minimum
requirements, comply with governing Mechanical and Plumbing Codes.
Approval of various insuring and inspection authorities shall be obtained. When
requested, competent evidence of compliance, with applicable codes, shall be
furnished.
C. Conflicts: If a conflict exists between the Drawings and/or Specifications and
any above mentioned authority, the Contractor shall advise the Project Manager
in writing five (5) days prior to presenting Proposal or stand any cost required to
meet regulations.
1.04 STRUCTURAL AND SPACE CONDITION
A. The Specifications and accompanying Drawings are intended to encompass a
system that will not interfere with the structural, electrical and architectural
design of the building, and which will fit into the several available spaces. As it
is not within the scope of the Drawings to show all necessary offsets and
obstructions of structural conditions, it shall be the responsibility of the
Contractor to install his work in such a manner that it will conform to the
structure, avoid obstructions and interferences with other trades, preserve
headroom, and keep openings and passageways clear.
B. Do not run piping or ductwork, or locate equipment (with respect to
switchboards, panelboards, power panels, motor control centers or dry type
transformers) within 42" in front of the equipment, over equipment, or within
36" horizontally of same place.
1.05 DRAWINGS
A. The Drawings as prepared are diagrammatic but shall be followed as closely as
actual construction of the project and the work of the trades will permit.
Changes from the Drawings necessary to fit the work of various trades, to
conform to equipment actually being installed, or to conform to the rules of
authorities having jurisdiction shall be made without additional cost to the
Owner.
1.06 AS -BUILT DRAWINGS
A. Provide, and keep up-to-date a complete record set of blue line prints which
shall be corrected daily with dated notations, and shall show every change from
the original Contract Drawings. This set of prints shall be kept on the fob site,
and shall be used only as a record set. This shall not be construed as
authorization to make changes in the layout without definite instruction in each
case. Upon completion of the work, provide a set of As -Built Drawings, and all
changes as noted during construction shall be incorporated thereon including all
balance data and cfm quantities. This set of blue line prints shall be delivered to
the Owner.
1.07 PROTECTION OF MATERIALS
A. Take such precautions as are necessary to protect all equipment and materials
from damage. Failure to comply with the above shall be sufficient cause of
rejection oftheequipment in questions.
1.08 WORKMANSHIP
A. Labor shall be performed in a workmanlike manner by mechanics skilled in their
particular trade. Pipe and equipment shall be installed square and plumb and
accessible for proper operation and service. Installation shall be consistent in
completeness andappearancewhether enclosed or exposed. Any item which
will not present a neat and workmanlike appearance shall be replaced without
additional cost to the Owner.
1.09 MATERIALS AND EQUIPMENT

A. All materials shall be new and of the best quality. Where manufacturers' name
and model numbers are mentioned in the Specifications or on the Drawings, it is
intended to set a standard of quality and shall not be construed to limit
competition unless specifically stated in Drawings or to discriminate against
"equal" products of other manufacture. The words "or approved equal" are to
follow each material'specification where a substitution will be considered. Any
proposed substitution must be submitted for comparison and it is understood
that the Engineer shall be the sole judge in the matter.
1.10 ADJUSTING AND BALANCING
A. Mechanical: Make tests in accordance with requirements in Section 15770 of
this specification.
B. Plumbing: Clean out all lines, adjust all valves, flushometers, etc., adjust, set
and regulate all controls, clean aH plumbing fixtures and equipment.
1.11 OPERATING INSTRUCTIONS
A. Brochures: Furnish written instruction, assembled and bound in brochures, in
five (5) copies, for operating and maintaining all equipment furnished under this
division of the Specifications. Instructions shall include all normal adjustments,
a list of lubricatingoints with the type and frequency of lubrication required.
Parts lists shall be furnished.
B. Demonstration: * Upon completion and acceptance of work by Owner, the
Contractor shall instruct the operating personnel in the operation of the entire
installation.
C. Equipment Location and Use: Provide, in triplicate, suitably bound operating
book containing all equipment, its location, use and description and building
schematics. Submit to Owner for approval before printing in final form.
1.12 FINAL INSPECTION
A. Schedule: Upon completion of Contract, there shall be a final inspection of the
completed installation. Prior to this inspection, all work under this division shall
have been completed, tested, balanced, and adjusted and in final operating
condition.
B. Personnel: A qualified person representing the Contractor must be present at
this final inspection to demonstrate the system and performance of the
equipment.
1.13 CUTTING AND PATCHING

1.15 PROTECTION OF UNDERGROUND PIPE
A. All galvanized steel or cast iron pipe run underground shall be protected by a
factory applied coating or wrapping consisting of one of the following:
1. Minnesota Mining and Manufacturing Company "Scotch Kote" Resin
#202, factory applied coating with "Scotch Kote" #306 Resin covered
with two-ply "Scotch Wrap" #50 tape in field joints.
2. Coal tar primer, coal tar pitch, coal tar saturated felt, Kraft paper
wrapped. All field joints must be similarly wrapped.
3. PVC plastic primer, followed by polyvinyl plastic coating as supplied by
Lone Star Steel Company "Extra Coat" or approved equal. Field joints
shall be wrapped in strict accordance with manufacturer's directions.
B. All grade beam piping penetrations shall be sleeved.
1.16 GUARANTEE
A. The guarantee provision of this Specification requires prompt replacement of all
defective workmanship and materials occurring within one year of job
acceptance. This includes all work necessary to remove and replace the
defective item and to make all necessary adjustments to restore the entire
installation to its original specified operating condition and finish at the time of
acceptance.

SECTION 15400
PLUMBING
A PART 1 -GENERAL
1.01 CONDITIONS: The General Conditions to Construction Agreement, Special Conditions,
and Division I are a part of this Section as if included herein.
1.02 WORK INCLUDED
A. Furnish all labor, materials, tools, transportation services, etc. necessary to
complete the installation of the plumbing system and as described by these
Specifications, as indicated on the Drawings, or as directed by the Project
Manager.
B. Furnish and install all hot and cold water distribution systems with connections
from the local water system to all plumbing fixtures and equipment requiring
water connections. Water distribution systems shall be complete with all
controls, valves, backflow preventers, water hammer arresters, equipment,
hangers, insulation and other devices required for a complete and operating
system.
C. Furnish and install a complete soil, waste and vent system from interior fixtures,
standpipes and drains to sewer connection.
D. Furnish and install all plumbing fixtures including trim, fittings and supports.
E. Furnish and install all final plumbing connections to heating and air-conditioning
equipment.
F. Furnish and install all condensate and indirect waste from air-conditioning
equipment.
G. Furnish and install gas piping from gas meter to all gas-fired equipment to
.r' include valves, fittings, dirt pockets, etc. for a complete operating system.
Provide gas meter where notprovided by local gas company. Coordinate service
and pay all associated fees. Obtain all permits. Furnish all labor and/or material
(not furnished by Utility) required for the gas service.
H. Coordinate water connections with local water authority. Pay fees and furnish
all labor and/or material (not furnished by local water authority) required to tap
existing line and/or set water meter. Furnish and install all permanent water
supply lines from the meter to the building water distribution system for a
complete water service in accordance with the requirements of the local water
authority.
I. Coordinate sewer connection and pay connection fees. Furnish and install all
piping, fittings, trenching and backfill required for a complete and functional
sewer system in strict accordance with the requirements of the local governing
authority.
J. Furnish all trenching, pipe bedding and backfilling required for pipe installed
under this SECTION inside and outside the building.
K. All fees and charges shall be identified separately in the Contractor's proposal.
1.03 SHOP DRAWINGS
A. Within 30 days after the award of Contract, and before any plumbing materials
are delivered to the project, submit to the Project Manager for review six (6)
sets of complete shop drawings for all plumbing fixtures, trim, drains, cleanouts,
piping, valves, insulation, hangers, supports, equipment and devices.
1.04 EXAMINATION OF THE SITE
A. All contractors submitting proposals for this work shall first examine the site and
all conditions thereon and/or therein which involve the work of this SECTION.
All proposals shall include site conditions that may affect the work of this
Contract. Failure to consider all site conditions will not be considered as
justification for extra cost or allowances to the Contract.

1.05 GUARANTEE
A. All work performed under this SECTION shall be guaranteed to be free of
defective materials and workmanship for a period of one year after acceptance
of the project as SUBSTANTIALLY COMPLETE by the Owner.
B. Water heater warranty shall be for three (3) years.
C. Upon notice received from the Owner or the Project Manager of failure of any
part of the guaranteed or warranted equipment during the specified periods, the
defective equipment and/or materials shall be replaced in accordance with the
requirements of SECTION 15000.
PART 2 - PRODUCTS
2.01 DESCRIPTION
A. Allproducts used shall comply with all applicable national, state and local codes
and the regulations of all governing agencies (including, but not limited to,
Health Department, Utilities, etc.).
B. Soil, Waste and Vent Piping:
1. Below floor building drainage and vent pipin (to 5'-0" outside building)
shall be standard weight coated cast iron soil pipe with gasketed bell and
spigot joints or standard weight coated cast iron hubless soil pipe joined
by Husky Series 4000 couplings (as manufactured by Anaheim foundry
Company) with neoprene gaskets or Schedule 40 PVC DWV pipe and
fittings (when allowed by Code).
2. Above floor shall be standard weight coated cast iron soil pipe with
neoprene Basketed bell and spigot points, or hubless cast iron soil pipe
with no -hub neoprene gaskets and stainless steel bands and clamps.
C. Hot and Cold Water Piping:
1. Below floor under building slabs shall be type "K" soft drawn copper
tubing without joints under floor.
2. Above floor shall be type "L" hard drawn copper tubing with sweat
soldered wrought copper fittings.
3. Underground domestic water service piping 2-1/2" and smaller shall be
Type K copper tubing with solder type wrought copper fittings.
4. All solder used in domestic water supply system shall be "lead free"
type.
D. Condensate drain pipin from roof top air conditioning units shall be Type M
hard drawn copper or Type DWV PVC.. Condensate drain piping exposed on
roof shall be suitable for installation in direct sunlight. Condensate shall be
piped to service sink as shown on plans.
E. Gas Piping:
1. Gas pi ing from meter and manifold shall be included. Coordinate new
meter locations with local gas company.
2. Gas piping above ground shall be Schedule 40 black steel or galvanized
stee pipe with 125 Ib. black malleable iron screwed fittings and
supported at intervals not to exceed 8'-0" and at each change in
horizontal or vertical direction. Gas piping compound at joints shall be in
compliance with NFPA Bulletin No. 43 and applicable local codes, local
and state gas utility requirements, and suitable for natural gas service.
Gas pipe exposed to weather shall be painted with water-based synthetic
paint.
3. Gas piping shall be piped to all gas-fired equipment by this contractor.

4. Moisture traps (dirt pockets) and gas shutoff valves or cocks shall be
installed at each piece of gas fired equipment.
5 Gas piping shall be run above roof, supported on pipe supports
manufactured by Miro Industries (800-768-6978). Use support Model
02 for pipes.2 and smaller, Model 24R for pipes 2-1/2" to 4" and Model
48R for pipes over 4". See drawings for spacing between supports.
F. Storm drain piping shall be standard weight coated cast iron bell and spigot pipe
with neoprene gaskets or standard weight hubless cast iron pipe with neoprene
no -hub gaskets with stainless steel band and clamps
2.02 INSULATION
A. All hot water piping shall be insulated with 1/2" thick fiberglass ipe insulation
with glass -reinforced all -service vapor jacket with white finish. Contractor may
use g/2" thick closed cell pipe insulation: Armstrong Armaflex; IMCOA
"Imcolock"; or approved equal. Installation shall be in strict accordance with the
manufacturer's recommendations. All butt ends and joints shall be sealed
moisture tight in accordance with insulation manufacture's recommendations.
Insulation and vapor barrier jacket shall have a flame spread index of 25 or less
and a smoke developed index of 50 or less.
2.03 FIXTURES
A. See Drawings for Fixture Schedule.
2.04 CLEANOUTS
A. Cleanout plugs shall be cast -bronze or brass, complying with ANSI B2.1,
countersunk head.
B. Floor cleanouts shall be cast-iron body and frame, with cleanout plug and
adjustable nickel -bronze top with exposed rim with recess as applicable to
receive floor finish.
C. Wall cleanouts shall have cast-iron body with cast -bronze or brass cleanout plug
and polished stainless wall cover with screw/s.
2.05 EQUIPMENT
A. Water Heater:
1. Size, capacity, type and manufacturer as indicated on drawings.
2. The water heater shall be complete with all temperature and safety
controls including ASME and ANSI Z21.22 rated temperature and
pressure relief valve, drain valve etc.
3. Installation shall include shut-off valves and screwed unions in each line
and safety pan under heater. Relief valve and drain pan piping shall run
directly to drain, service sink, or to exterior as shown and/or as required
' by local codes.
2.06 VALVES, COCKS AND FAUCETS
A. Unless specifically indicated elsewhere, the valves shall be designed for not less
than 125 lbs. working pressure. The valves shall have suitable valve body
patterns for connection to the pipe for which they will be installed. All valves
with rising stems shall have back seats for packing under pressure.
B. Gate valves shall be Crane 1334 solid wedge with rising stem or approved
equal.
C. Shutoff valves under lavatories, tank type water closets, sanitary sinks and
water coolers shall be chrome plated anglez stop valves with soft annealed
chrome plated copper supply pipes and—chrome plated or stainless steel
escutcheons.
D. Water shutoff service valves shall be equal to Nibco S-112 bronze solder joint,

125 Ib. WOG with rising stems. Shutoff valves 3/4" and smaller may be in-line

E. Hose Bibbs (Wall hydrants) shall be of the non -freeze type where exposed to
outdoor freezing conditions. All exterior fixtures shall have full line size shutoff
valves and unions at each fixture.
F. Gas cocks for all equipment shall be 150 psi non -shock, bronze straightaway
cock, flat or square head, with full line size threaded ends.
2.07 DRAINS
A. Roof drains shall have cast iron body with combined flashing collar and gravel
stop, underdeck clamp, adjustable extension, bottom outlet with inside caulk,
and large low profile polvpropvlene dome strainer.
B. Floor drains shall have cast iron body with flashing collar bottom outlet with
inside caulk, and nickel bronze adjustable strainer head with secured heel proof
grate.
2.08 TRAP PRIMERS
A. Install trap primer as shown and scheduled on plans.
PART 3 - EXECUTION
3.01 PIPING
J
A. All piping shall be run concealed in finished areas unless otherwise indicated on
drawings.
B. Equipment and apparatus such as valves, traps, cleanouts, trap primers water
hammer arresters, etc. shall be installed in easily accessible locations (behind
access doors, etc.) so that special equipment or demolition is not required for
access. Branch valves in areas with suspended ceilings shall be within hand
reach of the ceiling level.
C. Soil, waste, vent and condensate drain piping shall be installed with a minimum
thgrade of 1/4" per foot where possible. In no case shall the grade be less than
at required for proper function or that required by local code requirements.
D. Parallel runs of hot and cold water piping shall not be closer than 6" center to
center.
E. Water supply piping within the building shall be installed overhead and
concealed in partition walls unless otherwise indicated.
F. Piping in warehouse areas shall be coordinated with warehouse rack locations to
afford maximum protection from fork lifts and high rack storage.Piping to
equipment shall be installed in a manner to provide maximum protection against
damage.
3.02 HANGERS AND SUPPORTS
A. Copper piping shall be supported at intervals not to exceed 7' on center and at
each change of horizontal or vertical direction.
B. Suspended gas piping shall be supported at intervals not to exceed 8' on center
and at each change of horizontal or vertical direction.
C. Hanger rods shall be 3/8" minimum diameter bolt steel with machine screw
threads.

Cast iron soil, waste and vent piping installed underground shall be firmly
bedded on the body of the pipe with bell holes provided at each bell. Pipe shall
be installed inraded trench. Excavation, backfill and piping support shall be as
specified in SUCTION 15000.
3.03 PLUMBING FIXTURES r -
A.
Furnish and install all plumbing fixtures complete with all equipment, fittings,
trimmings and accessories as required for a complete and working installation.
All fixtures shall be white.
B.
All fixtures shall be Grade A with the name or trademark of the manufacturer
permanently affixed on all fixtures.
C.
Exposed piping to fixtures shall be chrome plated. Base metal for piping to
fixtures be brass, brass to the
shall copper, red or stainless steel as applicable
specific item. Plastics, PVC or ABS piping will not be accepted.
D.
Stop valves shall be provided in all hot and cold water supplies to all fixtures.
Stops shall have metal to metal or rotating ball type seats. Stop valves shall be
chrome plated where exposed under lavatories or in other finished areas.
3.04 TEST
A.
Plumbing and other piping systems shall be subject to constant inspection and
final approval by the Project Manager/Owner and code authorities having
jurisdiction. Tests, in addition to those indicated below, shall be performed as
directed or required to verify compliance with codes and/or the intent of these
specifications as part of the work of this SECTION. Tests shall be repeated until
all leaks have been corrected and the systems found tight.
B.
Soil, waste and vent piping shall be subjected to a water pressure test equal to
the system water pressure but not less than 10 feet of water head for a
duration of not less than 2 hours with no leaks found or as required by the local
code authority. Underground piping shall be tested prior to covering. Above
ground piping shall be tested as a complete system.
C.
Water supply piping systems shall be sub''ected to a hydrostatic test of not less
than 150 for duration less than 2 hours. Equipment, fittings
psi a of not and
valves that may be damaged by the test pressure shall be isolated from the
system during testing. Underground piping shall be tested prior to covering.
Above ground piping shall be tested as a complete system.
D. The complete gas piping system shall be subjected to an air pressure test of not
less than 50 psi for a duration of not less than 4 hours. During this time, each
joint and connection inside the building shall be tested by applying a soap suds
solution. Equipment, fittings and valves that may be damaged by the test
ure shal
pressl be isolated from the system during testing. Underground piping
shall be tested prior to covering. Above ground piping shall be tested as a
complete system. Each exposed joint shall be tested again at normal operating
pressure after gas has been admitted to the system.
E. Additional testing shall be provided by this Contractor as required by local water
and gas companies and local plumbing inspector as part of the work of this
Contract.
3.05 CLEANING AND PROTECTION
A. The Contractor shall remove from the job site all debris and leftover materials for
which he is responsible, clean all fixtures and equipment and repair and
blemishes in the finish. The Contractor shall be responsible for replacing fixtures
where damage results from failure to provide protection.
B. After theplumbing piping has been installed, inspected and approved, the piping
shall be flushed to remove all foreign material from the piping system and all
strainers and valves shall be cleaned.

C. After the system has been flushed, the potable water system shall be
disinfected as prescribed by the health authority having jurisdiction, or, in the
absence of a prescribed method, the procedure described in AWWA C652,
AWWA C5186 or The BOCA National Plumbing Code.
3.06 MAINTENANCE
A. All parts of the plumbing system and fixtures shall be maintained by the
Contractor throughout the guarantee period. One month after acceptance of the
building as SUBSTANTIALLY COMPLETE by the owner, the contractor shall test
and adjust all fixtures and working parts of the system and place them in good
working order and clean all strainers and aerators. The contractor shall
coordinate with the store manager for scheduling this work.

SECTION 15500
SPRINKLER SYSTEMS
A. The work covered by this section includes the furnishing
of all labor, materials, equipment, devices and
appurtenances for the installation of approved sprinkler
systems as specified herein. All work shall be installed
in accordance with the 2002 edition of NFPA #13.
B. The sprinkler system installation shall be in accordance
with and approved by authorities having jurisdiction
(Local Authorities, Fire Marshals, etc.).
C. Drawings shall be prepared and furnished to the various
authorities for their approval. Approval from all
authorities having jurisdiction is a requirement of the
installation regardless whether the items questioned are
specified in the plans and specifications. Within 30
days of Contract award a complete set of sprinkler plans
and hydraulic calculations shall be prepared and
submitted. If needed, Sprinkler Contractor shall be
required�to provide all stamps, seals, fees, etc.
D. Prior to fabrication of material, shop drawings (a
minimum of two sets) with hydraulic calculations are to
be submitted to Ken Buhler Associates, Inc., 11 Erita
Lane, Smithtown, NY 11787 (631-360-3770) for review and
comments. After review, the sprinkler work may proceed
If found in compliance with the plans and specifications .
In the event that the design is not approved, the plans
shall be amended to properly address all review comments,
and the revised drawings, hydraulic calculations, product
data sheets, etc. shall be resubmitted for a subsequent
review. The sprinkler contractor will issue a credit to
Circuit City Inc. for all shop drawing reviews required
beyond the first two submissions. The dollar amount
credit for each subsequent review will. have the following
value:
Third review = $500
Fourth review = $1000
Fifth and each subsequent review = $2000 per review
E. All materials and equipment furnished are to be UL and FM
approved. Threaded lightwall pipe shall not be used.
F. The installation shall be in accordance with all sections
of NFPA #13 for a wet pipe system.
G. The installation shall be designed and installed per
Factory Mutual Standards.
H. All piping and sprinkler heads shall be coordinated with
lights, ductwork, cable trays, building framework, etc.

I. The sprinkler system shall be designed as follows: 0
1. Warehouse, receiving, returns service storage, and
related storage areas: 0.6 gpm/sq. ft. over 2000 sq. ft.
using 286° F. Tyco Model K17-231 upright heads or
equivalent (with a head K -factor of 16.8) on a maximum
spacing of 100 sq. ft. per head. Where suspended
ceilings are provided, 286 F. rated Central Model ELO-
231 pendent sprinkler heads or equivalent (with a K -
factor of 11.2) shall be installed.
If acceptable to the local building and fire officials,
165° F. temperature rated extended coverage area/density
sprinklers (Central Model EC -25 or equivalent - Minimum
operating pressure is 22 psi) on a maximum head spacing
of 196 sq. ft. may be utilized in lieu of the R17-231
sprinkler heads for the Warehouse.
2.
Retail Sales, car stereo installation, offices, etc.:
Automatic sprinklers shall be installed below the exposed
roof deck using 165° F., brass, 1/2 or 17/32 in. upright
heads located at the roof level in accordance with NFPA
#13. Where hung ceilings are installed, sprinkler
protection shall be located beneath the ceiling using
165 F., 1/2 or 17/32 in. chrome plated, pendant heads.
The sprinklers shall be designed to provide a density of
.18 gpm/sq. ft. over 2500 sq. ft. on a maxim— spacing of
130 sq. ft. per head. Quick response sprinkler heads
shall be installed in offices, restrooms, and all other
areas designated as light hazard per NFPA #13. All

sprinkler pipe shall be installed above the finished
ceilings.
J.
In the hydraulic design, an allotment of 500 gpm4 for hose
streams shall be included in the calculations for the
warehouse. An allotment of 250 gpm for hose streams
shall be included for the Retail Sales Area.
K.
The area of sprinkler operation selected for hydraulic
calculations shall be the most hydraulically demanding
area as per Factory Mutual Standards. (Length on branch
line = 1.4 x square root of area.)
L.
Maximum waterflow velocity shall not exceed 20 fps.
M.
If roll grooved piping is used, additional pressure loss
in couplings and fittings due to reduced cross section at
grooves shall be reflected in the calculations.
N.
Hydraulics shall be plotted on a graph along with water
supply data. A safety margin or pressure cushion of at
least 10% shall be provided.
O.
Furnish hydraulic nameplate data and other signs as
required.

Provide one hose station consistingof a 1-1/2 in. capped

The ceiling sprinklers shall be controlled with an OS&Y
or butterfly valve complete with tamper switch. Meters,
detector check valves, backflow preventors, etc., shall
be furnished and installed in accordance with
requirements of the water company and/or building
officials. These devices shall be complete with the
required shut off valves.
NOTE: A state approved double detector check valve
backflow assembly will be installed outside of
the building.
R.
All piping and heads shall be coordinated regardless of
dimensions or location shown.
S.
A local waterflow alarm shall be provided on the exterior
wall in accordance with fire department and NFPA
requirements.
T.
All work is to be installed in accordance with NFPA codes
and FM specifications and requirements.
U.
All equipment furnished shall be FM approved.
V.
After completion, a hydrostatic test (200 psi for 2
hours) shall be provided.
W.
All underground pipe shall be thoroughly flushed to
remove any and all foreign material prior to connection
to the interior sprinkler piping. The flushing of the
mains shall be coordinated with the Site Contractor and
the General Contractor.
X. A Sprinkler Contractor's Material Test Certificate shall
be furnished indicating hydrostatic pressure tests and
flushing of the underground water mains.
Y. Upon completion and acceptance of the installation, an
electronic file of the "As -Built" sprinkler drawings, in
an AutoCAD 2000 compatible format, shall be furnished to
Ren Buhler Associates.
Z. The installation shall be guaranteed for workmanship and
free of leakage for a period of one year after completion
and acceptance of the system.
AA. A supply of spare sprinklers in a mounted cabinet shall
be provided in accordance with NFPA #13.
BB. Provisions shall be made to facilitate flushing system
such as by providing a flushing connection consisting of
a capped nipple 4" long at the end of a cross main.

EE. Fire department connection threads shall be compatible
with local fire department.
FF. Provide inspector's test valve and orifice at most remote
point. Extend discharge pipe to outside of building and
provide escutcheon and paint pipe to match adjacent
colors.
GG. A hydrant flow test was performed on March 24, 2004,
using hydrants on the west side of Lowes.
The results are as follows:

If required by local fire and/or water officials, water
flow test data must be adjusted to take into account
daily and seasonal pressure fluctuations. Pressure
variations due to water pumping stations, elevated
storage tank water levels, maximum peak day demand, etc.
must be taken into consideration. The sprinkler systems
shall be designed based on the minimum expected
fireflows.
Hydraulic calculations shall include friction loss and
elevation difference from test hydrants to the sprinkler
riser.
HH. Piping shall be installed in the Warehouse to provide
maximum clear height above finished floor. Locate pipe
in Warehouse above the bottom chord of steel bar joists.
II. The exposed steel columns within and enclosed by the
racks need to be protected by a 165° F., large orifice
sidewall sprinkler head from the overhead sprinkler
piping capable of discharging 30 gpm directed into the
web of the column at around the 15 ft. column elevation.
The sprinkler head and piping must be installed to
prevent mechanical damage from movement of storage
merchandise within the racks.
JJ. Sprinkler piping shall be installed concealed in all
finished areas.

RK. Sprinkler contractor shall maintain the integrity of the
rated fire walls. All openings made and around sprinkler
pipe shall be sealed by the sprinkler contractor with

of the wall penetrated or opened.
LL. Intermediate temperature rated (212° F.) sprinkler heads
shall be installed below the HVAC RTU units and ductwork
at the exposed roof deck. NOTE: All sprinklers below the
ducts, and next to diffusers in the direction of air
flow, shall be high temperature rated (286° F.) heads.
MM. Prior to painting by other trades, all sprinkler heads
located at the exposed roof deck in the area to be
painted shall be protected with a plastic covering to
prevent any paint from being applied to the sprinkler
release mechanism.
NN. After painting has been completed, and as directed by the
General Contractor, the protective coverings shall be
removed from the sprinkler heads. Any sprinkler heads
found with paint residue on the release mechanism shall
be replaced with new heads at the sole expense of the
sprinkler contractor.

A letter certifying that the protective coverings have
been removed from all the sprinkler heads and that all
head mechanisms are free of paint shall be submitted to

HEATING, VENTILATING AND AIR CONDITIONING
PART 1 -GENERAL
1.01 CONDITIONS
A. The General Conditions to Construction Agreement, Special Conditions, and
Division I are a part of this Section as if included herein.
1.02 WORK INCLUDED
A. Furnish all labor, materials, tools, transportation services, etc. necessary to
complete the installation of the heating, ventilating and air conditioning system
as described by these specifications, as indicated on the drawings or as directed
by the Project Manager.
B. Furnish and install factory built roof top air conditioning and heating equipment,
filters, exhaust and supply fans, motors, drives, unit heaters, thermostats and
control wiring (not for the energy management system). Controls, sensors and
energy management and control systems shall be furnished and installed under
DIVISION 16.
C. Furnish and install all ductwork, dampers, turning vanes, air control devices,
grilles, registers, diffusers, extractors, air balancing, etc. as specified or
indicated on the contract drawings and as required for a complete and operable
air distribution system.
D. Furnish and install all thermal and acoustic insulation, vapor barriers, hangers,
supports, equipment bases and curbs, and any necessary tools, accessories and
appliances as required to make all systems complete and efficiently operating.
E. Provide equipment start-up of all rooftop HVAC equipment and coordinate with
manufacturer for equipment performance check (EPC) as noted on the drawings.
F. Procure anda for II
p y o a permits and certificates necessary to construct and place
in operation all work to be done under this SECTION.
1.03 CODES AND STANDARDS
A. Install all work in accordance with the rules and regulations of the Standards of
Safety, adopted and approved by the Insurance Underwriters and the latest
standards recognized by ASHRAE and SMACNA and in accordance with the
applicable Building Code; latest edition. In the absence of a required code, all
work shall comply with BOCA National Mechanical Code; latest edition.
B. In case of conflict between codes and the drawing and specifications, the codes
shall govern in all cases. Notify the Project Manager of such conflicts prior to
making any changes.
1.04 EXAMINATION OF DRAWINGS AND SITE
A. The Contractor shall carefully study the Drawings and Specifications before
commencing work. The Contractor shall determine in advance the methods of
installing and connecting the apparatus, the means for placing the equipment,
and shall make himself familiar with all of the requirements of the Contract.
B. Discrepancies shall be referred to the Project Manager Owner before proceeding
with the work.
1.05 SHOP. DRAWINGS
A. Within 30 days after the award of Contract, and before any materials are
delivered to the project, submit to the Project Manager for review six (6) sets of
complete shop drawings for all equipment and accessories to be furnished as
part of the work of this SECTION. Shop drawings shall indicate, as a minimum,
the exact model, size, and capacity of each item of equipment, specific
operating characteristics, wiring and control diagrams, and special accessories
included with the equipment and shall include factory data sheets and catalog

"cuts" where available.
B. The shop drawings shall bear the stamp of approval of the Contractor as

1.06 REPORTS AND MANUALS
A. The Contractor shall furnish 4 copies of the air balance report to the Project
Manager for review prior to final inspection. The air balance report shall
conform to the standards set forth by the NEBB or AABC.
B. Provide a maintenance and operating instructions and manual in accordance
with therovisions of DIVISION 1 and SECTION 15000. Receipt of this manual
is a condition of acceptance of this work.
1.07 WARRANTY
A. Furnish a written warranty for equipment furnished as part of the work of this
SECTION indicating detailed compliance with DIVISION 1 and SECTION 15000
of these documents.
B. In addition to Contractor warranty, provide manufacturer's limited 5 year
warranty for air conditioning unit compressors, 10 year limited warranty for roof
top unit heat exchangers and 10 year pro -rated warranty on unit heater heat
exchangers.
1.08 ROOF CURBS
A. Provide all roof curbs for all mechanical equipment and devices thatenetrate
the roof deck to include roof top units, exhaust fans, supply fans, roofpmounted
heaters, gravity hoods, etc. These roof curbs shall be furnished to the General
Contractor for his installation and coordination with roofing work. This
contractor shall coordinate exact locations of roof curbs with the General
Contractor. 10)
1.09 PAINTING
A. All bare metal surfaces of hangers and supports shall have a minimum of one
coat of approved primer.
PART 2 - PRODUCTS
2.01 GENERAL
A. All equipment shall be of the capacity and type shown or scheduled on the
drawings. The equipment shall be, unless otherwise indicated, manufactured by
one of the manufacturer's designated or equal equipment approved in advance
by the Project Manager/Owner.
B. The Contractor's attention is directed to notes on the drawings that the Owner
has entered into agreements with certain manufacturers to furnish equipment
and controls. Substitutions or submissions for equals to this specific equipment
will not be allowed.
2.02 SHEET METAL WORK
A. Ductwork shall be hot dipped galvanized steel of the gauge as specified by the
latest edition of the SMACNA HVAC Duct Construction Standards, Pressure
Classification II, Seal Class C. All joints, fittings, elbows, connections and
supports, etc. shall follow the SMACNA requirements. Sheet metal gauges shall
not be lighter than minimum thickness required by applicable Mechanical Code,
latest edition.
B. Exposed ductwork in the Sales Area shall have paintable surface. Ductwork will
be painted by the General Contractor after installation.
C. Do not use splitter dampers or branch extractors.

All insulation shall meet the requirements of NFPA 90A and all applicable

C. Exposed ductwork in the Sales Area shall be internally lined only.
2.05 FLEXIBLE DUCTS
A. Flexible ductwork shall be as noted on the drawings, maximum length of 6 ft.

PART 3 - EXECUTION
3.01 INSTALLATION OF EQUIPMENT

The Heating, Ventilating and Air Conditioning Contractor (AABC or NEBB
Subcontractor as approved by the Owner) shall submit to the Project Manager
four copies of his final certified test readings with the following minimum
information:
1. The air volume at each outlet and/or each inlet for all roof top units,
heating units, supply and exhaust systems. Final air volumes shall also
be indicated on as -built drawings.
2. Static pressures at the supply outlet and return inlet for all roof top units
and heating unit. Static pressure drop across rooftop unit filters and
across cooling coils.
3. Total supply, return and outside air volume for each roof top unit and
heating unit at completion of air balance.
4. The motor RPM, Fan RPM, Motor voltage, Motor Amperage (per 0 on 30
equipTent), Motor nameplate amperage, Motor nameplate service factor,
and Motor code letter for all rooftop units and fans at completion of air

balance. Sheave and belt type and size for all belt driven fans.
5. Verification that all filters were new and clean and properly installed at
time air balance was performed. Air balance shall not be performed with
dirty or missing filters.
C. Entek will visit the store just before fixturingg. This will be scheduled by Circuit
City's Construction Manager. The CM will notify all concerned of the date.
Entek will install the NOVAR computer, put in a program, test all air conditioning
equipment, check communications loop, room sensors, operation of lighting and
field terminations. If all components are not installed, terminated and
operational, and cannot be repaired on the days of the visit, and a second visit is
required, it shall be at the contractors expense. It shall be expected that the
Mechanical Contractor will have service people on site to work with Entek to
make corrections and testing for Entek's full visit.
3.03 ACCEPTANCE
A. The system shall not be considered for acceptance until the Mechanical
Subcontractor has completed his work and demonstrated to the representative
of the Owner, proper operation of the system and strict compliance with
Specifications and Drawings, particularly in reference to the following articles of
these specifications:
1. Testing.
2. Cleaning.
3 System Balancing.
4. Instructions and operating manuals.
5. Training of operating personnel.
6. As -Built drawings.
7. Guarantee certificates.
8. Start-up and test document.
9. Equipment Performance Check (EPC) document from rooftop HVAC
equipment supplier.

PART 1 -GENERAL 04
1.01 REGULATOR AGENCIES AND UTILITIES
A. Drawings and general provisions of the contract, including general and
supplementary conditions and division one specification sections, apply to work
specified in this section.
B. Secure and pay for all fees, licenses, permits, and inspections. Coordinate with
power and communication utilities. All materials and methods shall meet all
State, County, City, and latest edition of the National Electrical Codes. The
Contractor shall completely understand all applicable codes and regulations prior
to submitting his bid.
C. Provisions Included:
1. Labor, supplies and materials.
2. Complete submittals.
3. Guarantee for one year.
4. As -built record documents.
5. Installation of all electrical equipment and connections.
6. Coordination with other trades.
7. Material protection.
8. Excavation, backfilling, cutting, patching and cleaning.
9. Provide all required independent testing.
10. No substitutions.
1.02 MATERIALS
A. All materials used in work shall be new and bear the inspection label of the
Underwriter's Laboratories, Inc.
B. Thepublished standards and requirements of the National Electrical
Manufacturers Associations, the requirements of the American National
Standard Institute, and the requirements of this Specification shall apply
Wherever applicable.
C. Provide the following:
1. Engraved equipment nameplates on all equipment.
2. All support hardware and systems for electrical work.
3. Color code all electrical materials and systems.
4. Panelboard directory identification cards shall be typed to indicate loads
served.
5. Seismically brace all equipment.
1.03 CONNECTIONS TO MECHANICAL EQUIPMENT
A. All power wiring to mechanical equipment and water heaters shall be furnished
and installed under Division 16 of the work.
B. Control and interlock wiring associated with the energy management system will
be furnished and installed as part of Division 16 work unless hereinafter
specified or indicated on the electrical drawings.
C. All motor controls, such as starters, timers, relays, etc., shall be furnished,
installed, and wired under Division 16.
D. Disconnect switches shall be furnished and installed as Division 16 work, unless
noted otherwise on drawings and as required by codes.
1.04 VISIT TO SITE
A. Each Bidder shall before submitting a proposal, visit and examine the site in
accordance with bivision 1 to satisfy himself as to materials and scope of the
new constructions, and any difficulty attending the performance of the work.

B. The submission of a proposal will be construed as evidence that such an
examination has been made. Claims made subsequent to the time of submission

1.05 PROCEDURES
A. Submit shop drawings and product data under provisions of Section 01340.
B. At all times during the construction of the building, a set of prints shall be kept
at the job site upon which all changes and deviations from the original layout are
to be recorded in accordance with the General Requirements of the
Specifications.
1. Upon completion of the installation and final acceptance, a set of prints
shall be marked up with colored pencil to include all changes or
deviations from the original Contract Drawings, and delivered to the
Project Manager as the permanent record.
C. The Contractor shall furnish to the Owner, as a part of this Contract, complete
maintenance and operating instructions for the electrical systems under
provisions of Section 00840: WARRANTY MANUAL.
D. The Contractor in accordance with Section 00840: WARRANTY MANUAL shall
present to the Owner a written warranty covering his work, including all
equipment, material, and workmanship.
1.06 CUTTING AND PATCHING
A. Unless otherwise indicated or specified all cutting and patching for electrical
work shall be performed by the electrical trades.
B. Do no more cutting than necessary Cutting of a structural member or exposed
surface or concrete block will not .e permitted without written approval of the
Project Manager.
C. Cutting necessitated by removal or revamping of existing systems shall be
included.
D. Pipe openings in floor slabs where sleeves have been omitted shall be cut with
core drill. Edges of trenches or openings in slabs shall be scribe cut with
masonry saw.
E. Where necessary to remove exterior walks, paving or lawns in areas undisturbed
by site improvement work, they shall be returned to original condition, as nearly
as possible.
F. Provide trenching and backfilling for all underground conduit. If required,
sawcut and patch existing services for trenches.
1.07 IDENTIFICATION
A. Disconnect switches, contactors, panelboards, time clocks, etc., shall be clearly
and permanently marked with engraved nameplates.
B. All identification nameplates shall be made of laminated plastic with black outer
layers and a white core. Edges shall be chamfered. Plates shall be fastened with
screws or approved adhesive.
C. All letters shall be 1/8" high, except for panelboards. Letters on panelboards
shall be minimum 3/8" high.
1.08 UTILITY SERVICES
A. Contractor shall contact telephone and power company at start of project and
confirm all requirements and points of connection.

1.01 GENERAL
Provide a complete system of wiring with all feeders and branches as shown on the
drawings. The wiring system shall be complete to each and every outlet and apparatus
shown on the drawings which require electrical connections.
B. Conductor Materials: Conductors shall be copper, 98.5% conductivity.
C. All new wire and cable shall have copper. conductors and shall have 600 volts
NEC. Type THHN/THWN insulation of minimum 3/64" thickness.
D. Wire No. 8 AWG and larger shall have stranded conductors. Wire No. 10 AWG
and smaller shall be stranded or solid conductor type.
E. No wire shall be smaller than No. 12 AWG unless otherwise specified or noted.
F. Branch circuit wiring, which supplies more than one fluorescent fixture through
the wiring of other fixtures, shall be high temperature wire approved for such
use.
G. Cable pulling compounds shall be used. It shall be type made for use with
plastic insulated wires.

1.01 GENERAL
A. Standard galvanized steel boxes shall be provided at all outlets for lights,
switches, receptacles, etc.
B. Anchor boxes securely to form work. Provide necessary protection to prevent
entry of concrete.
C. Locations of outlets shown on the drawings are relative and approximate._ Exact
locations shall be determined on the job and the outlets accurately set according
to the Architectural drawings, dimensions, building conditions, and the Project
Manager's direction. The right is reserved to change the exact location of any
switch, ceiling outlet or other outlet in any room before it is permanently
installed.
D. Box Types:

2.01 STANDARD OUTLET BOXES

location, kind of fixtures to be used, and number, size, and arrangement of
conduits connecting thereto.
B. Ceiling outlet boxes shall be 1-1/2" or 2-1/8" deep, 4" octagonal, or 4" square
when required due to number of wires. Plaster rings or device covers need not
be provided on ceiling boxes.
C. Wall outlet boxes for toggle switches and convenience outlets shall be 1-1/2" or
2-1/8" deep. Provide plaster rings for flush mounted boxes. Provide with single
device covers or two device covers where needed. Covers shall be raised type
to compensate for thickness of plaster or gypsum board wall finish.
D. Junction boxes shall be as specified for ceiling and wall outlet boxes. Provide
blank device -type cover plates on wall outlets, of same materials as specified for
device cover plates in same room or area.
E. Outlet boxes in exposed rigid conduit shall be cast ferrous alloy, galvanized.
F. Covers: Where outlet boxes are to be capped, blank cover plates shall be used.

C. Where two or more devices are shown at the same location, they shall be
arranged in gangs and covered with one plate.
2.04 MANUFACTURER
A. Wiring devices and face plates shall be Hubbell, Cooper, Bryant, General Electric,

compensated by Circuit City for any additional monies used to purchase power
poles and the Contractor shall reimburse Circuit City Stores, Inc., for any
allowance not used in the purchase of the power poles package.
C. Bidders are advised that local, state taxes and mark-up for profit and overhead
for this allowance shall be included in their base bid.
D. Profit and overhead will not be considered if the final cost is less than or greater
than the allowance.
E. Circuit City has entered into an agreement with Richmond Electric Supply Co.
for all the power poles for this store. The power poles will be purchased by the
General Contractor or his subcontractor from Richmond Electric Supply Co.,
Richmond, VA 804-353-2511.
1.02 POWER POLE ORDER FORM
A. Within 10 days from award of contract, the Contractor shall complete the form
enclosed at the end of this section and sent to Richmond Electric Co., Inc.
B. Form shall be filled out completely showing quantities.
C. Upon receipt of completed form and purchase order number, Richmond Electric
Co. will send to the Contractor two (2) sets of equipment cuts. These are the
only equipment cuts that Richmond Electric will send to the Contractor;
therefore, the Contractor shall make the necessary copies to satisfy the
requirements of Section 00840 - Warranty Manual.
1.03 ANTICIPATED START SHIP DATE
A. The Contractor shall be advised that upon receipt of purchase order number and
completed form to Richmond Electric Co., the power poles will normally take 4
weeks to reach the project site.
1.04 GENERAL
A. Refer to Legend on Sheet E5.0 for manufacturer catalog number and
descriptions.
B. The Contractor shall verify quantities before ordering any power poles.

A. The power poles shall be anodized aluminum with cross section of 2.1125" x

indicated on the drawings. Neutral bar shall be 100% rated capacity.
C. Busway connector shall be copper and be connected using tool supplied with
order.
D. Busway plug-in units shall be 20 amperes, 1 pole circuit breakers rated 120 or
277 volts as indicted. Units shall be polarized with wire color code indicated on

E. End power feed units, end caps and rod mount hangers are provided with order.

1.01 ALLOWANCE

normally take 2 weeks to reach the project site.
1.04 GENERAL
A.
Refer to Sheet E5.0 for layout of flextray system.
B.
The Contractor shall verify quantities before ordering any flextray.
1.05 FLEXTRAY
A.
Flextray is manufactured by G. S. Metals. Flextray is a welded wire, open mesh
cable tray system. Wire diameter is 0.197". Tray shall be 4" x 12" or 4" x 18"
as indicated on the drawings.
B.
Flextray shall have standard electroplated zinc galvanized finish.
C.
Flextray is UL classified and listed.
D.
All required material such as splice connectors, support hangers and
miscellaneous hardware are included as part of the flextray package.
E.
Flextray support all -thread and unistrut are not part of the package and these
items will be furnished and installed by the Electrical Contractor.
F.
All fittings such as 90°, tee and cross fitting are created in the field by the
Electrical Contractor.

DISCONNECT SWITCHES AND FUSES
PART 1 -GENERAL
1.01 GENERAL
A. . Provide disconnect devices complete with all required accessories as indicated
on the drawings and specified.
B. Verify the nameplate data of equipment to be served with the information
shown on the drawings.
C. The circuit breakers and safety switches shall be installed on walls, power
backboards, plenums, etc., as indicated by the drawings. Unless otherwise
noted they shall, in general, be installed approximately 5' above the floor.
D. Provide fuses for all new fusible equipment furnished under this division of the
Specifications.
PART 2 - PRODUCTS
2.01 SAFETY SWITCHES
A. Safety switches shall be heavy duty, horsepower rated, fusible or non -fusible as
indicated or noted on the drawings. They shall be of ampere rating and number
of poles as noted on the drawings, and of voltage rating as required for the

voltage of the circuit in which used.
B. For small loads, not larger than two horsepower or 20 amperes, disconnect
switches shall be toggle devices equal to Arrow -Hart No. 6808 and 7810.
C. Enclosures shall be NEMA 1 for indoor locations, and NEMA -3R for outdoor
locations, unless otherwise noted. Covers shall be interlocked to prevent
opening unless switch is in the "OFF" position.
D. Switches shall have a factory applied gray enamel finish.
2.02 FUSES
A. Fuses shall be dual -element, Class RK -1, Bussmann "Low Peak" or equal, except
as described below.
B. In control circuits, and in specialized equipment, protective fusing shall be as
recommended by the systems or equipment supplier.
2.03 MANUFACTURER
A. Safety Switches: General Electric, Square -D, or approved equal.
B. Individually Enclosed Circuit Breakers: General Electric, Siemens, Square -D, or
Cutler Hammer.
C. Provide engraved nameplate identifying each device.

SECTION 16450
GROUNDING
PART 1 -GENERAL
1.01 GENERAL
A. Minimum requirements for grounding shall be the 1996 National and Local
Electrical Code, Article 250. Provide additional grounding as shown on the
drawings and specified herein.
B. Unless otherwise indicated, all ground leads shall be 600 volt NEC Type
THHN/THWN.
C. All feeders and branch circuits shall be provided with ground wires.
1.02 EQUIPMENT AND SYSTEM GROUNDING
A. All electrical equipment enclosures and conductor enclosures shall be grounded.
All locknut connections to cabinets, pullboxes, junction boxes, etc., shall be
- wrenchtight, with locknut projection driven into the opposing metal surfaces.
B. A bonding jumper shall be installed inside of all flexible conduit. Jumper shall
bond from outlet box at origin of flexible conduit to outlet box or equipment at
its termination. It shall be sized according to NEC Table 250-95.
C. A grounding conductor shall be provided for each dry -type transformer to the
nearest accessible effectively grounded cold water pipe or structural steel
member. Conductor shall be sized per NEC, and run in PVC. conduit.
D. A grounding conductor shall be installed inside of all PVC conduit. This ground
conductor shall be bonded to the box and the ground conductor at each end of
the PVC conduit. It shall be green, sized per NEC.
E. A grounding conductor shall be installed inside of all EMT conduit. Bond to
boxes at each end of conduit. The grounding conductor shall be green, sized
per NEC.
F. At device boxes ground wire shall bond to the box and the device.
G. Bond all pull and junction boxes.
1.03 SERVICE GROUND
A. The service neutral shall be solidly connected to the grounding electrode and to
the incoming building water service ahead of the main cutoff valve, as indicated
on the drawings and as required by the AHJ.
B. Test:
1. The Contractor shall run a ground resistance test, and if the resistance to
ground is greater than 5 ohms, additional grounding electrodes (8' long
by 3/4" diameter copper clad ground rods) shall be installed. The test
shall not be made within five (5) days after a rain. .
2. The Contractor shall provide the Owner with, a copy of the test
procedure and results of the test.
3. The ground test shall be measured in the presence of an authorized
representative of the Project Manager. No equipment shall be operated
until ground potential is verified.

fixtures.
1.07 FLUORESCENT LIGHT FIXTURES:
A. All fixtures are shipped less lamp. Contractor shall lamp with size and wattage

local authority; Contractor shall furnish and install these items in this base bid.

SECTION 16700
FIRE ALARM SYSTEM
� PART 1 -GENERAL
1.01 STANDARDS
A. The system shall conform to the requirements set forth in specification Section
16010 as well as comply with latest adopted edition of the following:
1. NFPA 72 (A thru G as applicable)
2. Local Building Code
B. All equipment comprising the system shall be listed and labeled by Underwriter's
Laboratories.
1.02 DESCRIPTION OF WORK
A. The contractor shall supply and install complete Fire -Alarm System as described
herein and as shown on plans. All materials and labor specifications and as
required by local fire safety regulations shall be furnished whether or not
enumerated herein or shown on plans.
B. The fire alarm system shall be a complete supervised fire alarm system with
voice notification including conduit, wire, boxes, panel, smoke detectors, pull
stations, and audio (speaker)/visual alarms, sprinkler tamper and flow switches
shall be provided under Division 15 work and connected to fire alarm system.
C. If approved by the local authority, the contractor may eliminate conduits and run
approved type open wiring above suspended ceilings and within exposed bar
joists. Where wiring is run down exposed walls in the warehouse and car stereo
installation, wiring is to be installed in EMT conduit to a point 10 foot above
finished floor.
All wiring supports and installation shall conform to the National Electrical Code.
1.03 QUALITY ASSURANCE
A. Provide electrical products which have been tested, listed, and labeled by
Underwriter's Laboratories, Inc., which comply with NEMA Standard, and are
approved by Factory Mutual Research.
B. Submittals
1. Provide manufacturer's rough -in diagrams, written product specifications
and instructions for installation, operation and maintenance suitable for
inclusion in maintenance manuals.
2. Include copies of manufacturer's published product warranties.
3. Include point-to-point wiring diagrams.
4. Data sheets on each item of equipment.
5. Provide copies of installation and service certification upon completion.
6. Submit voltage drop and battery calculations.
7. Provide submittal and obtain approval of fire department. Pay all fees.
PART 2 - PRODUCTS
- 2.01 MANUFACTURER
A. Fire alarm panel, annunciator and devices shall be Notifier or Siemens.

PART 3 - EXECUTION
3.01 EXECUTION
A. The system shall be installed under the supervision of a representative of the
manufacturer. Prior to the time of final inspection, the manufacturers
representative shall check out all operating features of the Life Safety System to
determine that the system is functioning properly. Certification of installation
and operation in accordance with specifications shall be furnished in writing at
the time of final inspection.
B. The fire alarm control panel shall be mounted where shown on the drawings.
C. The term "wiring" is defined to include the providing of wire, conduit, and
miscellaneous materials as required for mounting and connection of the electrical
devices.
D. Install a complete wiring system as required for alarm system. Conceal wiring
except in warehouse and areas where other conduit and piping are exposed.
Provide multi -conductor instrument harness (Bundle) in place of single
conductors where a number of conductors can be run along a common path.
Within the control panel fasten the instrument wiring harness on the flexible
hinge side of control panel door and protect against abrasion. Tie and support
conductors neatly.
E. Number code or color code conductors appropriately and permanently for
identification and servicing of the system within the control panel. Use color
coded conductors between control panel and devices (smoke detectors,
visual/audible devices, alarm pull stations, etc.)
F. After completion of installation, adjust relays, signals, and similar equipment
provided as work of this section.
G. Final adjustment shall be performed by specially trained personnel in direct
employment of manufacturer of fire alarm system equipment.

ENERGY MANAGEMENT SYSTEM
PART 1 -GENERAL
1.01 RELATED DOCUMENTS
A. Drawings and revisions of the Contract, including General, Supplementary and
Special Conditions, applicable Division 0 Sections and Division 1 Sections apply
to this Section.
1.02 SUMMARY
A. Provide a complete system of conduits and wiring as shown on the drawings.
B. Wiring shall be continuous between devices and equipment with no splices.
C. Furnish and install all devices and equipment associated with the Energy
Management System as shown on the drawings and not limited to the following:
1. Novar Savvy Controller
2. Control Panel No, 1 (CP -1)
3. Room Temperature Sensors
4. Executive Controller Communications
5. Outdoor Temperature Sensor
6. Outdoor Light Sensor
7. Outdoor Sensor Assembly

D. Make all 480, 277, 120 and 24 volt terminations.
E. Installation of one inch high permanent black numbers on temperature sensors
to correspond to the associated RTU.
F. Coordination with Circuit City telephone installer for installation of
communications.
G.. Coordination with the Mechanical Contractor for terminating wiring within roof
top units.
H. Coordination with Entek for system download and checkout.
1.03 SUBMITTALS 1
A. Provide thorough and complete system documentation. The following
completed forms shall be filled out and turned over to Circuit City:
1. Module Address Verification
2. Load Title Verification
3. Energy Management System Test Report
- 4. Results of Phone Test Performed by Entek
5. Warranty contact personnel, with 24 hour telephone list, and service
personnel's home telephone numbers.
1.04 WARRANTY
A. Warranty all Energy Management Equipment for a period of one year from Grand
Opening Date.
B. Provide warranty labor at no charge for a period of 90 days from Grand Opening
Date.

PART 3 - EXECUTION
3.01 INSTALLATION
A. Verify all equipment and devices are installed to NOVAR CONTROLS printed
installation and hardware mounting procedures.
B. Make all wiring terminations.
3.02 CONTRACTOR-ENTEK QUALITY CONTROL
A. Be responsible for verifying specified quality and proper operation of system
components. Perform required system testing as required by Entek. This testing
and check out shall include but not be limited to:
1. Verify analog light sensor location and placement.
2. Verify area light switching pattern.
3. Verify contactor operation.
4. Verify operation of RTU's and HVAC equipment in both first and second
stage operation, and heat and cool modes.
5. Verify fire alarm interlock with NOVAR controls.
6. Establish remote communications with Circuit City maintenance.
7. Verify operation of fireman's switch
3.03 TESTING AND STARTUP
3. Entek will visit the store just before fixturing. This will be scheduled by Circuit
City's Construction Manager. The CM will notify all concerned of the date.
Entek will install the NOVAR computer, put in a program, test all air conditioning
equipment, check communications loop, room sensors, operation of lighting and
field terminations. If all components are not installed, terminated and
operational, and can not be repaired on the days of the visit, and a second visit
is required it shall be at the contractors expense. It shall be expected that the
Electrical Contractor will have service people on site to work with Entek to make
corrections and testing for Entek's full visit.

SOILS INVESTIGATION REPORT
A. SOILS INVESTIGATION REPORT:
1. The Soils Report establishes the recommendations for Earthwork
Construction and said recommendations are a part of the
Construction Contract. The Soils Report was prepared solely by
the Geotechnical Engineer and he is wholly responsible for the
content of said report(s). The Architect assumes no liability
for the content, findings and conclusions in the Soils
Report(s).
2. The attached copy of the Soils Report is included herewith by
the Architect for the Contractors ease of access and convenience
only.
3. An Original copy of the Soils Report can be obtained from the
Soils Engineer directly or reviewed at the Architect's Office.
4. Contractor shall notify the Engineer, Architect and Owner of any
discrepancy between this report and the plans prior to beginning
work. In the event of a discrepancy, the more stringent
requirement shall apply.
5. The log of borings and findings are made available in the Soils
Report for Contractor's information but are not a warranty of
sub -surface conditions.
6. Additional investigation: Contractor should visit site and
acquaint himself with the actual site conditions.
