Dear Ms. Quinn:
The. Planning Department has reviewed and approved your request for two permanent illuminated
channel letter signs for "It's My Party", located at 78-995 Highway 111, Suite 7,within Washington
Park. The approval is subject to the following Conditions:.
1. This sign permit is for two building -mounted illuminated channel letter signs. The sign
materials, location and illumination are per approved plans on file with the Planning
Department.
2. Each sign shall be limited to nineteen (19) square feet in area. The combined area for the
two signs shall not exceed forty (40) square feet in area.
3. The sign letters, sign size and location shall'.conform to the approved Sign Program for
Washington Park. (SA 2003-682).
4. A building permit shall be obtained from the Building & Safety Department prior to installation
of the signs.

1. Building Shell:
. a. Foundation Work. All earthwork required to construct the building pad, the concrete
foundations and the interior 4" concrete slab -on -grade.
b. Structure: Exterior masonry or wood frame bearing walls with interior steel columns
and a structural wood roof system.
c. Roof: Three-ply built-up roofing with batt insulation attached to the underside of roof
substrate.
d. Storefront: Anodized aluminum with '/," glass. Glass shall be tempered at specific
areas in accordance with applicable codes.
2. Doors:
a. Front Door: One set of double glass doors (6' x 8' rough opening) with aluminum
frame for each customer entry. Doors shall be provided with cylinder lock and closure.
b. Rear Door: One, 3'' 0" x 7' 0" x 1 '/d' hollow metal door with steel frame and lockset,
keyed to match front door.
C. Restroom Door: One 3' 0" x 6' 8" x 1 %11 HC door with steel frame and lockset for tate
restroom. Color as selected by Landlord.
3. Walls:
a: Interior Walls: The demising wall between the Premises and any adjoining premises
shall be constructed to the underside of the roof structure using 25 gauge, 6" metal studs or equivalent wood studs
with Landlord shall install R- I I batt insulation in each wall and shall install 518" gypsum board on the rear, front
and restroom walls, each of which shall be taped, sanded, and ready for paint. Landlord shall provide Tenant with
the 5/8" gypsum board for the side demising walls, which shall be installed by Tenant.
b. Restroom Walls: The restroom walls shall be constructed to a height of 6" above
finished ceiling. Restrooms shall be painted by Landlord'.
C. Additional Walls: Additional interior walls shall be constructed by Tenant and shall be
similar in construction to Landlord's interior walls.
4. Electrical:
a. Electrical Panel: Landlord shall provide a 200 -amp meter socket at the main service
panel with a 2" conduit extending to the 200 amp electrical sub -panel sized with 120/206 volt; 3 phase, 4 wire
system with 42 circuit spaces available located at the rear of the Premises.
b. Lighting: Lighting shallconsist of one fixture with switch in each restroom and one, 2'
x 4' four -lamp lay -in fluorescent fixture with acrylic lens diffuser (lamps not included) for approximately every 100
square feet of Floor Area. r
c. Power Outlets: Power outlets installed by Landlord shall consist of three duplex
convenience outlets on each demising wall and one ground fault duplex convenience outlet in the restrooms adjacent
to the lavatory sink. Additional power outlets requested#by Tenant, if any, shall be installed by Landlord at Tenant's
expense.
d'. Emergency Exit Signs: Emergency exit signs shall be provided in accordance with
applicable code.
5. Other: Conduit and 19" box ready to receive wire from Tenant's panel box to designated sign
locations for sign illumination. Tenant shall pull its sign wire and connect its signs at its expense.

c_ Cas: If applicable, gas shall be brought to the exterior wall of the building at single or
multiple locations along the building line. if Igas is required by Tenant, Tenant shall be responsible for bringing the
gas from the stubbed location into the Premises.
d. Telephone: A 2" telephnne conduit with pull string shall be stubbed at the rear of the
Premises adjacent to the electrical panel. A 2' x 4' plywood telephone mounting board shall be provided adjacent to
the electrical panel. Telephone lines to the Premises from the main point of service, and all telephone wiring
throughout the Premises shall be the responsibility of Tenant.
7. Fire Protection: The fire protection core system with upheads shall be installed throughout
the building shell by Landlord. Downheads and: any other modifications to the fire protection core system to
accommodate Tenant's Work shall be the responsibility of Tenant to install, and the payment for the cost of such
installation shall be by Tenant.
8. Interior Floors: Smooth,, hard troweled, 4"concrete floor ready for floor covering by Tenant.
The restroom floor shall be vinyl composition tile with rubber base. Color as selected by Landlord.
_9. Restroom: One restroom shall be located at the rear wall in an area designated by Landlord,
each provided with a toilet, a wall -hung lavatory, light fixture, mirror, toilet -paper dispenser, paper -towel dispenser
and exhaust fan.
10. HVAC: Standard HVAC system consistent with Title 24 requirements, heating and air
conditioning units, In a capacity not to exceed l ton for each 300 square feet of the Premises, or as allowed under
State of California mandated Title 24 energy calculations based upon general building use assumptions. The
equipment shall be mounted on the roof of the Premises for a "Vanilla Shell Retail" use with no partitioned areas.
"Vanilla Shell Retail" is typically defined as a non partitioned area not including any tenant specific requirements
that may affect loads and performance of the HVAC equipment. These effects may require additional tonnage
(HVAC) and/or other items not typically provided with "Vanilla Shell Retail' and would not be included as
Landlord's Work. Landlord will provide HVAC ducting return and supply grills. Additional HVAC'requirements
may result from Tenant's use or interior design or from Tenant's desire to have a greater cooling capacity within the
Premises. Additional H VAC tonnage may be purchased by Tenant at a cost of $1,000 per ton, after Tenant provides
Landlord with its Title 24 calculations and a written request for the purchase of such additional HVAC tonnage.
11. Ceiling: The finished ceiling shall be suspended 2' x 4' white grid with 2' x 4' tile at a height
of 10' 0" above finished floor. The restroom ceiling shall be 518" gypsum board on 3 518" metal or wood stud
framing, taped, sanded, and painted.
Any work in addition to items l through 1 I outlined above shall be providedby Tenant at its sole cost and
expense. Any equipment or work other than those items specifically enumerated in items 1 through T1 outlined
above, which Landlord' installs or constructs in the Premises on Tenant's behalf; shall be paid for by Tenant within
fifteen (15) days after receipt of a bill therefor. Said bill will be inclusive of Landlord's cost plus supervision,
architectural and engineering expenses. .
Section 4 Tenant's Work
All work required to complete and place the Premises in finished condition for opening of business (except
for Landlord's Work) shall be performed by Tenant at Tenant's sole cost and expense with all due diligence, which
work shall hereinafter be referred to as "Tenant's Work".

Additionally, water lines and a 2" waste water return line shall be extended inside each side demising wall from the
water and sewer termination points in the rear of the Premises toward the front of the Premises, each to a point in the
side demising walls that is approximately 18 feet from the front wall of the Premises. These water line and waste
water'lines shall be installed by Landlord at Tenant's expense. The restroom fixtures shall be complete and ready
for use upon meter installation. The Premises shall be constructed in a manner for the water service to be separately
metered. The water meter and any fees associated with the meter application to be processed by Tenant shall be at
Tenant's expense.
b. Sewer: An underground sanitary sewer line shall be installed at the rear of the Premises.
The sewer for the restroom shall be complete and ready for use. Additional taps into the sewer, other than those
dcscribed in section a. above, shall be the responsibility of the Tenant, including removal and replacement of the
concrete slab -on -grade.
