The project site is located at 48- 720 San Lucas Street within the La Quinta Country Club, development in the City of Palm Springs, California. It is our understanding that the proposed residence will be a relatively lightweight wood -frame structure supported by conventional shallow spread footings and concrete slabs on grade. The above referenced geotechnical Investigation report was previously prepared for a nearby lot Within the la Quinta Country Club. The referenced report includes recommendations pertaining to the design and construction of residential structure foundations. Based upon our review of the referenced report, it is our opinion that the structural values and remedial grading recommendations included in the referenced report are applicable for the design and construction of the proposed residential structure. All footings should.be founded upon properly compacted engineered fill soil and should have a minimum embedment depth of 12 inches measured from ,the lowest adjacent finished grade. Continuous footings should have a minimum width of I2 inches .and isolated pad footings should have a minimum width of 24 inches. Continuous footings may be designed using an allowable (net) bearing pressure of 1500 pounds per square foot (psf) and isolated pad footings may be designed using an allowable bearing pressure of 1800 psf. Allowable increases of 250 psf for each additional 1 foot in width and 250 psf for each additional 6 inches in depth may be utilized, if desired. An allowable passive pressure of 250 psf per foot of depth may be used for design purposes. An allowable coefficient of friction 0.40 may be used for dead and sustained live loads to. compute the frictional resistance of footings placed directly on compacted fill. Under seismic and wind loading conditions, the passive.pressure or the frictional resistance may be increased by one-third. The building areas should be over -excavated to a depth of at least 3 feet below existing grade or 3 feet below the bottom of the footings, whichever is deeper. The soil exposed during over -excavation should be scarified to a depth of approximately 8 inches, moisture conditioned to above optimum moisture content and compacted to at least 90 percent relative compaction. The excavated material may then be replaced as engineered fill material. Over -excavation should extend laterally a minimum of 5 feet beyond the building footprint.
